POSITION SUMMARY:
Transwestern Real Estate Services is seeking a Senior Researcher who is naturally curious, highly investigative, and persistent in the pursuit of information. This role is ideal for someone who thrives on uncovering insights and can translate complex data into compelling stories that inform strategy and decision-making for clients and internal teams.
The Senior Researcher collects, analyzes and interprets internal and external information regarding the commercial real estate market. The position also assists with communicating strategy to external clients, facilitating internal market and strategy updates, and leading research discussions. A key aspect of this role is the ability to tell a story with data, transforming quantitative findings into clear, actionable narratives for diverse audiences.
POSITION ESSENTIAL FUNCTIONS:<ul><li>
Work with brokers to prepare proposals and strategies for presentations.</li><li>
Leverage real estate and economic data to create unique reporting and insights.</li><li>
Interact with sellers, buyers, and brokers to assist in understanding market conditions and impacts on the relevant parties involved.</li><li>
Research target investments by gathering and evaluating economic, demographic and market data.</li><li>
Research commercial real estate market transactions (sales and rentals) to understand market participants&rsquo; motivations and investment criteria.</li><li>
Interpret data from a variety of sources to convey information clearly and accurately to assess the economic environment and evaluate commercial real estate trends.</li><li>
With the support of the Research Director (when applicable), implement research processes to ensure data quality is in accordance with corporate standards.</li><li>
Respond to ad hoc internal and external client requests for data, graphs, commentary, etc.</li><li>
Proactively identify market trends and patterns.</li><li>
Test research methodologies to confirm the intended purpose of evaluations. Interpret relevant information by searching, validating and recording accurate data into appropriate database(s).</li><li>
Utilize various professional sources to find and extract pertinent information.</li><li>
Organize and maintain research databases.</li><li>
Frequently self-audit work and check data for errors and inconsistencies.</li><li>
Compile and organize findings in graphs, charts, mock-ups, and diagrams.</li><li>
Document, report, and present research findings to management and clients.</li><li>
Provide financial and analytical support to management, and complete &quot;ad-hoc&quot; analysis as needed.</li><li>
Manage and maintain accuracy on internal commercial real estate metrics through, Transwestern&rsquo;s proprietary data platform, Curve Analytics.</li><li>
Utilize Curve Analytics to run and report quarterly market statistics.</li><li>
Perform or assume additional functions, as assigned.</li></ul>
POSITION REQUIREMENTS:<ul><li>
A bachelor&rsquo;s degree with emphasis in real estate, economics, finance or related field is preferred.</li><li>
A minimum of 4-6 years of commercial real estate research experience is preferred.</li><li>
Familiarity with CoStar, Loopnet and other CRE Industry applications.</li><li>
Must have a solid understanding of research metrics (vacancy, absorption, etc.), economic drivers, and problem solving.</li><li>
Working knowledge of Microsoft Office 365 Suite.</li><li>
Ability and interest in learning new technical skills and applications, including internal proprietary systems, a variety of external data sources, and AI.</li><li>
Strong reading and writing capabilities.</li><li>
A demonstrated interest in the commercial real estate industry is preferred.</li><li>
Curious by nature and can demonstrate this ability through investigative research.</li><li>
Persistent in the pursuit of information.</li><li>
Has the ability to tell a story with data, translating complex findings into actionable insights.</li><li>
Must have experience with providing a high level of internal and external customer service.</li><li>
Can manage multiple responsibilities, changing priorities, and excel in a fast-paced environment.</li><li>

POSITION SUMMARY:
The Property Manager is responsible for all aspects of managing a commercial building &ndash; from operations and financial activities to managing important relationships with our tenants, property owners and vendors. The Property Manager will oversee tenant improvements and service contracts, supervise the completion of property inspections and work with ownership to implement any recommended developments.
It is also the responsibility of the Property Manager not only to exhibit legendary customer service when communicating with tenants, prospective tenants, owners, and vendors but also to focus on productivity and results.
ESSENTIAL JOB FUNCTIONS:<ul><li>
Professionally represent TW while adhering to the terms and conditions of the management agreement.</li><li>
Responsible for lease administration.</li><li>
Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives.</li><li>
Provide management and leadership to property staff, including hiring and performance management.</li><li>
Develop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, annual inspections as required for a specific asset, TW&rsquo;s best practices, and/or client requirements.</li><li>
Develop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery process.</li><li>
Bid, negotiate, and manage conformity with vendor contracts in accordance with TW and the client&rsquo;s procurement contract requirements.</li><li>
Maintain interface with third-party owners and accounting team to ensure total contract compliance, including preparation of accurate and timely reporting.</li><li>
Coordinate and oversee all tenant and building construction work to ensure timely and accurate completion of all construction work at property on behalf of client.</li><li>
Participate in leasing and client team meetings and ensure effective communication between leasing and property management team members in order to achieve client&rsquo;s goals and objectives.</li><li>
Provide and foster positive relationships with tenants, external clients, and internal clients.</li><li>
Represent and communicate clearly and accurately, in person, over the phone, and in writing the authority of the property manager based on legal agreements in effect and TW policies.</li><li>
Coordinate training and development activities for team members.</li><li>
Additional duties or projects as assigned by Senior Leadership and the Client/Ownership.</li></ul>
POSITION REQUIREMENTS:<ul><li>
A bachelor&rsquo;s degree in Business Management, Finance, Accounting, or related discipline.</li><li>
State Real Estate license required.</li><li>
CPM and/or RPA designations or in progress.</li><li>
A minimum 5 years of property management experience, preferably in commercial management.</li><li>
Must have intermediate to advanced Microsoft Word, and Excel proficiencies.</li><li>
Microsoft Outlook, Angus, Accounting Software such as MRI, Yardi or CTI proficiency preferred.</li><li>
Strong understanding of financial reports, including variance of actual vs. budget numbers.</li><li>
Ability to keep information strictly confidential.</li><li>
Strong desire to succeed in an entrepreneurial environment.</li><li>
Exceptional oral and written communication skills.</li><li>
Must be able to handle multiple projects, changing priorities and a continually heavy workload.</li><li>

This is a dynamic, on-site role that places you at the heart of the action. As a result, an essential function of this position is working on-site. Remote or hybrid options are not available.
