We are seeking a dynamic, results-driven Sr Field Marketing Manager to support our diverse portfolio of multifamily communities across the Texas market, including market-rate, workforce and affordable properties. The Field Marketing Manager will plan, execute, and optimize comprehensive marketing initiatives that drive property visibility, occupancy and brand awareness. This pivotal role will serve as the primary marketing strategist for assigned properties, ensuring best-in-class marketing execution across all channels and touchpoints. This is a highly collaborative, field-facing role requiring both strategic thinking and hands-on execution. This individual contributor role will report to the Director of Field Marketing, part of a larger Field Marketing team across NRP&rsquo;s footprint.
Essential Functions Statement(s):<ul><li>
Driving Results through Marketing Strategy and Execution<ul><li>
Develop and execute multi-channel marketing campaigns, including digital advertising, print collateral, signage, photo shoots, direct mail, email marketing, social media, community outreach, and on-site events to support leasing efforts.</li><li>
Leverage market research to drive localized marketing strategies that align with overarching brand goals and leasing objectives</li><li>
Collaborate with Creative Services and Field Marketing Director for overall creative direction with agency partners, including naming and branding elements of each property</li><li>
Manage media spend for assigned properties, optimizing budget allocation for paid media (search, display, social, listing sites) to maximize ROI and increase qualified leads with digital agency partners</li><li>
Collaborate with property management leadership and onsite teams to supporting marketing and leasing goals to distinguish each property from local competitors.</li><li>
Ensure brand consistency across all marketing channels with overall messaging, design, tone to support leasing goals</li><li>
Plan, coordinate, and execute property milestone events in partnership with corporate communications designed to increase awareness and support leasing goals.</li><li>
Cultivate relationships with local partners, vendors, and community organizations to amplify property exposure and strategic outreach in partnership with property management.</li></ul></li><li>
Analytics &amp; Reporting<ul><li>
Track campaign performance and media spend, analyze marketing metrics, and prepare regular reports for internal and external stakeholders.</li><li>
Provide actionable insights and recommendations that drive optimization of campaigns and improve overall marketing performance.</li><li>
Maintain accurate performance dashboards and document results (traffic, leads, conversion metrics, event ROI, etc.).</li></ul></li><li>
Special Projects &ndash; Participates in special projects and initiatives as identified for the Marketing team such as Property Management or Corporate event activities.</li><li>
In market travel &ndash; up to 50% - Consisting of supporting timely on-site reporting, marketing activities such as market comp research, photo shoots, and supporting groundbreaking or grand opening events.</li></ul>
SKILLS &amp; ABILITIES
Must Have:<ul><li>
Education: College degree in liberal arts, marketing, management, business, or real estate required.</li><li>
Experience: 3 - 5+ years of experience in progression of marketing jobs.</li><li>
Experience in managing marketing planning and activation from start to finish.</li><li>
Part of a large, collaborative marketing team while operating as an individual contributor</li></ul>
Nice to have:<ul><li>
3+ years of marketing experience in multi-family residential business or related industry with responsibility for digital media planning, advertising reporting, outreach, sales process, design and execution, event execution, and other core regional marketing activities.</li><li>
Direct experience in exceeding sales expectations in various business environments &ndash; new developments, property turn-arounds, various property lifecycle stages; with Class A property experience a major plus.</li><li>
Operations assignments in a residential multi-family a plus (Leasing Manager, Property Manager, Regional Manager, etc.).</li></ul>
Technical Skills:<ul><li>
Excellent written and verbal communication skills</li><li>
Strong project management and organizational skills</li><li>
Creative problem-solving and critical thinking skills</li><li>
Strong demonstrated knowledge of multi-channel marketing strategies including digital marketing tactics</li><li>
Ability to strategize and overcome challenges</li><li>
Advanced user of Excel and PPT</li><li>
Experience with various project management tools like Monday.com</li><li>
Experience with various property management software packages is preferred.</li></ul>

Under the direction of the Community Manager, the Leasing Specialist is responsible for maximizing occupancy by generating qualified traffic, networking within the local community, scheduling appointments, securing rentals, promoting resident retention, and providing or coordinating exceptional customer service.
Essential Functions Statement(s): 
 
Sales/Marketing<ul><li>
Conduct all leasing activities at the property, responding to telephone inquiries, providing tours of apartments and amenities, following up with prospects, and coordinating all move-ins</li><li>
Perform telephone market surveys and physical shops of competitors</li><li>
Recommend strategies and programs for on-site marketing activity</li><li>
Develop and monitor merchant/neighborhood referral programs for move-in packets, newsletters, and resident retention</li><li>
Initiate sales outreach plans including but not limited to new development, community management, internal and external communication, and support</li><li>
Recommend programs and strategies to increase qualified traffic and closing ratios</li><li>
Maintain passing e-shop, phone shop, and physical shop scores</li><li>
Maintain closing ratios in line with NRP policies and procedures</li><li>
Maintain a working knowledge of the LIHTC program and be able to help ensure file compliance</li></ul> 
Administrative<ul><li>
Adhere to all NRP prospect and resident follow up procedures including, but not limited to, sales, service, request and random follow up</li><li>
Inspect apartments with the new residents at move in and complete all the necessary paperwork</li><li>
Support Community Assistant with tracking renewals, lease expirations, and notices to vacate</li><li>
Collect and accurately process and report receipt of application fees, security deposits, rents and other fees</li><li>

Keep files, desk, and leasing area organized</li><li>
Comply with all Fair Housing regulations, Tax Compliance regulations, and other laws as they relate to property specific guidelines and occupancy standards</li><li>

May occasionally be required to assist at other properties</li><li>
Run errands to support the property as necessary</li></ul> 
Customer Service<ul><li>
Assist in planning of resident functions</li><li>
Walk the property for curb appeal and overall property appearance</li><li>
Assist with the monitoring and directing of service operations to ensure service requests are completed within 24 hours and curb appeal standard are met</li><li>
Provide excellent customer service and display courteous and professional attitude toward all customers</li><li>
Maintain availability for resident functions, community affiliated events and weekends</li><li>
Perform other duties as required</li></ul> 
SKILLS &amp; ABILITIES 
 
Education: High school diploma or equivalent, college preferred, Tax Credit Specialist (TCS) accreditation preferred 
 
Experience: 1-year customer service or sales experience (or relevant education) 
 
Technical Skills: Strong computer skills and proficiency in Microsoft Office, Yardi Experience preferred 
 
Other Requirements: Valid Driver&rsquo;s License and reliable transportation

NRP Investments LLC is currently seeking an Assistant Superintendent.
POSITION SUMMARY
Under the direction of the Project Superintendent, the Assistant Superintendent is directly responsible for coordinating and supervising the assigned on-site construction activities in accordance with project documents, safety and schedule.
ESSENTIAL FUNCTIONS STATEMENTS
Schedule<ul><li>
Manage daily production schedules and maintain documentation, field notes, punch-lists, hot list, lessons learned, etc.</li><li>
Assists with the scheduling and coordination of subcontractors and materials.</li><li>
As directed, assist the Project Superintendent in maintaining &amp; updating schedule documents, scheduling inspections, subcontractors, etc.</li><li>
Schedule specifically assigned trades/subs (with oversight from Project Superintendent).</li></ul>
Quality<ul><li>
Supervise specifically assigned construction activities to ensure project is constructed in accordance with design and project commitments while maintaining professionalism, integrity and ethical conduct at all times.</li><li>
Perform frequent and ongoing review of all plans, contract scopes, submittals, RFIs, etc.</li><li>
Take sole ownership and responsibility for your specific assigned duties and ensure quality control. Solely responsible for the quality of your work.</li></ul>
Safety<ul><li>
Enforce safety, clean-up and risk management.</li><li>
Assures OSHA, and all other related safety code compliance.</li><li>
Reports any accidents to the main office immediately and prepares an accident report.</li><li>
Inspects site for safety hazards and notify subcontractors or appropriate authority of violations.</li></ul>
Budget
<ul><li>As directed, assist the Project Superintendent with management of materials purchased by The NRP Group.</li></ul>
Management<ul><li>
Properly schedules, receives, and safely stores materials purchased by The NRP Group.</li><li>
Assist in sequencing of field operations, staging of materials and resources.</li><li>
Help manage the field office, maintain hard files, electronic files and documentation.</li><li>
Manage emails and Outlook folders, hard copy files, etc.</li><li>
As directed, assist the Project Superintendent with managing the private consultant reports and answering to each consultant&rsquo;s list of deficiencies, closing all open items.
</li><li>Work with municipalities and utility providers for service installation and inspections.</li><li>
Write and execute punch lists (as many times as it takes), re-walk the list(s) and verify that 100% of all items have been completed.</li><li>
Communicates with the Project Superintendent daily to discuss the project status and any problems that arise.</li></ul>
SKILLS &amp; ABILITIES
Education:
<ul><li>Graduation from high school, with diploma.
</li><li>Education in construction or related field preferred, or equivalent relevant experience.</li></ul>
Experience:<ul><li>
Minimum of 2 years of experience managing the construction of multi-family projects with stable employment history and proven track record.
</li><li>Knowledge of site work, utility infrastructure, structural building, mechanical and interior finishes required.</li></ul>
Technical Skills:
<ul><li>Knowledge of Outlook and Microsoft Office Suite.</li><li>
Effective oral communication and writing skills.
</li><li>Knowledge of construction principles and techniques.
</li><li>Ability to problem solve, forward think and plan ahead.</li></ul>
Driver&rsquo;s License Required: Yes 
Other Requirements:
<ul><li>Proficient in reading and understanding blueprints.
</li><li>First Aid training.</li></ul>
