This Leasing Manager role combines sales, customer service and marketing to lease apartment homes to interested prospects. You will lease apartments in our amazing communities through product demonstration and strategic marketing. Leasing Managers strive to making residents feel at home with responsibilities that include maintaining high levels of resident satisfaction and retention. You&rsquo;ll also get to demonstrate your marketing prowess through web advertising and inquiries as well as keep tabs on competitors through telephone surveys and onsite visits. Service-minded individuals thrive in this position, as do those who enjoy selling a product that they can truly be proud of representing.</div>
Responsibilities:
<ul><li>Lease apartments and provide excellent customer service to potential residents, current residents and all customers.</li><li>
Manage renewals to include rates to be approved by Property Manager, letters sent to residents and follow-up on lease expirations.</li><li>
Implement Monthly, Quarterly and Yearly Marketing Plans.
</li><li>Manage and hold accountable the leasing team.</li><li>
Complete market studies each week and has extensive knowledge of the sub-market.</li><li>
Set rates and concessions for PM approval based on sub-market information.</li><li>
Inspect applications and move in files for accuracy prior to Property Manager&rsquo;s approval.</li><li>
Handle other special projects as assigned by Property Manager.</li><li>
Maintain superior customer service relationship as per company&rsquo;s processes.
</li><li>Adhere to company Standard Operating Procedures.
</li><li>Lease apartments and sell property&rsquo;s products and services to prospects.
</li><li>Respond to internet leads, answer prospect calls and conduct property tours following the guidelines outlined in the mystery shop forms.
</li><li>Work to optimize occupancy while maximizing effective leased rent.
</li><li>Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages.
</li><li>Maintain thorough product knowledge of the property and that of major competition.
</li><li>Accurately prepare and be thoroughly knowledgeable about all lease-related paperwork.
</li><li>Maintain prospect traffic and leasing data; assist with other computer data entry as necessary.
</li><li>Deliver resident gifts; inspect units to ensure readiness for move-ins.</li><li>
Plan, schedule and organize resident functions as needed; assist with planning and hosting of others.</li><li>
Audit all lease and renewal files for key controls and bonus submission to the property manager.
</li><li>Review guest cards to ensure entry into the community management system; follow-up entry into system and monitor traffic trends.</li><li>
Other tasks or duties as assigned by supervisor.
</li></ul>Qualifications:
<ul><li>Bachelor&rsquo;s degree preferred.
</li><li>Prior leasing experience required.</li><li>
Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, owners, etc. and to assist in efficient operations.</li><li>
Excellent attendance is a requirement of the position.
</li><li>Excellent customer service.
</li><li>Work a varied schedule including weekends and holidays as required.</li><li>
Proficiency in Microsoft Office Suite including Word, Excel &amp; Outlook.</li><li>
Positive attitude and highest level of professionalism.</li><li>
Bi-lingual abilities (written and verbal) may be required based on specific needs of property.
</li><li>Preferred Computer software experience to include MS Word, MS Excel, MS Outlook, YARDI&reg;</li><li>
Ability to walk, stand; utilize stairs, bend on a daily basis, conduct property tours in various weather conditions, carrying of moderate items such as papers, boxes, event items, collateral, books, small parts, drive an automobile. Job may be sedentary at times.</li></ul><br>
