 Job Summary:
 
 
 
 
 
 
 To be responsible for preparing the consolidated financial statements of URC. Also responsible for ensuring the timely and accurate Monthly Reporting of the Consolidated financial statements. And responsible for preparing tax declarations in accordance with regulatory requirements, ensuring accurate DMTT tax calculations, and overseeing tax compliance for all subsidiaries.
 
 
 
 
 
 
 Core Responsibilities:
 
 
 
 
 
 <ul>
 <li>
 Reviews all financial statements and manages accounts on a monthly basis after receiving from Subsidiaries / Associates.
 </li>
 <li>
 Follow&ndash;up on all financial records of the subsidiaries, ensuring that they are accurately updated.
 </li>
 <li>
 Reviews with external Tax auditors for final approval
 </li>
 <li>
 Prepares URC consolidation and a Monthly Closing to ensure completeness of organized processes for URC and subsidiaries.
 </li>
 <li>
 In charge of the Tax declaration for the URC &ndash; Kuwait and local subsidiaries
 </li>
 <li>
 Gather information from subsidiaries for DMTT tax, ensuring accurate calculations and a thorough understanding of applicable regulations.
 </li>
 <li>
 Comprehend intercompany transactions by applying the transfer pricing policies and procedures.
 </li>
 <li>
 Ensures that all subsidiaries submit their tax declarations accurately, minimizing payments based on actual data, and meet all deadlines.
 </li>
 <li>
 Prepares the consolidated financial statements of URC in compliance with IFRS.
 </li>
 <li>
 Analyzes the monthly reporting of the consolidated financial statements.
 </li>
 <li>
 Assists in the development and enhancement of team procedure manuals and processes.
 </li>
 <li>
 Maintains collaborative and effective relationships with other key management personnel and keeping abreast of significant reporting, and regulatory guidelines.
 </li>
 <li>
 Actively participates in assigned Cross-Functional Teams (CFT) and ensures timely dissemination of information to CFT.
 </li>

 Requirements:
 
 
 
 
 
 <ul>
 <li>
 Bachelor&rsquo;s degree in finance or accounting with equivalent years of experience
 </li>
 <li>
 Strong English and Arabic language skills (written and spoken)
 </li>
 <li>
 Experience of 6-8 years
 </li>
 <li>
 Significant experience in the real estate industry, and relevant experience in the Consolidations.
 </li>
 <li>
 Relevant experience in tax
 </li>
 <li>
 Understands the master file tax requirements.
 </li>

 Understands the country-by-country reporting requirements

 Responsible for finding new tenants, renewing leases, answering letters, all administration to ensure compliance with lease terms and management of legal issues, and to track financial obligations for all leasing documents in accordance with company policies and Leasing

 Generates potential leasing leads with an understanding of the tenant mix for each project.

 Maintains and updates the leasing database.
 </li>
 <li>
 Assists with reading and preparing work floor plans.
 </li>
 <li>
 Research common market leasing offers and prepare investment proposals based on an understanding of market leasing offers.
 </li>

 Follow up on open issues and maintains relationships both internally, with other departments and externally with Investors.
 </li>
 <li>
 Prepares maintains and coordinates all documents required for contract preparations.
 </li>
 <li>
 Consult legal advisors to ensure that all documents or contracts are in accordance with legal regulations and company policies or to prepare termination agreements, extensions, amendments, etc.

 Responsible for overseeing and coordinating daily operational activities to ensure the efficient and effective management of properties. This role focuses on implementing operational strategies, optimizing processes, and supporting the Line Manager to maintain high standards of service delivery. The ultimate goal is to enhance tenant satisfaction, streamline operations, and contribute to the overall success and profitability of the properties.
 
 
 
 
 
 
 Responsibilities:
 
 
 
 
 
 <ul>

 Responsible for hosting on-site tours of properties to allow prospective tenants physically check the space.
 </li>
 <li>
 Demonstrate full knowledge on all aspects of each property and highlights interesting features or amenities of a property, background about the facility,
 </li>
 <li>
 Professionally and courteously handles all tenants&rsquo; inquiries, feedback, complaints or concerns. Ensures a high level of resident relations is maintained through regular contact and proactive attention to resident needs being maintenance issues or other concerns. Maintained the necessary contacts to handle emergency situations.
 </li>
 <li>
 Handles move outs of tenants by inspecting the unit, checking for damages and determining what portion of the security deposit will be returned to the tenant. Ensures the cleanses of the unit, repairing any damages and finding a new tenant.
 </li>
 <li>
 Ensures smooth and timely transition of new tenants and manages the process and paperwork.
 </li>
 <li>
 Ensures tenants&rsquo; files are consistent with URC policies and procedures and maintains a proper filing of all hard and soft copy documentation and correspondence.

 Creates and maintains a database of all past, current, and future tenants for archiving and records purposes.
 </li>
 <li>
 Inspects the property&rsquo;s security standards, cleaning and maintenance issues and reports it to providers.
 </li>
 <li>
 Compiles and implements a weekly security, maintenance and cleaning checklists (AC, water, electricity, fire checks, etc.) and prepares a regular report for Line Manager.
 </li>
 <li>
 Responsible for inspecting the property prior to leasing and notes its condition prior to the tenants moving in.
 </li>
 <li>
 Ensures that all property repair and maintenance programs created by Line Manager are executed within budget, which will efficiently sustain a high level of resident satisfaction and aesthetic standards.
 </li>
 <li>
 Ensures all contractors and repair companies comply with the established health and safety policy, and immediately address any infractions, hazardous conditions, or damaged equipment.
 </li>

 Performs other responsibilities and tasks as required or as directed by the Line Manager.
