Job Responsibilities:
<ul>
<li>Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.</li>
<li>Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.</li>
<li>Inspects and helps coordinate all needed make-ready repairs and services.</li>
<li>Assists in keeping grounds neat and free of litter.</li>
<li>Performs any additional duties assigned by Maintenance Supervisor and Community Manager.</li>
<li>Contributes to a positive team environment and happy resident base.</li>
</ul>
Qualifications:
<ul>
<li>Prior maintenance experience in property management strongly preferred, but not required</li>
<li>Proficient in unit turns and appliance repair is a plus</li>
<li>Excellent customer service skills</li>
<li>Strong team player</li>
<li>Willingness to learn and take initiative on tasks and projects</li>
<li>Weekends/listed schedule days are required</li>
<li>Supplies their own tools</li>

Job Responsibilities:

<li>Performs maintenance tasks such as unit turns and work orders.</li>
<li>Conducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements.</li>
<li>Maintains grounds and professional appearance of the property.</li>
<li>Manages vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service.</li>
<li>Maintains adequate inventory of supplies.</li>
<li>Manages tasks within budget or seeks approval for necessary work that is over budget.</li>
<li>Emergency on-call is required as part of the position.</li>
<li>Performs all reasonable duties as outlined by supervisor.</li>
<li>Strives to exceed residents&rsquo; expectations for excellent customer service.</li>

Maintenance Supervisor Qualifications:
<ul>
<li>At least 3 years experience in property maintenance or equivalent field required</li>
<li>Maintenance experience in multi-family property management strongly preferred</li>
<li>Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator desired</li>
<li>Must have basic computer skills with the ability to input data and notes in English intro tracking systems</li>
<li>High organizational skills</li>
<li>Experience with warranty work</li>
<li>Strong communication skills</li>
<li>High level of attention to detail</li>
<li>Ability to complete punch walks and follow-up with construction</li>
<li>Great presentation and interaction with clients and residents required</li>
<li>Excellent customer service skills required</li>
<li>Experience with leading and supervising a team preferred</li>
<li>Prior experience working with a budget strongly preferred</li>
<li>Experience with Yardi preferred</li>
<li>Ability to respond to after hours emergencies, as needed</li>
<li>Can operate vehicle on premise and has valid driver's license and automobile insurance coverage</li>
<li>Supplies their own tools</li>

Job Responsibilities:

Financial Oversight
<ul>
<li>Assist in the formulation of budgets.</li>
<li>Responsible for staying within the established budget guidelines.</li>
<li>Ensures all rents are collected when due and posted in a timely manner. Makes sure that all bank deposits are made immediately and reported in the appropriate systems.</li>
<li>Performs evictions, utility cut-offs and landlord liens as required on delinquent rents.</li>
<li>Responsible for ensuring all invoices are submitted and approved in the appropriate system for timely payment.</li>
<li>Completes month-end procedures and reports including deposit accounting, variances, expiring leases, write off register, receivable aging, security deposit activity, gross potential rent.</li>
<li>Uses and safeguards and reconciles the property credit card in accordance with accounting policies and deadlines.</li>
</ul>
Personnel &amp; Leadership
<ul>
<li>Hires, trains, empowers, motivates, supervises, disciplines (including appropriate documentation) and terminates all on-site staff, as needed and under the advice and approval of leadership and Human Resources, in order to achieve other operational of assigned property. This includes new employee orientation, annual performance reviews, review and approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines.</li>
<li>Conducts on-going training with office staff; e.g., marketing activities, leasing paperwork, workplace safety, and any other type of training that may be needed on a daily basis. 
Provides leadership, coaching, recognition and works towards building strong professional working relationships amongst the team.</li>
</ul>
Administrative/Office/Compliance
<ul>
<li>Ensures that lease files are current, complete, and in compliance with MFTE, Section 8 or other applicable affordable program requirements.</li>
<li>Responsible for office opening on schedule, condition of office and model apartments.</li>
<li>Attends scheduled corporate management meetings, usually held on a quarterly basis.</li>
<li>Maintains records on all aspects of management activity on a daily, weekly and monthly basis. Submits required reports to corporate office on a weekly and monthly basis.</li>
<li>Prepare for audits and complete annual reporting.</li>
</ul>
Resident Relations
<ul>
<li>Initiates and perpetuates a true sense of community.</li>
<li>Maintains positive customer service attitude.</li>
<li>Is responsible for inspections with residents of move-in/move-outs.</li>
<li>Reviews all notices to vacate to determine the cause of the move-out.</li>
<li>Initiates and implements policies/procedures to maintain resident communications; e.g., complaints, service requests, etc.</li>
</ul>
Maintenance
<ul>
<li>Physically walks and inspects property on a regular basis; Verifies condition of vacant apartments.</li>
<li>Updates make-ready board indicating vacancy status on a daily basis. Coordinates with maintenance staff to ensure timely recondition of apartments after move-out.</li>
<li>Oversees or delegates to the Maintenance Supervisor all vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance.</li>
<li>Monitors all maintenance activities.</li>
</ul>
Marketing/Leasing
<ul>
<li>Conducts market surveys monthly and provides trend report information. Shops competition and is aware of neighborhood market conditions. 
Welcomes and shows property to prospective new residents. Also, handles incoming phone calls from prospective new residents and completes appropriate paperwork.</li>
<li>Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.</li>
</ul>
Safety and Risk Management
<ul>
<li>Reports all liability and property incidents to Regional Manager and other appropriate Home Office departments immediately. Ensures that all workers' compensation claims are reported and proper paperwork is completed.</li>
<li>Become familiar with and responsible for all Thrive and any property specific policies on Water Intrusion, AMG (apparent mold growth) or other health or building safety programs.</li>
<li>Community Manager completes any pertinent safety checklists with maintenance staff. Insures property has a monthly safety meeting.</li>
</ul>
General
<ul>
<li>Conduct all business in accordance with Company policies and procedures.</li>
<li>Performs any additional duties or tasks as assigned by the Regional Manager.</li>
</ul>
Desired Skills &amp; Experience
<ul>
<li>3+ years of experience in property management or equivalent experience to demonstrate proficiency</li>
<li>6+ months supervisory experience, with demonstrated, strong leadership skills</li>
<li>Certified Apartment Manager (CAM) preferred</li>
<li>High School Diploma or equivalent preferred</li>
<li>Experience with Yardi/CRM and On-Site preferred</li>
<li>A history of accuracy in reporting and overseeing a budget</li>
<li>Experience in daily pricing and ever changing market demands/trends</li>
</ul>
