<div></div><div>The Maintenance Supervisor is responsible for maintaining this apartment community with 122 apartment homes in Baltimore, MD. The Maintenance Supervisor is responsible for all aspects of the physical maintenance of the property. This includes maximizing the value of the property with systemized operations, maintaining a first-class property with curb appeal, creating a safe environment for our residents &amp; employees, maintaining &amp; servicing all equipment and providing excellent, 24-hour maintenance service. We expect the Maintenance Supervisor to assist in overseeing the physical assets, general maintenance repairs, apartment make-readies, preventative maintenance and construction or rehabilitation projects while being consistent with the goals &amp; objectives of the company. In addition, this individual is responsible for enforcing staff compliance with company policies and procedures to all of the maintenance team. This individual works in conjunction with the property management team to ensure the highest standards of property maintenance and resident satisfaction.</div>
<div></div><div>As a Maintenance Supervisor (MS), your primary responsibilities include:</div>
<ul><li>Overseeing all aspects of physical maintenance operations at the property</li>
<li>Supervising and leading the maintenance team while enforcing company policies and procedures</li>
<li>Recognizing potential problems and taking appropriate action</li>
<li>Performing duties such as installing, troubleshooting, repairing and maintaining facility equipment</li>
<li>Assigning and completing work orders in a timely manner</li>
<li>Managing apartment make-readies and turn-over processes to ensure units are rent-ready</li>
<li>Conducting preventative maintenance programs to protect property assets</li>
<li>Overseeing construction or rehabilitation projects as needed</li>
<li>Handling resident complaints/problems with professionalism and urgency</li>
<li>Maintaining first-class property appearance with excellent curb appeal</li>
<li>Ensuring all equipment is properly maintained and serviced</li>
<li>Providing 24-hour emergency maintenance service and on-call availability</li>
<li>Operating within OSHA standards and company safety policies</li>
<li>Securing the maintenance shop at all times</li>
<li>Managing maintenance budget and inventory control</li>
<li>Training and developing maintenance staff</li>
</ul><div><b>What You Bring to Us:</b></div>
<ul><li>3-5 years of maintenance experience with at least 1-2 years in a supervisory role preferred</li>
<li>Strong proficiency in HVAC, plumbing, electrical and appliance repair</li>
<li>Knowledge of construction, renovation and project management</li>
<li>Leadership skills with ability to supervise, train and motivate maintenance team</li>
<li>Understanding of OSHA standards and safety regulations</li>
<li>Strong organizational and time management skills</li>
<li>Availability for emergency situations at the property, including an on-call rotation</li>
<li>Personal, reliable transportation to get to work and respond to on-call emergencies</li>
<li>Excellent communication skills both written and verbal</li>
<li>Basic computer skills and comfort using various software, apps and computer programs</li>
<li>Ability to read and interpret blueprints, schematics and technical manuals</li>
<li>Valid driver's license and clean driving record</li>
