Leasing Consultant Purpose:

The Leasing Consultant is the property's sales representative whose primary duties are to greet prospects, to present professionally the features and benefits of their assigned community and properly secure lease agreements from qualified persons, in a manner consistent with Thrive&rsquo;s Values, policies and procedures as well as multi-family housing regulations.

Leasing Consultant Job Responsibilities:
<ul>
<li>Marketing/Leasing
<ul><li>Maintains a professional yet friendly atmosphere in the leasing office and other areas where prospective residents and residents meet.</li>
<li>Inspects models and market ready vacancies daily to ensure cleanliness. Performs cleaning and staging as needed.</li>
<li>Conducts all business in accordance with Thrive policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.</li>
<li>Answers incoming phone calls and handles each call accordingly, whether it is a prospect call, irate resident, service request, etc. Transfers calls to assistant manager or Community Manager when appropriate.</li>
<li>Greets prospective residents, qualifies, determines needs and preferences, professionally presents community and specific apartments while communicating features and benefits.</li>
<li>Maintains awareness of local market conditions and trends. Contributes ideas to the manager for marketing property and for improving resident satisfaction.</li>
<li>Maintains a lease closing ratio at a level appropriate for the property and submarket.</li>
<li>Responds to inquiries in the Customer Relationship Management (CRM) system in accordance with Thrive expectations.</li>
<li>Auditing marketing sources daily.</li>
<li>Sets out A-Boards and prospect snack/refreshments daily.</li>
</ul></li><li>Administrative
<ul><li>Correctly completes all lease applications, assists with application verification and notifies prospective residents of results.</li>
<li>Types miscellaneous resident communication as needed.</li>
<li>Complete all lease paperwork including related addenda and accepts rents and deposits.</li>
<li>Completes Guest Card information form on all prospects, sends thank-you notes and performs follow- up.</li>
<li>Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff. Inspects move-outs and vacancies.</li>
<li>Inventories office supplies on periodic basis. Reports needs to Community Manager and maintenance associates.</li>
<li>Organizes and files appropriate reports, leases and paperwork.</li>
<li>Attends property and Thrive trainings and meetings as requested.</li>
</ul></li><li>Performs any additional duties assigned by Leasing Manager, Assistant Manager, Community Manager or Regional Manager.</li>
</ul>
Desired Skills &amp; Experience
<ul><li>Leasing experience in multi-family housing preferred.</li>
<li>Customer service experience required.</li>
<li>Yardi/CRM and Onsite experience preferred.</li>

</li></ul>Job Responsibilities:
<ul><li>Leasing
<ul><li>Generates lease paperwork and other legal documents in line with local and federal laws and regulations.</li>
<li>Strong focus on sales, closing ratios, and ensuring leasing team is meeting expectations.</li>
<li>Trains and mentors leasing team on lease generation/execution, phone and email etiquette, and more.</li>
<li>Greets prospective residents, shows the community, and performs leasing duties.</li>
<li>Maintains a lease closing ratio at a level appropriate for the property and submarket.</li>
<li>Responsible for maintaining awareness of and ensuring cleanliness of tour path, vacant units, and model units, in partnership with the maintenance team.</li>
</ul></li><li>Resident Relations
<ul><li>Perpetuates a true sense of community</li>
<li>Maintains positive customer relations.</li>
<li>Physically inspects property when on grounds, picks up litter, and reports any service needs to maintenance staff.</li>
</ul><ul><li>Inspects move-outs and vacancies, when requested.</li>
<li>Must be knowledgeable of all phases of leasing and resident retention</li>
</ul></li><li>Marketing
<ul><li>Ensures appropriate content and frequency of ads on Craigslist, Weblisters, and other listing services.</li>
<li>Maintains awareness of local market conditions and trends, and contributes ideas for marketing the community and improving resident satisfaction.</li>
</ul></li><li>Administrative
<ul><li>Answers and responds to phone calls and email communications in a timely manner.</li>
<li>Updates required reports concerning move-out notices, activity, etc. on a daily basis.</li>
<li>Organizes and files all applicable reports, leases, and paperwork.</li>
<li>Proofreads all lease paperwork and processes move-ins and move-outs.</li>
<li>Processes all security deposit move-out reports.</li>
<li>Accepts service requests from residents and routes to maintenance for prompt processing. May conduct service follow-up with resident when work is completed.</li>
</ul></li><li>General
<ul><li>Performs any additional duties assigned by the Leasing Manager, Assistant Manager, Community Manager or Regional Manager</li>
</ul></li></ul>Desired Qualifications:
<ul><li>1+ year working in customer service</li>
<li>1+ year prior sales or leasing experience</li>
<li>Basic computer skills with the ability to learn/navigate software systems</li>
<li>Prior experience in property management or similar industry is a plus</li>
<li>NALP Certification, or other NAAEI credential, is a plus</li>
<li>Yardi/CRM and OnSite experience is a plus</li>
</ul>Desired Competencies:
<ul><li>Highly detail oriented with the ability to provide accurate and timely reports and information.</li>
<li>Comfortable working in a fast-paced, customer service-oriented environment.</li>
<li>Strong understanding of industry terms.</li>
<li>Ability to interpret and understand tenant file information and complex documents such as regulatory agreements and program regulations.</li>

</ul>Physical Requirements
<ul><li>100% in-person position. Must be available to be physically present at sites being supported.</li>
<li>Stand, walk or sit alternatively depending on the specific needs of the day.</li>
<li>Ability to physically walk sites/units, which may include climbing stairs and navigating uneven surfaces or construction zones.</li>
<li>Ability to be physically present onsite at the property during normal business hours to greet guests, handle property operations, provide tours, etc.</li>
<li>Prolonged periods of sitting at a desk and working on a computer.</li>
<li>Occasional need to perform the following physical activities:
<ul><li>Bend/Stoop/Squat</li>
<li>Climb stairs</li>
<li>Push/Pull</li>
<li>Reach above shoulder</li>
</ul></li><li>Lifting frequently up to 25lbs and occasionally 25 - 40 lbs.</li>
<li>Works both indoors (majority of the time) and outdoors in all weather conditions.</li>
<li>Ability to effectively communicate in person, via phone, and through virtual platforms.</li>
