Team Overview
Overall Responsibility:
 
Manage end-to-end real estate and facilities operations in Hyderabad, including team coordination and vendor management. 
 
 
 
Vendor &amp; Landlord Management:
 
 
Coordinate with landlords and multiple vendors (maintenance, utilities, security, housekeeping, transport, travel &amp; visa, cafeteria).
 
Act as the primary liaison for issue resolution and communication.
 
Monitor vendor performance, ensure contract compliance, and recommend renewals. 
 
 
 
 
Financial Management:
 
 
Develop and manage operating (Expense) and capital budgets.
 
Handle key financial activities such as accounts payable, payroll, petty cash, and budgeting. 
 
 
 
 
Space &amp; Occupancy Planning:
 
 
Work with business leads and HR to track headcount and growth forecasts.
 
Plan and execute seating, moves, and space optimization on a rolling basis. 
 
 
 
 
Business Continuity &amp; Support Functions:
 
 
Support Business Continuity Planning (BCP), crisis management coordination, and safety initiatives.
 
Assist procurement activities across HR, IT, and Facilities.
 
Provide additional operational support as required. 
 
 
 
 
Operational Oversight &amp; Compliance:
 
 
Supervise team performance to ensure quality, efficiency, and effectiveness.
 
Conduct regular facility inspections and document findings.
 
Recommend improvements in maintenance and MEP systems.
 
Validate and ensure quality of vendor/contractor work.&amp;#xa;&amp;#xa;This job is assigned as On-Site Essential and requires in- person work at an assigned TU office location as a condition of employment.

</h3>1. Facilities &amp; Operations Management
<ul><li>Oversee daily facilities operations, ensuring smooth functioning of office infrastructure and services.
</li><li>Conduct regular facility inspections and ensure high standards of maintenance and compliance.
</li><li>Recommend improvements in mechanical, electrical, and infrastructure systems.
</li><li>Ensure quality control and validation of work delivered by vendors and contractors.
</li></ul>2. Vendor &amp; Landlord Management
<ul><li>Manage relationships with landlords and service vendors (maintenance, utilities, security, housekeeping, transport, travel &amp; visa, cafeteria, etc.).
</li><li>Act as a liaison between internal stakeholders and vendors for issue resolution and communication.
</li><li>Monitor vendor performance, ensure contract compliance, and recommend contract renewals/improvements.
</li></ul>3. Financial &amp; Budget Management
<ul><li>Develop and manage operating (OPEX) and capital (CAPEX) budgets.
</li><li>Handle finance-related activities including accounts payable, payroll coordination, petty cash, and cost tracking.
</li><li>Drive cost optimization while maintaining service quality.
</li></ul>4. Space &amp; Occupancy Planning
<ul><li>Collaborate with business leaders and HR to track workforce headcount and growth projections.
</li><li>Plan and execute seating arrangements, moves, and space optimization strategies.
</li><li>Ensure efficient utilization of office space aligned with business expansion plans.
</li></ul>5. Business Continuity &amp; Safety
<ul><li>Support Business Continuity Planning (BCP) and crisis management initiatives.
</li><li>Coordinate Crisis Management Team activities and act as Crisis Connect coordinator.
</li><li>Lead and support safety initiatives and compliance requirements.
</li></ul>6. Cross-functional &amp; Procurement Support
<ul><li>Support procurement activities across Facilities, HR, and IT functions.
</li><li>Provide operational support for organizational needs and special projects as required.
</li></ul>7. Team Supervision &amp; Governance
<ul><li>Supervise and guide the facilities team to ensure efficient and effective service delivery.
</li><li>Ensure tasks are completed to quality, safety, and performance standards.
</li><li>Maintain proper documentation of inspections, audits, and operational activities.
