Venture&rsquo;s goal is to add 500 units per year to its portfolio with an eventual target of 5,000 units under management.Websites: https://www.vrec.com/ https://www.venturecommunities.com/careersPosition Summary The Assistant Manager supports the daily operations of a manufactured housing community, helping ensure high occupancy, resident satisfaction, and efficient property management. This role combines administrative duties, customer service, leasing, and coordination of maintenance activities.Key Duties &amp; Responsibilities: &middot; Conduct property tours for prospective residents&middot; Process payments and maintain accurate financial records&middot; Conduct operations in a manner that adheres to the property budget&middot; Assist in the creation of property budgets&middot; Assist with marketing available homes and lots.&middot; Process applications, background checks, and lease agreements.&middot; Maintain accurate records of occupancy and vacancies.&middot; Serve as the primary point of contact for residents.&middot; Address resident concerns, complaints, and requests professionally.&middot; Enforce community rules and policies consistently.&middot; Foster a positive, community-oriented environment.&middot; Maintain resident files, lease documentation, and reports.&middot; Assist with rent collection and tracking delinquencies.&middot; Prepare notices (late rent, violations, etc.)&middot; Attend court hearings as needed in the furtherance of company objectives&middot; Support bookkeeping and reporting as needed.&middot; Conduct regular inspections of homes, lots, and common areas.&middot; Coordinate with maintenance/vendors for repairs and upkeep.&middot; Ensure community cleanliness, safety, and curb appeal.&middot; Track work orders and follow up on completion.&middot; Ensure adherence to local, state, and federal housing regulations.Core Competencies&middot; Ownership &ndash; Takes personal responsibility for outcomes, adapts to challenges, and solves problems proactively.&middot; Fellowship &ndash; Works collaboratively, inspires growth and improvement in teammates, holds others and oneself accountable, and builds community spirit among residents and staff.&middot; Stewardship &ndash; Manages the community responsibly, treating residents and investor capital with care and respect.Other Required Competencies: To perform this job successfully, an individual should demonstrate the following competencies.&middot; Communication Proficiency &ndash; Clearly and effectively communicates with residents, staff, and leadership.&middot; Strong organizational and multitasking abilities.&middot; Problem &ndash; solving and conflict resolution skills.&middot; Ability to work independently and as part of a team&middot; Attention to detail and accuracy&middot; Decision Making &ndash; Makes sound, timely decisions in alignment with company goals and values.&middot; Customer Focus &ndash; Demonstrates a resident-first mindset in all interactions.&middot; Business &amp; Financial Acumen &ndash; Understands the financial and operational aspects of property management.Physical Requirements: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
