Assists the Service Manager with the direction of technicians and vendors. Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.</p></div></div><div><div><h2 class="jobSectionHeader"><b>
Job Duties:</b></h2></div><div><ul><li>
Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.</li><li>
Assists in the coaching and development of maintenance associates.</li><li>
Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.</li><li>
Ensures community common areas and grounds are maintained according to company standards; conducts property quality inspections, identifies and resolves any hazards.</li><li>
Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.</li><li>
Performs service requests, unit turns, and preventative maintenance work throughout the community.</li><li>
Assists in the repair and renovation of apartments, providing direction to technicians, porters, and vendors.</li></ul><p><b>
Variances in responsibilities may exist by community type:</b></p><p>
Smaller Communities:</p><ul><li>
Responsibilities will include completing both maintenance service requests and turnover of apartments. May work alone.</li></ul><p>
Larger Communities:</p><ul><li>
May work on a team that completes maintenance service requests or turnover of apartments.</li></ul></div></div><div><div><h2 class="jobSectionHeader"><b>
Minimum Qualifications / Other Expectations:</b></h2></div><div><ul><li>
High school diploma.</li><li>
Three to five years of general maintenance experience; Expertise in plumbing, electrical, HVAC, appliance repair, and apartment turnover preferred.</li><li>
EPA 608 Certification.</li><li>
Valid California driver&rsquo;s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company&rsquo;s MVR policy, and is part of the essential duties of this position.)</li><li>
Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability is a plus.</li><li>
On call as needed for after-hours emergencies; Schedule may require work on weekends, holidays, and evenings.</li><li>
Regular, consistent, and timely attendance required.</li><li>
Ability to move in and out of a variety of positions, which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.</li><li>
Ability to push and pull up to 118 pounds of force.</li><li>
Ability to lift below the waist up to 77 pounds and above the waist 45 lbs.</li><li>
Must complete and pass pulmonary exam and respirator fit test.</li></ul></div></div></div><p><b><br>

Base Pay Start Rate: $35.00</p><p></p><p><br>
