</div><div><b>SUMMARY OF THE POSITION:</b></div><div>
This position performs a wide variety of maintenance duties including preventative, emergency, cosmetic and routine maintenance and regular inspections. Nature of work requires emphasis on safe work practices, sustained physical effort, trouble shooting, problem solving, attention to detail, customer service and time management.</div><br>

Responsibilities:
<ul><li>Schedules and responds to work orders, including following up with residents and management as needed.</li><li>
Insures preventative maintenance scheduling and performance is up to date.</li><li>
Cosmetic and routine maintenance throughout the community.</li><li>
Unit turnovers and preparations for new move-ins conducted and meets deadlines.</li><li>
Conducts Move in and Move out inspections.</li><li>
Conducts quarterly inspections together with PM.</li><li>
Performs plumbing, electrical, mechanical, carpentry and masonry repairs and troubleshooting as needed.</li><li>
Coordinates, schedules and oversees vendor work, as necessary with Property Manager.</li><li>
Be on-call for off-shift and weekend emergency maintenance coverage as scheduled.</li></ul>
Qualifications:<br>
<div></div><ul><li>
Candidate must be able to function in an on-call capacity and have reliable transportation.</li><li>
Basic mathematical and computer skills with fluency in English. Bilingual a plus.</li><li>
Very good use of time management skills.</li><li>
Minimum 2 years&rsquo; experience performing the above maintenance tasks in an apartment development or comparable position.</li><li>
Knowledge in REAC and other regulatory inspections is a plus.</li></ul><div>
Pay Range: $21.00/Hr. - $26.00/Hr.</div>

Our ideal Leasing Agent has exceptional interpersonal and communication skills and is passionate about working in a Historic National Park, an oasis for wildlife, plants and people. You are smart, confident and committed to excellent customer service. As a team member, under the direction of the General Manager, you lease units and guide residents through the Presidio housing experience. Good judgment and discretion in dealing with residents, vendors, and co-workers a must.</div>
Responsibilities:
<ul><li>General Duties</li><li><ul><li>
Maintains superb relationships with residents and clients and adheres to Fair Housing and Equal Housing Opportunity requirements.</li><li>
Familiarization with the Presidio Residences&rsquo; housing portfolio.</li><li>
Familiarization with the Presidio Residences housing programs.
</li><li>Tour available housing units.
</li><li>Schedule and organize move-ins and prepare lease agreements and other related paperwork.</li><li>
Prepares daily, weekly, and monthly reports as assigned.</li><li>
Assists co-workers with all aspects of running a leasing office.</li><li>
Ensure that residents are in compliance with their lease, rules, and regulations.</li><li>
Report any areas or property that need attention to the proper departments such as the work order desk, janitorial, etc.
</li><li>Any additional administrative, compliance, marketing and/or lease-up duties not detailed above that may be requested by the Property Manager and/or Regional Manager.</li></ul></li></ul><ul><li>
Administration and Compliance</li><li><ul><li>
Ensures consistent application of the Resident Selection Policy.</li><li>
Complies with new policies and forms including leases and addenda.
</li><li>Exercises common sense, good judgment and consistency in day-to-day contact with Applicants and clients and in other business-related matters.</li><li>
Processes, completes and maintains accurate resident files at move-in within established regulatory guidelines.</li><li>
Attends training and seminars to keep up to date on trends and changing conditions, as requested and/or required by the Regional Manager.</li><li>
Communicates all problems to Regional Manager for assistance in resolution.</li></ul></li><li>
Marketing and Lease Up</li><li><ul><li>
Maintains high level of occupancy for the property.</li><li>
Markets units in accordance with an approved marketing plan which considers all federal, state, local and regulatory requirements.</li><li>
Maintains and updates Waiting List in accordance with the Presidio Residences&rsquo; policy and procedures in addition to all applicable federal, state, local, and regulatory requirements.</li><li>
Reviews all completed rental applications and leases for accuracy and completeness, and for conformance to The Presidio Residences&rsquo; Resident Selection Policy.</li><li>
Shows units and conducts tours of the property with prospective residents.</li><li>
Obtains appropriate documentation, completes certifications, and collects deposits and rents in accordance with program policies and procedures.
</li><li>Prepares regular market surveys, as requested.

Demonstrated knowledge on Microsoft Office programs such as WORD, EXCEL, and OUTLOOK are essential. Yardi Voyager and RentCafe software knowledge a plus.</li></ul><h4 class="jobSectionHeader"><b>
Physical Environment/ Requirements</b></h4><ul><li>
This position deals with outside personnel such as residents and clients on a regular basis with contact in various forms such as in person phone and email.
</li><li>The location of the position changes frequently from indoors to outdoors as site visits are necessary. However, extreme environmental conditions do not exist.
</li><li>It is necessary to adapt to a frequently changing environment.</li><li>
Sitting and standing is as needed.
</li><li>It is necessary for the position to travel independently by company vehicle or by walking to property locations on a regular basis.</li></ul>
