 Position Overview
 
 
 
 Reporting to senior management, the Director, Head of Multifamily Operations will provide strategic leadership to achieve and maintain excellence across the residential portfolio. By integrating the division&rsquo;s initiatives and programs within the organization&rsquo;s overall strategic plan, this individual will lead a best-in-class process in managing internal &amp; external stakeholder relationships to execute leasing strategies, capital improvement plans, along with operational efficiencies to drive sales, profitability and ultimately tenant/resident satisfaction and retention.
 
 
 
 
 
 
 
 Key Responsibilities
 
 
 
 <ul>
 <li>
 Oversee the leasing, marketing, and operations of the organization&rsquo;s residential portfolio.
 </li>
 <li>
 Develop best-in-class operational plans, policies, and procedures and provides leadership and direction to ensure the long-term impact, sustainability, and future growth of the residential division.
 </li>
 <li>
 Set, oversee, and review both quarterly and annual division operating goals to ensure consistency with long-term company strategic goals.
 </li>
 <li>
 Stay abreast of residential/multifamily market conditions and trends and provide company leadership with informative asset/portfolio performance reports, as necessary, in order to ensure succession integration of residential strategy.
 </li>
 <li>
 Manage and direct internal team (as well as all 3rd party operations partners, if applicable) in order to meet/exceed asset/portfolio business plans.
 </li>
 <li>
 Collaborate with internal company departments/staff to review and analyze financial statements, operating/capital budgets, and other pertinent analysis to make strategic decisions.
 </li>
 <li>
 Maintain hands on oversight of 3rd party property/project operations teams (where necessary).
 </li>
 <li>
 Provide leadership and guidance to property management team/staff to ensure property goals and key performance indicators are met.
 </li>
 <li>
 Review and approve annual operating budgets/forecasts and marketing plans. Interpret, prepare, and convey all operational and financial data to senior leadership team.
 </li>
 <li>
 Ensure that staff have the skills needed to provide high-quality services to residents and that they also receive regular training and growth opportunities.
 </li>
 <li>
 Provide company senior leadership with innovative insights into new, residential programs and continuous improvement of existing programs to enhance the division&rsquo;s strategic and competitive advantage.
 </li>
 <li>
 Ensure the highest quality of services are delivered to residents while continually evolving programs to meet changing needs.
 </li>
 <li>
 Proactively travel/visit portfolio assets, on a monthly basis, to examine, discuss, and resolve issues regarding occupancy, marketing, maintenance, curb appeal, accounting, staffing, and/or other issues, as necessary.
 </li>
 <li>
 Maintains a working knowledge of company policies, applicable local, state, and Federal laws and regulations, affordable housing programs, and other applicable policies and procedures. Ensures compliance.
 </li>

 Key Qualifications
 
 
 
 <ul>
 <li>
 Undergraduate degree. Minimum of 7-10 years of residential operations experience within sophisticated, residential management companies and/or diversified commercial real estate investment/development firms.
 </li>
 <li>
 Prior exposure to overseeing the successful execution of
 
 lease up
 
 and
 
 stabilized
 
 multifamily assets/projects.
 </li>
 <li>
 Proven managerial experience having overseen/led multiple teams/staff and properties.
 </li>
 <li>
 Ability to mentor, train, and develop staff/team members while promoting a positive environment centered around professional growth.
 </li>
 <li>
 Strong financial acumen with the ability to interpret/communicate strategic planning/budgeting reports, data, and metrics with internal/external team/partners.
 </li>
 <li>
 Excellent problem-solving orientation and the ability to identify and execute strategic solutions.
 </li>
 <li>
 Excellent communication skills, both oral and written, with the ability to interact with a variety of people and experience levels.
 </li>
 <li>
 Very strong project/time management skills &ndash; ability to juggle a diverse workload.
 </li>
