Reports To: </b>Division Manager</div><div><b>

Position Summary</b></div><div>
The Facility Manager shall work under direction of the Division Manager and is responsible for assisting in the oversight of the performance, operation, and supervision of technical maintenance staff including, but not limited to electricians, plumbers, HVAC, and general maintenance technicians. This individual will maintain a high level of professionalism in addressing internal and external issues including response to and resolution of any client requests or concerns.</div><div></div><div><b><br>
Essential Functions:</b></div><div><ul><li>
Assist Division Manager in administrative matters including budget preparation, monthly reports, invoice payment, scheduling. and personnel matters</li><li>
Plan and maintain the strategy for workload analysis</li><li>
Lead team meetings, set agendas, through follow up of action items</li><li>
Schedule, assign and supervise activities of maintenance personnel</li><li>
Ensure that all policies and procedures and followed according to contract</li><li>
Assist and advise employees in resolving problems as non-routine situations arise</li><li>
Inspect work upon completion of assigned tasks</li><li>
Supervise activities of outside contractors; ensuring quality of work performed to established project specifications</li><li>
Estimate costs or repairs and improvements for facility</li><li>
Supervise or participate in maintenance and repairs of facility and equipment</li><li>
Respond to and coordinate on-call emergencies, if necessary</li><li>
Order parts and supplies for equipment and systems as needed</li><li>
Train employees in safety and other required operational issues</li><li>
Work closely with administrative staff of facility addressing all concerns that arise</li><li>
Monitor and control material and equipment inventories</li></ul></div><div><b>
Other Functions:</b></div><div><ul><li>
Seek new and improved methods, policies, and procedures for enhancing the effectiveness of the facility</li><li>
Assist Division Manager in other tasks deemed necessary</li><li>
Ensure work orders and preventive maintenance tasks are performed in a timely and professional manner</li><li>
Follow up with client on activities or issues which may affect facility operations</li><li>
Schedule and coordinate facility inspections</li><li>
Manage other duties as assigned and as necessary</li></ul></div><div><b>

Technical Skills:</b></div><div><ul><li>
Proficiency with the work order process. CMMS (Computerized Maintenance Management System) experience a strong plus</li><li>
Proficiency in Microsoft Office products including Word, Excel, PowerPoint, and Outlook</li></ul></div><div><b>
Knowledge, Skills, Abilities:</b></div><div><b>
Required</b></div><div><ul><li>
7-10 years&rsquo; experience in Property and/or Facilities Maintenance</li><li>
Comprehensive knowledge of maintenance processes</li><li>
Associate Degree in an engineering discipline or equivalent work experience</li></ul></div><div><b>
Preferred</b></div><div><ul><li>
State issued license in Electrical, Plumbing, HVAC, or other relevant trade</li><li>
Managerial experience preferred</li><li>
1-2 years&rsquo; experience of Small Project Management preferred</li></ul></div><div><b>
Position Type / Expected Hours of Work</b></div><p>
This is a full-time, exempt position with normal working hours Monday through Friday, working 40 hours per week. However, as business needs become necessary, after-hours, holidays, or weekends may be required.</p><div><b>
Travel</b></div><p>
This position requires occasional travel.</p><div><b>
Supervisory Responsibilities</b></div><p>
Approve employee timesheets and expense reports, hiring of new personnel; ensure compliance with disciplinary procedures, fairly and justly discipline; develop and motivate staff in order to provide optimum service; take individual initiative in organizing and prioritizing work; maintaining an effective working relationship with personnel in all departments; manages other duties as assigned.</p><div><b>
Work Environment</b></div><p>
Work is performed both indoors and outdoors with exposure to various weather conditions. Must be able to work in hazardous conditions while maintaining safety standards, work outdoors in adverse weather conditions, industrial settings, and construction sites, and work in loud environments and temperature extremes.</p><div><b>

Essential functions of this position require: manual dexterity, large motor skills, ability to communicate, lifting, kneeling, squatting, standing, walking, climbing (including but not limited to ladders), crawling, stooping, turning/twisting, balancing, reaching with varying frequencies.</p><p>
Heavy work: Occasional lifting and carrying objects up to 75 pounds, Frequent lifting and carrying, pushing, or pulling objects weighing up to 50 pounds; and/or continuous lifting, carrying, pushing, or pulling 10-20 pounds.</p><p>
Mental Application: Utilizes memory for details, verbal instructions, critical thinking, adaptability, and creative problem-solving skills are important.</p><p>
The employee is regularly required to talk or listen effectively.</p><div><b>
