The Lead Maintenance Technician will work closely with the Maintenance Supervisor, while assuming some of the Supervisor&rsquo;s duties in his or her absence, assist the Maintenance Supervisor in maintaining the physical integrity of the community, assist with the supervision of maintenance staff, help in assigning and distributing work orders, work closely with vendors to ensure quality of work, assist technicians with issues that may arise while performing their duties while ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Lead Maintenance Technician will carry out assigned duties in a safe manner and in addition to the duties described herein, will perform other duties as requested by the Maintenance Supervisor and Facility Director. The Lead Maintenance Technician must provide exceptional customer service while assessing and repairing the property.</div>
Responsibilities:
<div>
1. Computer skills required.
<br>
2. Supervise maintenance technicians in the absence of the Facility Director.<br>
3. Knowledgeable of pertinent laws and applicable regulations including, but not limited to EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.
<br>
4. Be aware of the condition throughout the property and immediately initiate action to correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes and broken/burned out exterior lights.
<br>
5. Be aware of all utility meter cut-offs, fixture cut-offs, and sewer clean-outs.
<br>
6. Perform basic and advanced HVAC repairs to residential heating and cooling systems. Repairs and maintenance include items such as completing preventive maintenance checks and services, troubleshooting systems to identify problems, repair / replace faulty internal parts, pull vacuums and charge units, repair / replace entire HVAC systems<br>
7. Perform basic electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc. and light plumbing work, such as clearing stoppages, replacing fittings, etc.<br>
8. Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors, as well as exterior and interior painting.<br>
9. Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, draperies, lock</div><div>
10. Assist in custodial and grounds work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.<br>
11. Responds to work orders and resident concerns in a timely and professional manner.<br>
12. Assist make-ready staff as required and directed by the Maintenance Supervisor to meet deadlines.

13. Complete accurate records regarding preventive maintenance, and work orders.
<br>
14. Report any maintenance or resident related concerns to manager and/or supervisor in a timely manner.<br>
15. Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance as needed. Make sure storage areas and entrances are locked and adequate lighting in those areas is maintained.<br>
16. Attend and participate in training seminars as requested. Be aware and operate within OSHA (Occupational Safety and Health Act) standards and company safety policies and procedures at all times.<br>
17. Ensure effective, timely and professional interactions with residents, contractors and property management team on all maintenance services provided.<br>
18. Must be knowledgeable of inventory levels of spare parts and supplies and inform Maintenance Supervisor of shortages.<br>

Qualifications:

Required Experience:</b></div><div>
1. HVAC certification preferred

2. One year of Supervisor experience.<br>
3. Preferred three years&rsquo; experience or training in the following areas: carpentry, light plumbing work, light electrical work, painting, refurbishing and cleaning, air-conditioning.

4. Proven knowledge and application of codes, laws, and regulations.<br>
5. Must be able to pass background investigation and drug test screening.<br>

<b>Working Conditions:</b></div><div>
1. Must be able to work 40 hours per week to include evenings, weekends and holidays if required for emergency, on-call or scheduled shifts. Overtime hours may be required.<br>

Lead Maintenance Tech

The Community Manager has full on-site day-to-day responsibility for all property (community) management activities/functions and ensures that a property or properties under his/her control are maintained at all times in good physical condition and with a stable fiscal operation, providing residents a clean and well-maintained community.</div><div></div><div><br>
The Community Manager is responsible for management, coordination and overseeing of all phases of the operation of a property, including (but not limited to): providing leadership and direction to all staff at the property, budget preparation and control, general administration, property maintenance (exterior and interior), unit leasing and collections, all financial and administrative reporting concerning the property, staff and residents, resident relations, and control of the financial resources and assets of the property.</div>
Responsibilities:

1. Responsible for the management, direction, training and safety of all employees assigned to the property or properties under his/her control. Must have ability to assess critical or emergency situations, make calm and sound business judgments&rsquo; and respond to situations when management support is not immediately available.</div><div>
2. Responsible for hiring (for open positions approved by the Regional Property Manager), training, completing and conducting performance evaluations for all staff at the property, recommending salary increases, and when required counseling, disciplining and terminating employees under his/her direct control in accordance with company policy.</div><div>
3. Establish schedules and assign staff for office work as well as routine and emergency work. Approve and schedule paid and unpaid time off requests from staff.</div><div>
4. Train staff in safe operating procedures, and accurately report all accidents and emergency situations to appropriate personnel.</div><div>
5. Creates, designs and executes marketing campaigns for leasing of rental units, including promotion, tours of property and rental units. Prepares, processes, modifies and signs lease agreements and related forms. Maintains knowledge of competition and market conditions effecting leasing and operations and makes adjustments to the business and marketing models to ensure the Company remains competitive and in compliance with applicable federal and state laws.</div><div>
6. Ensures all residents living in community meet compliance and eligibility requirements as established by the appropriate local, state and/or federal agencies. Address any non-compliant issues swiftly and appropriately.</div><div>
7. Assist in preparation and implementation the annual budget and maintain accurate financial records for the property, including payroll records, daily bank deposits and control of the cash accounts at the property. Maintain vacancy information reports as required by corporate, investors and monitoring agencies.</div><div>
8. Supervise any outside contractors working on the property. Perform physical needs assessment, negotiate contracts with vendors, and ensure work is completed by the agreed upon deadline.</div><div>
9. Participate in and direct office and maintenance staff regarding all move in/out and agency inspections and inspection processes.</div><div>
10. Meet and work with residents, resident organizations and resident services providers to address issues, make improvements, and maintain positive relations.</div><div>
11. Comply with all Company Accounting and Operations directives, policies and procedures.</div><div>
12. Continually inspect property recording deficiencies, making improvements and taking any required actions according to Company guidelines.</div><div>
13. Obtain all certifications or licenses that are required by the company, state or agencies within first year of employment. Remain current on and compliant with all laws and policies effecting the leasing of the property and all required certifications.</div><div>
