Summary/Objective:
The qualified candidate will be responsible for conducting financial analysis that supports shopping center acquisitions and asset management functions at Vestar. The Financial Analyst will collaborate with teams throughout the organization, as well as external partners to facilitate these responsibilities. 
Essential Duties and Responsibilities
Investment &amp; Acquisition Analysis<ul><li>
Prepare comprehensive property-level pro forma cash flow and IRR projections using Argus and advanced Excel modeling</li><li>
Underwrite new development and acquisition opportunities</li><li>
Evaluate demographics, location fundamentals, traffic patterns, competition, and re-leasing opportunities</li><li>
Review legal documentation including leases, purchase agreements, CC&amp;Rs/REAs, title commitments, operating agreements, and loan documents</li><li>
Review third-party reports including environmental (Phase I &amp; II), property condition reports, surveys, and appraisals</li><li>
Prepare formal investment memoranda and recommendations for the Investment Committee</li></ul>
Asset &amp; Portfolio Management<ul><li>
Perform portfolio-level analysis of operational performance and market trends</li><li>
Review historical operating statements, budgets, and CAM reconciliations to validate expense projections</li><li>
Assist with monthly, quarterly, and annual property reporting requirements</li><li>
Support annual budgeting and business planning processes</li><li>
Conduct ad hoc financial analyses for new and existing assets</li><li>
Credit &amp; Loan Portfolio Analysis</li><li>
Prepare tenant financial summaries and conduct credit risk analysis through financial review and industry research</li><li>
Track and analyze asset-level loan portfolio performance</li><li>
Support loan sourcing, underwriting, closing, and servicing processes</li></ul>
Additional Responsibilities<ul><li>
Provide acquisition and disposition support as needed</li><li>
Collaborate cross-functionally with leasing, development, property management, accounting, and external partners</li></ul>
Qualifications
Education<ul><li>
Bachelor&rsquo;s degree in Finance, Accounting, Economics, Real Estate, or related field</li><li>
CPA or CFA designation preferred but not required</li></ul>
Experience<ul><li>
2&ndash;4+ years of experience in commercial real estate, lending, investment banking, private equity, financial due diligence, or related field</li><li>
Retail shopping center experience preferred</li></ul>
Technical Skills<ul><li>
Strong financial modeling skills with advanced Excel proficiency</li><li>
Argus experience required</li><li>
Proficiency with Microsoft Office (Word, PowerPoint, Outlook, etc.)</li></ul>

Ability to manage multiple time-sensitive priorities in a fast-paced environment</li><li>

Position Type / Work Environment
This is a full-time, in-person position based at Vestar&rsquo;s corporate offices in Phoenix, Arizona. 
 
 Standard work hours are Monday through Friday, 8:00 a.m. to 5:00 p.m. Occasional evening or weekend work may be required based on transaction timelines and business needs.
