 To provide strategic guidance to the Project team in a manner that will ensure meeting the project objectives and advance the organization to its full potential. The job holder will provide inputs during the pre-design and design stages, responsible for the tender &amp; construction stages, and provides inputs during the post-construction stage. The job holder will implement the policies for the management of projects, selection and management of the Construction Management Company, Supervision Consultants, Contractor, and other areas according to the job holder&rsquo;s assigned responsibilities.
 
 
 
 
 
 
 Responsibilities:
 
 
 
 
 
 <ul>
 <li>
 Manages construction project(s) chartered and assigned in due coordination with all project stakeholders.
 </li>

 Understands business case.
 </li>

 Prepares project charter.
 </li>
 <li>
 Collects processes and information.
 </li>
 <li>
 Prepares preliminary development budget.
 </li>

 Manages Masterplan stage.
 </li>

 </li>
 <li>
 Prepares project management plan.
 </li>
 <li>
 Development team (Consultants, Project Manager etc.) selection through approved processes (Technical and Financial proposals)
 </li>

 Provides inputs during the Design stage consisting of Concept, Schematic and Design Development.
 </li>
 <li>
 Ensure that all Tender documents are prepared.
 </li>
 <li>
 Ensures necessary permits, licenses, and Issue for Construction (IFC) drawings have been secured.
 </li>
 <li>
 Manages the tender stage and makes recommendations for award of the project.
 </li>
 <li>
 Ensures that all contracts, agreements, securities, and insurances are in place prior to commencement of works.
 </li>
 <li>
 Executing
 </li>
 <li>
 Oversees commencement and mobilization of project(s) and ensures that all initial requirements are secured.
 </li>
 <li>
 Ensures execution of works according to Project Management Plan.
 </li>
 <li>
 Monitoring &amp; Controlling
 </li>
 <li>
 Reviews scope, time, cost, and quality against performance measurement baselines and ensures compliance. Ensure necessary preventive and corrective measures are taken.
 </li>
 <li>
 Determines variances, manage change control processes, ensure all variations are formalized and information distributed to the stakeholders.
 </li>
 <li>
 Performs risk assessments and takes necessary actions.
 </li>
 <li>
 Provides weekly, monthly, and quarterly executive and project progress reports.
 </li>
 <li>
 Closing
 </li>
 <li>
 Verifies completion of works according to Project Management plan. Ensure that all snags are addressed.
 </li>
 <li>
 Ensures that the product (project deliverables) and documents are handed over to the end-users and product lifecycle owners and gain product acceptance.
 </li>
 <li>
 Ensures that all necessary permits and licenses that are required for Occupancy and Operations are secured.
 </li>
 <li>
 Ensures transition of insurance coverages from Project to Product (Property)
 </li>
 <li>
 Ensures proper management of the defects liability period through the end-users and product custodians. Gain final acceptance and close-out contracts.
 </li>
 <li>
 Ensures all project records are properly archived and final lessons learnt reports are prepared and discussed for future project benefits.
 </li>
 <li>
 Perform other duties as requested by line manager

 Skill Requirements:
 
 
 
 
 
 <ul>

 Bachelor&rsquo;s degree in civil engineering or architecture,
 </li>
 <li>
 Bilingual
 </li>
 <li>
 8+ years of experience
 </li>
 <li>
 have experience in managing medium size projects of similar nature independently
 </li>
 <li>
 willing to commute to distant work locations
 </li>

 Responsible for finding new tenants, renewing leases, answering letters, all administration to ensure compliance with lease terms and management of legal issues, and to track financial obligations for all leasing documents in accordance with company policies and Leasing
 
 
 Skill Requirements

 Bachelor's Degree in Business Adminstration

 3-5 years of relavent experiance in property managment and leasing

 Responsibilities

 Responsible for all administration to ensure compliance of leasing terms, tenant management and management of legal issues.
 </li>
 <li>
 Coordinates all leasing renewals and terminations as per the contract law.
 </li>
 <li>
 Keeps up to date with leasing contract law.
 </li>
 <li>
 Set up reports/follow-up scheme to regularly update status on main Leasing-related KPI&rsquo;s such as: Leasing status (leased units), rental income, average rent, lease term leasing status, and occupancy rates.
 </li>

 Prepares documentation in coordination with the legal department, - side letters, addendums, rent reduction of termination of contracts.
 </li>
 <li>
 Ensures maintenance and filing of tenant and leasing contracts and LOIs.
 </li>
 <li>
 Maintains minutes of meetings with potential investors and internal and external stakeholders
 </li>
 <li>
 Generates potential leasing leads with an understanding of the tenant mix for each project.
 </li>
 <li>
 Maintains and updates the leasing database.
 </li>
 <li>
 Assists with reading and preparing work floor plans.
 </li>
 <li>
 Research common market leasing offers and prepare investment proposals based on an understanding of market leasing offers.
 </li>
 <li>
 Follow up on open issues and maintains relationships both internally, with other departments and externally with Investors.
 </li>
 <li>
 Prepares maintains and coordinates all documents required for contract preparations.
 </li>
 <li>
 Consult legal advisors to ensure that all documents or contracts are in accordance with legal regulations and company policies or to prepare termination agreements, extensions, amendments, etc.
 </li>
 <li>
 Provides assistance in all leasing functions and all related matters.
