<div></div><div><b>REPORTS TO:</b> Maintenance Supervisor</div>
<div></div><div><b>OVERVIEW:</b> The MAINTENANCE TECHNICIAN (MT) is responsible for, but not limited to, assisting in the maintenance operations of a community or set of communities and ensuring they are run in an organized and efficient manner to meet TRIO standards.</div>
<div></div><div><b>SKILLS:</b> The MT must have a basic understanding of mechanical and electrical systems. The MTI will be working alongside residents and other property staff thus strong communication skills, positive attitude, and professionalism are a priority. Experience with painting and cleaning required, basic electrical and plumbing experience preferred.</div>
<div></div><div><b>SCHEDULE:</b> 40 hours per week, some emergency/on-call work as required.</div>

<div></div><div><b>DUTIES AND RESPONSIBILITIES:</b></div>
<div>Perform repairs such as appliances, carpentry, hardware accessories, masonry, painting, as well as basic electrical, plumbing, and HVAC.</div>
<div>Help prepare empty apartments to be ready for next round of resident move-ins.</div>
<div>Complete inspections for make readies upon request.</div>
<div>Assist with vendor access to apartment homes and inspections.</div>
<div>Performs service requests in a prompt, courteous and efficient manner.</div>
<div>General cleaning of the property, management office and landscaping this includes inspecting property grounds each morning and picking up any trash and littering.</div>
<div>Keep mail rooms clean. Pick up trash, sweep floors, remove dated notices from bulletin boards, etc.</div>
<div>Clean common areas and grounds as necessary.</div>
<div>The Maintenance Technician must be willing to work some evening, weekend and on-call shifts as necessary.</div>
<div>Available to assist MTII and Maintenance Supervisors in absence.</div>
<div>Understands and complies with Fair Housing laws and standards.</div>
<div></div><div><b>QUALIFICATIONS:</b></div>
<div></div><div>One or more years of hands-on maintenance experience in areas such as plumbing, electrical, carpentry and HVAC.</div>
<div>Highschool diploma or equivalent required.</div>
<div>Must be able to lift and work with heavy equipment.</div>
<div>Trade and/or technical school training, is beneficial.</div>
<div>EPA, CPO, HVAC and CFC certifications, is beneficial.</div>
<div>COMPUTER SKILLS:
</div><div>Basic computer knowledge is preferred.</div>
<div>Basic use of Property Management System will be expected</div>
<div></div><div><b>DRIVING/TRAVELING REQUIREMENTS:</b></div>
<div></div><div>Possible need (20% to 25% of the time) to utilize personal transportation to inspect apartment communities and surrounding neighborhood, make trips to home improvement stores and visit the corporate office.</div>
<div>Occasional use of golf cart may be necessary.</div>
<div>Must have valid driver's license and automobile insurance.</div></div><div></div>
