NRP Investments LLC is currently seeking a Project Superintendent.
Under the direction of the Project Manager of Construction, the Superintendent is directly responsible for coordinating and supervising all on-site activities for the construction of residential complexes in accordance with project documents, safety and scheduling commitments.
Essential Functions Statement(s):<ul><li>
Organize sequencing of field operations, staging of materials and satellite office.</li><li>
Prepare project updates, documentation and related administrative duties.</li><li>
Solve problems, prioritize and multi-task while maintaining excellent communication and organizational skills at all times.
</li><li>Implement quality assurance and control procedures. Ensure the work performed complies with all requirements of the contract documents and specifications.</li><li>
Supervise on-site construction activities to ensure project is constructed in accordance with design and project commitments while maintaining professionalism, integrity and ethical conduct at all times.</li><li>
Represent the company during the execution of work to all project related parties, including subcontractors, consultants, owners, vendors, and municipal agencies as required.</li></ul> 
The Key Responsibilities of the Project Superintendent include the following:<ul><li>
Assist project management with obtaining all necessary permits for construction related purposes.
</li><li>Work with municipalities and utility providers for service installation and inspection.</li><li>
Conduct preconstruction meetings and project subcontractor and safety meetings.</li><li>
Review scope-of-work, project specifications and drawing details; provide technical assistance and direction as required.</li><li>
Ensure safety protocols are followed as defined by the company safety program and in accordance with all applicable codes and regulations.</li><li>
Enforce that all on-site personnel comply with project procedures, requirement standards and quality assurance procedures.</li><li>
Coordinate deliveries and material staging to maintain a safe and clean work environment.</li><li>
Inform project management sequence of construction and scheduling developments.</li><li>
Ensure work performed on the project complies with all requirements of the contract documents, specifications and building code standards.</li><li>
Approve and process monthly subcontractor and vender payment applications.
</li><li>Report to the project manager and act as an adviser on all job-related problems and issues.</li><li>
Complete accurate job and progress reports and other related project documentation.</li><li>
Exercise control of the construction process in order to meet project commitments and turn dates from project inception through completion and Certificate of Occupancy.
</li></ul>Physical requirements:<ul><li>
Duties will require the physical ability to climb permanent and temporary stairs.</li><li>
Upon occasion, inspection of work may require the ability to climb ladders and negotiate work areas under construction.
</li><li>Condition of work will require walking, traversing through adverse soil conditions and various grade elevations.</li><li>
Position may require minimal manual labor and must be able to lift or move up to 60lbs</li></ul>
SKILLS &amp; ABILITIES
Education: Bachelor&rsquo;s degree in Construction or Civil related field (Ex: Civil Engineering, Construction Management, Construction Engineering Technology) preferred or equivalent relevant experience 
Experience: Minimum of 5 years of experience managing the construction of multi-family projects with stable employment history and proven track record. Knowledge of site work, utility infrastructure, structural building, mechanical and interior finishes required. 
Technical Skills:

POSITION SUMMARY
Under the direction of the Project Executive or VP of Construction, the Construction Project Manager is responsible for overall project planning, buyout scheduling, budget management, contract negotiations, subcontractor selection, and project accounting. Provides technical direction and ensures compliance with quality standards.
<ul><li>Charting out the project objectives and plans, setting performance requirements, and selecting project participants.</li><li>
Bringing about optimum utilization of resources- labor, materials and equipment, and ensuring their procurement at most cost-effective terms.</li><li>

ESSENTIAL FUNCTIONS STATEMENTS
Budget<ul><li>
Perform detailed review of contract documents to ensure cost effective building practices and constructability.</li><li>
Prepare scopes of work and assist estimating with soliciting bids for the project. Review and qualify the bids and consult with Senior Management before award of subcontracts.</li><li>
Assist in generating and reviewing project budget in preconstruction.</li><li>
Assist in generating assumption and qualifications statements.</li><li>
Establish and maintain buyout schedule.</li><li>
Make best efforts to contract with MBE/FBE trade and supplies and track/report as required by contract.</li><li>
Negotiate pricing and terms with subcontractors and suppliers.</li><li>
Responsible for the generation of all contracts and purchase orders within appropriate timeframe to allow work to begin within schedule constraints.
</li><li>Advise unsuccessful bidders once a subcontract is awarded.</li><li>
Responsible to review, understand, and execute provisions contained within Owner Contract Documents for the lifecycle of the project.
</li><li>Maintain strict adherence to the budget, based on the monthly forecast.</li><li>
Maintain and update the project budget weekly and have an updated version ready for monthly reviews. Provide accurate and timely cost projections based on current information.
</li><li>Investigate cost savings methods, materials and procedures.
</li><li>Responsible to identify and track cost issues and changes contained within revised plans, specifications, and RFI&rsquo;s to ensure projections are accounted for in the budget.</li><li>
Maintain a record of field work orders and change orders and their impact upon job cost and the construction schedule.</li><li>
Advise project team of any potential impacts to project budget.</li><li>
Identify, track and ensure subcontractor back charges are documented in writing with subcontractors and closed via change order or other negotiated resolution.
</li><li>Review Invoices for accuracy, approve, and monitor the progress of approvals to assure timely payment of vendor invoices and subcontractor draws.</li><li>
Generate monthly draw package and verify all cost are captured from subcontractors within deadlines established to ensure timely funding for monthly draw.</li><li>
Interact with subcontractors and suppliers to resolve contractual disputes. Negotiate change orders with subcontractors and suppliers.</li><li>
Ensure the accuracy of the budget and final project cost at closeout.</li><li>
Obtain refunds for any deposits made during construction.</li><li>
Obtain the release of any bonds posted during construction by NRP or any subcontractor.</li></ul>
Quality<ul><li>
Ensure quality issues are documented and addressed in writing with subcontractors.</li><li>
Maintain strict adherence to the quality standards.</li><li>
Create project specific contract specifications and scopes of work.</li><li>
Perform periodic site visits to ensure compliance will construction documents, commitments, and timeline.</li><li>
Ensure third party consultants and design team provide appropriate site inspections and report compliance with project documents.
</li><li>Review testing reports and ensure appropriate threshold inspections are documented for compliance with AHJ and project documents.</li><li>
Responsible to review reports and document closure to any issues identified by consultants or inspectors.</li><li>
Identify and ensure all warranty documents are obtained and conform to various contract requirements and project specifications.</li></ul>
Schedule<ul><li>
Coordinate with the Operations Manager, Project Superintendent and Scheduling Department to prepare a project construction schedule and submit to Senior Management for approval.</li><li>
Verify schedule assumptions during scope reviews with subcontractors.</li><li>
Clearly document schedule requirements within subcontracts and purchase orders.</li><li>
Review and update construction schedule with Project Superintendent and Scheduling Department weekly.
</li><li>Identify and report schedule impacts/challenges that have the potential to delay the project to senior management and report appropriately in weekly and monthly meetings with internal and external parties.
</li><li>Ensure schedule delays are documented and addressed in writing with subcontractors.</li><li>
Monitor the process to obtain certificates of occupancy within project timeline.</li><li>
Ensure building turn schedules are accurately reported within company systems and per owner contract provisions. Update turn schedule as required.</li><li>
Responsible for accurately tracking weather delays with superintendent and generate substantial completion change requests per Owner Contract requirements.</li></ul>
Safety<ul><li>
Maintain strict adherence to the safety standards.</li><li>
Evaluate project for possible hazards and risks.
</li><li>Coordinate with NRP Safety Department to ensure all required subcontractor safety documentation is submitted and approved.</li><li>
Coordinate preconstruction safety meetings with NRP Safety Department and subcontractors before work begins.</li><li>
Assist in resolving safety conflicts/violations when required.
</li></ul>Management<ul><li>
Advise unsuccessful bidders once a subcontract is awarded.</li><li>
Assist in obtaining information required for the loan closing.</li><li>
Identify the elements of project design and construction likely to give rise to disputes and claims.</li><li>
Ensure revised plans and specifications are provided to the Project Superintendent, field, and to all subcontractors.</li><li>
Procure, receive, track, review, distribute, and seek approval of shop drawings, submittals, and RFIs.
</li><li>Maintain the submittal log showing items submitted, date submitted, date approved, and date returned to subcontractor. Expedite the approval process as to not delay job progress.</li><li>
Work with the Project Superintendent in anticipating and avoiding problems that may affect the construction project.</li><li>
Prepare and manage documents for meetings associated with the project.</li><li>
Communicate with the Project Superintendent daily regarding problems that may arise.</li><li>
Facilitate and/or attend periodic team meetings as required. Meetings to include design team, project owner&rsquo;s representative, construction staff, bank&rsquo;s inspector, city or state agencies. Generate meeting minutes for meetings facilitated by NRP.
</li><li>Serve as a key link with the clients and review the deliverable prepared by the team before passing onto client.</li><li>
Obtain, assemble, distribute and file all as-built drawings, warranties, certificates of occupancy, and final lien releases for the project.</li><li>
Obtain, organize and file all documents needed for owner&rsquo;s close out manual.
</li><li>Ensure that all subcontracts and proper certificates of insurance are executed and filed prior to commencement of work by any subcontractor.</li><li>
Ensure that all performance and payment bonds or letters of credit, if required, have been filed or received.</li><li>
Ensure all performance and payment bonds are released as required.</li><li>
Prepare and distribute monthly owner&rsquo;s reports.</li></ul>

NRP is seeking a reliable and skilled Maintenance Technician to join our team at Reserve at Saratoga Springs, in Saratoga Springs, NY. This role is responsible for maintaining the overall condition, safety, and appearance of the community while providing timely, high‑quality service to residents.
Key Responsibilities<ul><li>
Perform preventive maintenance, repairs, inspections, and janitorial services as assigned</li><li>
Complete apartment turns, refurbishments, and renovations according to company standards</li><li>

The Estimator organizes estimating activities of specific projects as they relate to estimating and preconstruction activities. This candidate MUST HAVE MULTI-FAMILY EXPERIENCE. The Estimator prepares accurate and well-crafted bids/proposals that result in awarded contracts that are profitable and maintain the quality expected from the NRP Group. The Estimator is also a key person in developing and nurturing relationships with our vendors and clients. POSITION SUMMARY
Under the direction of the Project Superintendent, the Assistant Superintendent is directly responsible for coordinating and supervising the assigned on-site construction activities in accordance with project documents, safety and schedule.
ESSENTIAL FUNCTIONS STATEMENTS
Schedule<ul><li>
Manage daily production schedules and maintain documentation, field notes, punch-lists, hot list, lessons learned, etc.</li><li>
Assists with the scheduling and coordination of subcontractors and materials.</li><li>
As directed, assist the Project Superintendent in maintaining &amp; updating schedule documents, scheduling inspections, subcontractors, etc.</li><li>
Schedule specifically assigned trades/subs (with oversight from Project Superintendent).</li></ul>
Quality<ul><li>
Supervise specifically assigned construction activities to ensure project is constructed in accordance with design and project commitments while maintaining professionalism, integrity and ethical conduct at all times.</li><li>
Perform frequent and ongoing review of all plans, contract scopes, submittals, RFIs, etc.</li><li>
Take sole ownership and responsibility for your specific assigned duties and ensure quality control. Solely responsible for the quality of your work.</li></ul>
Safety<ul><li>
Enforce safety, clean-up and risk management.</li><li>
Assures OSHA, and all other related safety code compliance.</li><li>
Reports any accidents to the main office immediately and prepares an accident report.</li><li>
Inspects site for safety hazards and notify subcontractors or appropriate authority of violations.</li></ul>
Budget
<ul><li>As directed, assist the Project Superintendent with management of materials purchased by The NRP Group.</li></ul>
Management<ul><li>
Properly schedules, receives, and safely stores materials purchased by The NRP Group.</li><li>
Assist in sequencing of field operations, staging of materials and resources.</li><li>
Help manage the field office, maintain hard files, electronic files and documentation.</li><li>
Manage emails and Outlook folders, hard copy files, etc.</li><li>
As directed, assist the Project Superintendent with managing the private consultant reports and answering to each consultant&rsquo;s list of deficiencies, closing all open items.
</li><li>Work with municipalities and utility providers for service installation and inspections.</li><li>
Write and execute punch lists (as many times as it takes), re-walk the list(s) and verify that 100% of all items have been completed.</li><li>
Communicates with the Project Superintendent daily to discuss the project status and any problems that arise.</li></ul>
SKILLS &amp; ABILITIES
Education:
<ul><li>Graduation from high school, with diploma.
</li><li>Education in construction or related field preferred, or equivalent relevant experience.</li></ul>
Experience:<ul><li>
Minimum of 2 years of experience managing the construction of multi-family projects with stable employment history and proven track record.
</li><li>Knowledge of site work, utility infrastructure, structural building, mechanical and interior finishes required.</li></ul>
Technical Skills:
<ul><li>Knowledge of Outlook and Microsoft Office Suite.</li><li>
Effective oral communication and writing skills.
</li><li>Knowledge of construction principles and techniques.
</li><li>Ability to problem solve, forward think and plan ahead.</li></ul>
Driver&rsquo;s License Required: Yes 
Other Requirements:
<ul><li>Proficient in reading and understanding blueprints.
</li><li>First Aid training.</li></ul>

This position offers a salary range of $75,000 to $85,000 annually, dependent on experience.
Position Summary:
Under the direction of the Regional Property Manager, the Community Manager is responsible for ensuring excellent customer service in the daily management, coordinating all aspects of apartment community operations, maximizing cash flow while preserving assets, achieving budgeted NOI, providing a quality living environment for residents, and establishing a positive working environment for property team members. The Community Manager duties vary depending on the size of the community and the number of staff to which responsibilities might be delegated.
Essential Functions Statement(s): 
 
Financial<ul><li>
Oversee all financial performance of the property and work towards achieving budgeted NOI</li><li>
Maximize cash flow at the property by maximizing revenue, minimizing delinquencies, ensuring timely rent collection, monitoring banking activities and daily deposits, and contacting residents to collect overdue rent</li><li>
Ensure all Yardi data is correct by monitoring input and report functions, accuracy and timely preparation of leasing activities, A/R cash receipts, A/P Invoices, statements of disposition, monthly closing procedures, and late fees</li><li>
Develop cost saving strategies in an effort to reduce budgeted expenses</li><li>
Create annual operating budget and business plan with Accounting team and Regional Property Manager</li><li>
Review financial statements in a timely fashion, working closely with the property accounting team members</li><li>
Prepare variance report on a monthly basis</li><li>
Analyze income, expenses, traffic, lease expirations, market rents, delinquency financial statements, and make recommendations as needed</li><li>
Recommend and oversee all capital improvements, deferred maintenance and upgrade programs</li><li>
Review and analyze all bid summaries for purchase of goods and services, monitor the vendors work, and guarantee accurate invoicing</li><li>
Ensure that all contracted services and materials are accounted for and that the work has been performed properly prior to the release of payment</li><li>
Process delinquent residents according to policy, collect late fees, and file on units at the appropriate deadline</li><li>
Serve as property representative in court proceedings under direction of legal counsel, understanding all property legal issues affecting residency, storage, abandonment, bankruptcy, fair housing and unlawful detainer/eviction actions</li></ul> 
Marketing<ul><li>
Support the leasing team by leasing apartments, responding to telephone inquiries, qualifying applicants, show apartments, ensuring all move-in paperwork is accurately prepared</li><li>
Monitor direction of rental activity and all on-site sales, marketing outreach, and advertising plans</li><li>
Maintain on-going, in-depth knowledge of associated market, market rents and demographics to give a competitive edge</li><li>
Evaluate and make recommendations for rental pricing</li><li>
Monitor daily move-in/move-out property status reports and manage the monthly renewal process</li><li>
Verify weekly traffic sources, following up on prospect status and closing ratio numbers and implement programs and team development plans to improve results</li><li>
Ensure all residents are on the correct Blue Moon lease agreement that is up to date with all of the correct terms and conditions.</li><li>
Monitor compliance with Fair Housing regulations, Tax Compliance regulations, and other laws as they relate to property specific guidelines and occupancy standards</li><li>
Maintain passing e-shop, phone shop, and physical shop scores</li></ul> 
Customer Service<ul><li>
Complete a daily inspection of the property and market-ready units</li><li>
Monitor and direct service operations to ensure service requests are completed within 24 hours and curb appeal standards are met</li><li>
Supervise safety and risk management functions including coordinating monthly safety meetings</li><li>
Review resident retention programs, in an effort to continue to meet residents needs and improve retention</li><li>
Provide excellent customer service and display courteous and professional attitude toward all customers</li><li>
Maintain availability or coverage for emergencies, on-call duties, resident functions, and weekends</li></ul> 
Team Development<ul><li>
Recruit and select team members by understanding and adhering to NRP&rsquo;s selection process policies, procedures and core values</li><li>
Train, coach, and mentor team members, working with the training department as well as providing on-going feedback</li><li>
Create a team environment by holding weekly team meetings, establishing realistic goals, and fostering open communication</li><li>
Generate employee schedules in e-time and audit missed punches</li><li>
Provide ongoing feedback to team members</li><li>
Provide recommendations for compensation adjustments, promotions, and terminations</li><li>
Perform other duties as required</li><li>
May occasionally be required to assist at other properties</li><li>
Run errands to support the property as necessary</li></ul>
SKILLS &amp; ABILITIES
Education: High School Diploma or equivalent, Bachelor&rsquo;s degree or CPM highly preferred; Tax Credit Specialist (TCS) or HCCP designation preferred 
Experience: 5+ years property management experience; one year supervisory experience; working knowledge of applicable Landlord Tenant Laws, Fair Housing Regulations, IRS Section 42 - LIHTC Program and other laws as they relate to property specific guidelines and occupancy standards 
Technical Skills: Strong computer skills, especially in the Microsoft Office Suite, experience in Yardi preferred 
Other Requirements: Valid driver&rsquo;s license and reliable transportation
