Job PurposeTo manage and control all commercial and contractual aspects of property development projects, ensuring cost efficiency, risk mitigation, and financial accuracy throughout the project lifecycle. The Senior Quantity Surveyor plays a key role in cost planning, procurement, contract administration, and final account settlement.Key Responsibilities<ul><li>Prepare detailed cost estimates, bills of quantities (BOQ), and tender documentation for property development projects.</li><li>Administer and manage contracts under FIDIC conditions (Red Book, Yellow Book, Silver Book, etc.) throughout the project lifecycle.</li><li>Conduct detailed cost planning and value engineering to optimize project budgets.</li><li>Manage procurement processes including contractor pre-qualification, tender evaluation, and subcontract negotiations.</li><li>Administer contracts and variations in line with company policies and contractual terms.</li><li>Monitor project costs, forecast cash flows, and prepare monthly cost reports for management review.</li><li>Manage payment applications, interim valuations, and final account settlements in accordance with FIDIC contract procedures.</li><li>Negotiate claims and variations with contractors, consultants, and stakeholders to achieve fair and favorable outcomes.</li><li>Identify and manage commercial risks, recommending mitigation measures to the project team.</li><li>Prepare and negotiate final accounts and settle claims with contractors and suppliers.</li><li>Collaborate closely with project managers, engineers, architects, and finance teams to ensure commercial alignment.</li><li>Ensure compliance with local regulations, standards, and contractual requirements.</li></ul>Qualifications and Skills<ul><li>Bachelor&rsquo;s degree in Quantity Surveying, Construction Management, or related discipline.</li><li>Minimum 8&ndash;10 years of quantity surveying experience in the property development or construction industry, preferably in the UAE region.</li><li>Strong knowledge of construction contracts (FIDIC, NEC, or similar) and UAE construction laws.</li><li>Proficiency in cost management software (e.g., CostX, QS Plus) and MS Office.</li><li>Excellent negotiation, communication, and stakeholder management skills.</li><li>Professional qualification such as RICS, CIOB, or equivalent is highly desirable.</li></ul>Key Competencies<ul><li>Commercial awareness and financial acumen</li><li>Analytical and problem-solving skills</li><li>Strong attention to detail</li><li>Ability to work under pressure and meet deadlines</li><li>Leadership and team management skills</li></ul>Job Type: Full-timePay: AED12,000.00 - AED20,000.00 per month

Senior Quantity Surveyor

Key Responsibilities<ul><li>Lead pre- and post-contract quantity surveying activities, including preparing Bills of Quantities (BOQs), cost estimates, budgets and cost plans based on project drawings, specifications, and market rates in the UAE.</li><li>Oversee the full procurement process: develop procurement strategies, prepare tender documents (EOI, RFP, ITT), float tenders, handle tender queries/addenda, evaluate bids, prepare tender comparison/analysis reports and prepare LOA or nominations.</li><li>Manage contract administration, including FIDIC or bespoke contracts, variations, claims, valuations, interim payments, final accounts, and dispute resolution support.</li><li>Conduct cost control and financial reporting: monitor project costs against budgets, perform value engineering, identify cost-saving opportunities, prepare monthly cost reports, cash flow forecasts, and risk assessments.</li><li>Coordinate with internal teams (project management, design, site, finance) and external stakeholders (consultants, contractors) to ensure commercial compliance, timely procurement, and delivery within budget and schedule.</li><li>Maintain vendor/subcontractor databases, negotiate rates/contracts, ensure supply chain efficiency, and handle procurement of materials/equipment/services for civil, architectural, MEP, landscape, or fit-out elements.</li><li>Participate in feasibility studies, risk workshops, and procurement reporting to senior management.</li><li>Ensure adherence to UAE regulations, developer policies, sustainability standards, and best practices in cost and procurement management.</li></ul>Typical Requirements/Qualifications<ul><li>Bachelor&rsquo;s degree in quantity surveying, Civil Engineering, Construction Management, or a related field (often MRICS or equivalent chartered status preferred).</li><li>8&ndash;12+ years of relevant experience in quantity surveying and procurement, with at least 5 years in a senior role on large-scale real estate/development projects in the UAE/Dubai (developer or PMC background highly valued).</li><li>Strong knowledge of UAE construction market rates, materials, FIDIC contracts, and procurement best practices.</li><li>Proven track record in managing tenders, cost control, and commercial aspects of multi-million AED projects.</li><li>Excellent negotiation, analytical, and communication skills; proficiency in tools like Excel, CostX, Candy, or similar QS software.</li><li>UAE/Dubai experience is essential, with preference for candidates familiar with developer-side (client) operations rather than pure contractor side.</li></ul>Job Type: PermanentPay: AED15,000.00 - AED20,000.00 per monthWork Location: In person
