Schedule: Full-time; Tuesday-Friday: 9-6, Saturday 10-5

</li></ul>Job Responsibilities:
<ul>
<li>Income Collection &amp; Accounts Payable
<ul><li>Maintains accurate resident records. Updates all rents, deposits and application fees received from residents on a daily basis. Issue appropriate notices when necessary (e.g. late payments, eviction notices, returned check memos).</li>
<li>Deposits all receipts prior to bank close each day.</li>
<li>Enters invoices daily into appropriate system for timely payment.</li>
<li>May use and reconcile property credit card in accordance with accounting policies and deadlines.</li>
<li>Assists with month-end procedures including deposit accounting, variances, expiring leases, write off register, receivable aging, security deposit activity and gross potential rent.</li>
</ul></li><li>Resident Relations
<ul><li>Perpetuates a true sense of community.</li>
<li>Maintains positive customer relations attitude.</li>
<li>Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff. Will also inspect move-outs and vacancies when requested.</li>
</ul></li><li>Marketing
<ul><li>Ensures appropriate content and frequency of ads on Craigslist, Weblisters, and other listing services.</li>
<li>Must be knowledgeable of all phases of leasing and resident retention.</li>
<li>Greets prospective clients, shows the community, and performs leasing duties.</li>
<li>Answers and handles incoming phone calls.</li>
<li>Maintains awareness of local market conditions and trends. Contributes ideas to Community Manager for marketing community and improving resident satisfaction.</li>
<li>Maintains a lease closing ratio at a level appropriate for the property and submarket.</li>
</ul></li><li>Administrative
<ul><li>Updates required reports concerning move-out notices, activity, etc. on a daily basis and provides information to the Community Manager.</li>
<li>Organizes and files all applicable reports, leases and paperwork.</li>
<li>Proofreads all lease paperwork and processes move-ins and move-outs.</li>
<li>Processes all security deposit move-out reports.</li>
<li>Accepts service requests from residents and routes to maintenance for prompt processing. May conduct service follow-up with resident when work is completed.</li>
</ul></li><li>General
<ul><li>Performs any additional duties assigned by the Community Manager or Regional Manager</li>
</ul></li></ul>Desired Skills and Experience:
<ul>
<li>2+ years experience in property management or equivalent experience, including leasing, sales/closing, and customer service.</li>
<li>Experience with Yardi/CRM and On-Site</li>
<li>Accounts Payable experience or prior experience reviewing and paying/entering invoices.</li>
<li>May require Driver's License and vehicle insurance</li>
</ul>

<li>Highly detail oriented with the ability to provide accurate and timely reports and information.</li>
<li>Comfortable working in a fast-paced, customer service-oriented environment.</li>
<li>Understanding of industry terms.</li>
<li>Able to interpret and understand tenant file information and complex documents like regulatory agreements and program regulations.</li>
<li>Ability to de-escalate conflict and remain calm and courteous at all times.</li>
<li>Kind, thorough, and clear in communication with residents, vendors, subordinates, support departments, ownership and leadership.</li>
<li>Respectful and understands diverse cultural and socio-economic backgrounds.</li>
<li>Communicates effectively, builds trust, and addresses community challenges with cultural awareness and equity.</li>
<li>Performs duties under pressure and meets multiple and competing deadlines.</li>
<li>Takes instructions and feedback from supervisors and is able to follow direction, learn and grow with a positive attitude.</li>
<li>Exercises strong problem-solving skills.</li>
<li>Interacts with co-workers, supervisors, guests and the public in a professional and pleasant manner.</li>

<li>Ability to read, write, speak and comprehend English using correct grammar and punctuation.</li>
