The Comptroller will handle high-level accounting, managerial accounting, and oversee the financial activities of the subsidiary Renaissance Neighborhood Development Company (RNDC). As head of RNDC accounting, The Comptroller will be responsible for the accurate financial analysis and audit readiness for multiple affordable rental housing properties in various stages of our development, including those in pre-development and construction as well as our stabilized portfolio of properties working alongside RNDC&rsquo;s Finance and Accounting Manager. Under the general direction of the Chief Financial Officer, the Comptroller advances the mission of RNDC through the fulfillment of its strategic plan and the continued growth of our housing portfolio.<h1 class="jobSectionHeader">
ESSENTIAL DUTIES AND RESPONSIBILITIES:</h1><ul><li>
Partner with Development Directors on finance closings and ensure proper fund flow during project launch.</li><li>
Process monthly construction draws and confirm timely contractor payments.</li><li>
Fulfill financial conditions throughout development phases.</li><li>
Maintain relationships with lenders and funders; ensure tax efficiency in for-profit transactions.</li><li>
Supervise RNDC accounting operations, including reconciliations and oversight of Accounting &amp; Finance Manager.</li><li>
Maintain books for General Partner entities and review monthly YARDI reports and financial statements.</li><li>
Coordinate with Property Management on financial corrections and handle reserve withdrawals per partnership agreements</li><li>
Prepare cost summaries and forecasts for audits; create certifications at project completion.</li><li>
Manage project audits and serve as liaison for RNDC audits.</li><li>
Set up and reconcile project bank accounts; maintain 3-year cash forecast projections</li><li>
Prepare 13 Week Cash forecast on a biweekly basis</li><li>
Submit RNDC operating budgets and provide financial reports as required.</li><li>
Support CFO with board reporting and respond to funder and lender inquiries.</li><li>

JOB SUMMARY AND PURPOSE
The Senior Case Manager II is the subject matter expert for the case management team. The Senior Case Manager II will mentor the team, and, as directed by the Program Coordinator, will arrange, coordinate, monitor, and assure all delivered services by the case management team meet the needs of clients. This includes assisting case managers in: assessing and reassessing client/household needs, educating on program and community resource opportunities, developing relevant service plans, scheduling appointments, and providing necessary follow-up to ensure service plans are progressing on schedule and needs are adequately being addressed. The position requires a combination of administrative/office duties and field/outreach work.
DUTIES AND RESPONSIBILITIES

Qualifications

** The Shelter Coordinator position provides &ldquo;rotating 30 minutes of break time coverage&rdquo; to the Shelter program
staff in the Denver Metro Area Shelters. This is a rotating position where the Shelter Coordinator will travel to
assigned sites to relieve staff for their 30-minute break. The Shelter Coordinator position is responsible for
managing the facility (in the time they are covering). The programs under Shelter purview serve multiple
populations in different programs: a Safe Haven for chronically homeless women with mental health concerns, a
family shelter, a Grant Per Diem program for Veteran Families and unaccompanied individuals, and a shelter for
older women. Service modalities for all programs under RYES include Housing First Trauma Informed Care, Harm
Reduction, Motivational Interviewing, and Crisis De-escalation. Job duties include supporting and coordinating with
other staff in the delivery of appropriate housing stability and support services for individuals and families
experiencing homelessness, including ensuring participants needs are met, maintaining the safety and wellbeing of
program participants, and maintaining the cleanliness of the facility. Further, the Shelter Coordinator will have a
basic understanding of mental health services and may have the opportunity to develop in specialty areas
including housing, employment, legal services, benefits, or others as indicated by the needs of the program(s).
Essential Duties and Responsibilities<ul><li>
Ensures that the program participants&rsquo; voices are heard, and when appropriate the participants ideas play a prominent role in programming.</li><li>
Responsible for possessing an in-depth knowledge regarding program requirements, including the referral process, support services, and field-relevant best practices.</li><li>
Demonstrates knowledge of participant-specific resources, a passion for serving the population and people experiencing homelessness, and the ability to contribute to the program-wide objectives of a diverse and dynamic team.</li><li>
Clearly documents all participant interactions along with required eligibility and demographic information. Can develop specialized knowledge related to service delivery database systems within the organization including Service Point and Homeless Management Information System (HMIS).</li><li>

Maintains physical and emotional safety of all program participants in the facility. Manages the milieu and addresses any program participant conflicts immediately to de-escalate. Position Type and Expected Hours of Work<ul><li>This is a permanent - part time position</li><li>While Shelter Support Coordinators are on duty, they are likely single-staffed and unless they have established coverage for an approved reason, they will be expected to stay at the facility for the entirety of their shift.</li><li>All Shelter staff are considered &ldquo;essential staff,&rdquo; requiring to be on their scheduled shifts regardless of holidays or inclement weather. Part Time Shelter Coordinator/Floater

VOAC supports veteran&rsquo;s efforts to exit homelessness as well as provides a safe place for survivors of domestic violence. Wherever VOAC goes, it combines relationship-building, volunteers and quality services to lift and support our neighbor&rsquo;s efforts to become self-sufficient and reach their full potential.
**The Housing Case Manager provides direct services and housing support to individuals residing in the Lakewood Navigation Center, a 103-bed congregate shelter serving both men and women. This role applies best practices including Housing Focused, Trauma-Informed Care, Harm Reduction, Motivational Interviewing, Crisis De-escalation, and Critical Time Intervention
Key responsibilities include:<ul><li>Service Delivery: Conduct needs-based assessments, determine program eligibility, and provide individualized case management to support shelter stability and housing goals.</li><li>Housing Support: Assist participants in securing and maintaining housing, including determining rental amounts, recruiting, and mediating with landlords, and connecting guests to income and public benefits.</li><li>Community Engagement: Participate in outreach, collaborate with service providers and multidisciplinary teams, and attend relevant meetings and training.</li><li>Documentation &amp; Compliance: Maintain thorough records in multiple databases as required by funders and the organization. Ensure staff and participants have access to community referrals.</li><li>Program Development: May develop specialized services based on participant needs and is expected to apply current best practices in service delivery.</li></ul>

Anticipated Outcomes<ul><li>Ensure the occupancy rate at shelters remains at 90% or higher.</li><li>Ensures that 30% of all households who exit, do so into a stable or permanent housing solution, and that 50% of these households engage in rehousing services.</li><li>Facilities always remain &ldquo;tour ready&rdquo; including all safety concerns addressed within 48 hours.</li><li>Ensure all other outcomes are met as required by the funding source and Volunteers of America Colorado.</li></ul>

PROGRAM AND LOCATION: VOA-NCNN, a Certified Great Place to Work, is recruiting for a full-time Maintenance Coordinator position for our Elk Grove Housing Program. The Elk Grove Housing Program provides transitional housing assistance to Elk Grove residents experiencing homelessness, including single adults and families, in coordination with services provided by the City's homeless navigation team and/or other social service providers offering assistance to Elk Grove households experiencing homelessness. Transitional housing shall be considered short-term housing in which households receive access to services designed to assist them with securing permanent housing as quickly as possible. The program operates three transitional properties. In addition, the program manages four permanent housing properties, three for adults and one for seniors (55+). Full-time employees (working 30 or more hours a week) are eligible for a benefits package that includes paid holidays, vacation, sick pay, health, dental, vision, life, and short-term disability insurance coverage.</div>

POSITION SUMMARY:</div><div>
The Maintenance Coordinator is responsible for assuring quality, building maintenance, repair, and custodial upkeep in a safe, non-judgmental manner to all residents. Duties are performed professionally and compassionately supporting the safety and the integrity of all residents as it relates to the housing site objectives. Work is also performed in a cost effective and service-oriented manner as it relates to established organizational standards.
 
 
OBJECTIVES/ACTIVITIES:</div><div>
A. Responsible for preventive maintenance of building heating/air conditioning units, maintenance of interior/exterior common areas, renovating rooms for new residents, repairing house deficiencies as they occur, and general inspection of building perimeter and facility grounds, and parking areas.</div><div>
1. Maintain and make repairs, as needed, of the interior and exterior of the properties to meet all county codes and to insure all equipment is in safe working order. 
2. Maintain all plumbing and electrical services, i.e., electrical fixtures, lighting, toilets, sinks, drains, equipment, tools, etc. to be in good working order for the house and common areas, i.e. restrooms, laundry facilities, recreation rooms, kitchens, etc.
 
3. Conduct required inspections of heating/cooling systems and smoke detectors. 
4. Provide emergency repairs to assure safety and security of residents and facility.
 
5. Select, purchase and pick-up repair materials as needed. 
6. Responsible for inventory control and utilization of maintenance equipment and supplies.
 
7. Maintain accurate records regarding preventive maintenance, service request, house make-ready and periodic inspections.
 
8. Maintain adequate lighting for interior and exterior of property.
 
9. Make recommendations to program manager on necessary maintenance repairs, preventive maintenance and property improvements.
 
10. Schedule maintenance on all equipment based on the manufacturer&rsquo;s recommendations.
 
11. Inspects work of vendors to verify quality, completion and compliance with contract as directed by the program manager as the contract must be reviewed to confirm terms and obligations. 
12. Prepare a written monthly maintenance summary showing number of work orders, turnovers and preventive maintenance tasks completed, pending &amp; outstanding. This may include either writing the report and submitting to the program manager.</div><div></div><div> 
B. Responsible for maintaining facilities in a clean, sanitary and presentable manner at all times.</div><div>
1. Creates and implements preventive maintenance schedule in cooperation with program manager. 
2. Performs planned and corrective maintenance to building systems &amp; equipment, fixtures and surfaces, according to the preventive maintenance schedule. 
3. Performs equipment preventive maintenance tasks such as checking for proper equipment operation; changing air filters and condenser coils; lubricating bearings; and minor adjustments according to the preventive maintenance schedule; and documents completion of these tasks. 
4. Performs electrical and plumbing systems preventive maintenance tasks such as: inspecting electrical systems for unsafe conditions; testing and maintaining safety equipment including emergency exit lights and signs; testing light switches, electrical outlets and GFCIs; checking appliances for proper operation; inspecting plumbing fixtures for leaks; checking drain lines to insure they are free of obstruction. 
5. Performs timely bedroom unit turn-overs as directed by the program manager. 
6. Performs mechanical tasks such as repairing and/or replacing thermostats and HVAC controls. 
7. Performs electrical tasks such as: repairing faucets; resetting toilets and sinks; repairing water leaks, replacing and/or repairing flush valves; and clearing clogged drains and soil lines. 
8. Performs electrical tasks such as: replacing inoperable circuit breakers, GFCIs, switches and outlets; replacing missing or damaged covers on switches, outlets, junction boxes, timers and panels. Uses lockout/tagout devices when doing electrical work. 
9. Performs carpentry work such as: hanging doors; repairing windows; replacing/repairing door and window hardware; installing and/or repairing cabinets and handrails; repairing downspouts; repairing flooring; and patching walls and ceilings. 
10. Performs masonry work such as: repairing broken concrete, replacing broken ceramic tiles, and re-grouting ceramic tiles. 
11. Performs plastering and sheetrock repair such as: mixing plaster and drywall mud; installing and repairing drywall or plaster; smooths and feathers edges to match surrounding surfaces.</div><div>
12. Performs painting tasks such as: preparing surfaces for painting by patching and masking; painting with brushes or rollers; performing touch-up painting after work in an area; spot painting metal surfaces for corrosion control, etc. 
13. Performs routine work orders as necessary. 
14. Performs necessary manual labor to keep property in a decent, safe and sanitary condition. 
15. Troubleshoots maintenance problems using visual and appropriate testing equipment. 
16. Maintains neat, clean and organized maintenance shop and storage areas. 
17. Operates and makes all installations and repairs in accordance with local, state and national codes. 
18. Makes recommendations to program manager for outside contractor involvement when appropriate. 
19. Solicits and analyzes contractor bids and makes recommendations as assigned by the program manager. 
20. Performs miscellaneous maintenance related tasks or other duties as directed by program manager. 
21. Coordinates and directs other maintenance personnel as assigned by the program manager. 
22. Assist in the removal of resident property that can create a health and safety hazard to the property. 
23. Assist with other projects as assigned which may include other housing facilities.</div><div></div><div> 
C. Responsible for all areas of daily communication with program manager/facility director and to stay in compliance with company policies.</div><div>
1. Secure approval for exceptions to standard policy. 
2. Notify management of potential workflow problems and resource needs necessary to attain performance standards. 
3. Communicate with house leader, case manager and program manager and external city program representatives as required. 
4. Direct available resources as required. 
5. Comprehend and adhere to ethical standards, program philosophy guidelines, and confidentiality laws.</div><div></div><div> 
D. Responsible for maintenance emergencies and safety.</div><div>
1. Maintain an above average working knowledge of fire, safety, and health standards to assure safe work environment for residents and all personnel. 
2. Participates in off-shift and weekend emergency maintenance coverage as scheduled, and responds immediately to emergencies when on-call; returns phone calls in a timely manner.</div><div>
3. Assembles and maintains an emergency tool it kept in an easily accessible location. 
4. Assist management in monitoring resident safety and well-being. 
5. Practice safety precautions and is safety conscious at all times. 
6. Wears personal protective equipment (PPE) and informs Community Administrator when others do not. 
7. Ensures that the Material Safety Data Sheet (MSDS) binder is current and up to date; prepares and maintains a hazardous material inventory, updates spreadsheet as needed (or advises PM to update if no access to computer), and keeps it in front of the MSDS binder. 
8. Conducts and/or participates in required monthly safety meetings. 
9. Document and report all resident concerns and/or infractions that can impact the residence security. 
10. Complete all incident reports and logs as required.

JOB SUMMARY AND PURPOSE
The Lead Case Manager will arrange, coordinate, monitor, mentor, and assure all delivered services by the case management team meet the needs of program clients.
