Role Summary
The Maintenance Level 1 performs daily maintenance required to turn units, daily work orders and monthly preventative maintenance at the request of Property Manager.
Responsibilities<ul><li>
Working knowledge in all apartment maintenance&rdquo; plumbing, electrical, carpet cleaning/repair, drywall repair, carpentry, glass repair, appliances, HVAC, grounds maintenance, and concrete/tile.</li><li>
Perform work orders in a timely manner to promote customer satisfaction.</li><li>
Perform monthly preventative maintenance to all units.</li><li>
Supervise and train maintenance assistants, coaching efficient turnover times.</li><li>
Work with the property manager to ensure vendors are performing services timely.</li><li>
Verify room readiness-availability to rent out.
</li><li>Schedule/perform necessary maintenance on the outside of the property and in the units.
</li><li>Accept on-call responsibilities to assist with tenant emergencies.</li><li>
Keep maintenance shop and other areas OSHA compliant.
</li><li>Have appropriate tools and equipment for daily tasks.
</li><li>Have knowledge of the lock out, tag out system.</li><li>
Other duties as assigned</li></ul>
<ul><li>Minimum 5 years&rsquo; experience as a maintenance engineer.
</li><li>Professional certification(s) in HVAC, plumbing, electrical, etc. are preferred but not required</li><li>
Minimum 2 years&rsquo; experience in a supervisory role.</li><li>
Own maintenance tools</li><li>
Legally able to work within State and Federal guidelines</li></ul>
Physical Requirements / Working Conditions<ul><li>
Continuous standing and walking throughout the duration of each shift.
</li><li>Bending, lifting, and carrying up to 100 pounds.</li><li>
Constant face-to-face interactions with customers.
</li><li>Ability to multi-task and remain positive in busy working conditions.</li><li>
Schedule flexibility including nights and weekends as well as on-call availability
</li><li>Comply with the brand and Company uniform and hygiene policies.</li><li>

Role Summary
Customer Service Representative are often the first staff members that current, new or prospective residents meet. This is the only opportunity to make a positive first impression.
Responsibilities<ul><li>
Greet all customers in a friendly, positive manner as they enter the property. Answer phones quickly and courteously, within 3 rings.</li><li>
Knowledge of room openings and availability.</li><li>
Sell rooms to guests in person and on the telephone, including posting Craigslist ads daily.
</li><li>Accurately handle all cash and charge transactions.</li><li>
Make cash drops in the safe.</li><li>
Keep accurate records of vacant rooms and close out procedures including deposit slips and closing reports, as well as setting alarm.
</li><li>Take work orders from residents and process correctly in the system.</li><li>
Receive and distribute mail to residents.
</li><li>Maintain a clean and inviting office</li><li>
Other duties as assigned</li></ul><ul><li>
HS Diploma or equivalent
</li><li>6 months customer service experience</li><li>
Legally able to work within State and Federal guidelines</li></ul>
Physical Requirements / Working Conditions<ul><li>

</li><li>Bending, lifting, and carrying up to 25 pounds.</li><li>
Constant face-to-face interactions with customers.
</li><li>Ability to multi-task and remain positive in busy working conditions.</li><li>
Expect to work an 8-hour shift on average, including weekends and holidays 5 days/week.</li><li>
Comply with the brand and Company uniform and hygiene policies.</li><li>
