<ul>
<li>Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.</li>
<li>Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.</li>
<li>Inspects and helps coordinate all needed make-ready repairs and services.</li>
<li>Assists in keeping grounds neat and free of litter.</li>
<li>Performs any additional duties assigned by Maintenance Supervisor and Community Manager.</li>
<li>Contributes to a positive team environment and happy resident base.</li>
</ul>
Qualifications:
<ul>
<li>Prior maintenance experience in property management strongly preferred, but not required</li>
<li>Proficient in unit turns and appliance repair is a plus</li>
<li>Excellent customer service skills</li>
<li>Strong team player</li>
<li>Willingness to learn and take initiative on tasks and projects</li>
<li>Weekends/listed schedule days are required</li>
<li>Can operate vehicle on premise and has valid driver's license and automobile insurance coverage</li>
<li>Supplies their own tools</li>

<li>Hires, trains, empowers, develops, supervises, disciplines, and terminates on-site staff, as needed, and under the advice and approval of leadership and Human Resources.</li>
<li>Conducts bi-annual performance reviews in alignment with Thrive's values.</li>
<li>Reviews and approves of associate timesheets to ensure accurate pay</li>
<li>Instructs and advises on-site staff of employee procedures and guidelines.</li>

Administrative/Office/Compliance

<li>Responsible for the condition of the entire property including the leasing office, common areas, trash rooms, model units, etc.</li>

<li>Maintains records on all aspects of management activity on a daily, weekly, and monthly basis. Submits required reports to corporate office on a weekly and monthly basis.</li>

Resident Relations

<li>Physically walks and inspects property on a regular basis; Verifies condition of vacant apartments.</li>
<li>Maintains awareness of make-ready board and vacancy status on a daily basis. Coordinates with maintenance staff to ensure timely recondition of apartments after move-out.</li>
<li>Oversees or delegates to the Maintenance Supervisor all vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance.</li>
<li>Monitors all maintenance activities.</li>
</ul>
Marketing/Leasing
<ul>
<li>Maintains awareness of market conditions/trends.</li>
<li>Welcomes and shows property to prospective residents, as needed.</li>
<li>Ensures incoming phone calls and emails are being answered and responded to in a timely and professional manner.</li>
</ul>
Safety and Risk Management
<ul>
<li>Reports all liability and property incidents to Regional Manager and other appropriate Home Office departments immediately.
</li><li>Ensures workplace injuries are reported to HR immediately.</li>
<li>Maintains awareness of SDS binder and Thrive's Safety and Accident Prevention Manual; Trains team on safety protocols and ensure proper use of PPE.</li>
<li>Becomes familiar with and responsible for all Thrive and any property specific policies on Water Intrusion, AMG (apparent mold growth), or other health or building safety programs.</li>
<li>Completes any pertinent safety checklists with maintenance staff and ensures property is conducting a monthly safety meeting.</li>

<li>3+ years of experience in property management or equivalent experience to demonstrate proficiency</li>

<li>Certified Apartment Manager (CAM) preferred</li>
<li>Intermediate to advanced experience with Yardi/CRM and On-Site preferred</li>
<li>A history of accuracy in reporting and overseeing a budget, property financials, and confidence in speaking to variances with managers and clients</li>
<li>Experience in daily pricing and ever changing market demands/trends</li>
<li>Notary License is required or able to obtain within 3 months of hire.</li>

Issues appropriate notices, when necessary. Deposits all receipts prior to bank close each day. Oversees invoice management and timely payment. May use and reconcile property credit card in accordance with accounting policies and deadlines. Assists with month-end procedures including deposit accounting, variances, expiring leases, write off register, receivable aging, security deposit activity and gross potential rent. Resident Relations Perpetuates a true sense of community. Maintains positive customer relations. Physically inspects property when on grounds, picks up litter, and reports any service needs to maintenance staff. Inspects move-outs and vacancies, when requested. Must be knowledgeable of all phases of leasing and resident retention. Marketing Ensures appropriate content and frequency of ads on Craigslist, Weblisters, and other listing services. Greets prospective residents, shows the community, and performs leasing duties, as needed. Answers and responds to phone calls and email communications in a timely manner. Maintains awareness of local market conditions and trends, and contributes ideas for marketing the community and improving resident satisfaction. Maintains a lease closing ratio at a level appropriate for the property and submarket. Administrative Updates required reports concerning move-out notices, activity, etc. on a daily basis. Organizes and files all applicable reports, leases, and paperwork. Proofreads all lease paperwork and processes move-ins and move-outs. Processes all security deposit move-out reports. Accepts service requests from residents and routes to maintenance for prompt processing. May conduct service follow-up with resident when work is completed. General Performs any additional duties assigned by the Community Manager or Regional Manager Desired Skills and Experience: 2+ years experience in property management or equivalent experience, including leasing, sales/closing, and customer service. Experience with Yardi/CRM and On-Site Accounts Payable experience or prior experience reviewing and paying/entering invoices Desired Competencies: Highly detail oriented with the ability to provide accurate and timely reports and information. Ability to be physically present onsite at the property to greet guests, handle property operations, provide tours, etc. Prolonged periods of sitting at a desk and working on a computer.
