Position: Real Estate Finance Supervisor (Hybrid)
 
The Real Estate Finance Supervisor manage general ledger accounting functions and the timely production of accurate internal and external monthly/quarterly operating statements for the partnerships and related entities of VOA-GNY. Support the Controller in property performance analysis; prepare property budgets; annual external audits and funder compliance reporting. Responsible for day-to-day management and supervision of two Senior Real Estate Accountants. Support Controller in the preparation of interim financial statements (monthly and quarterly for Finance Committee) and GAAP Financial Statements and related footnote disclosures.

Minimum Qualifications: 
<ul>
<li>Bachelor’s degree in accounting</li>
<li>5-years low-income real estate experience (development/ construction accounting is a plus) with at least 3 years of demonstrative supervisory experience, or satisfactory combination of education and experience.</li>
<li>Financial accounting expertise in accordance with U.S. GAAP standards.</li>
<li>Strong interpersonal skills and the ability to effectively communicate.</li>
<li>Strong working knowledge of Yardi, Excel, Word, & PowerPoint is required.</li>
<li>Experienced in writing internal policies and procedures.</li>
</ul>
Real Estate Finance Supervisor Principal Responsibilities: 
1. Manage residential accounting team and work closely with the Asset Manager/Operations Team.
 2. Prepare/review monthly, quarterly and annual financial statements (including variance analysis reports) as well as distribution to appropriate personnel.
 3. Manage annual audits, budget preparation and new lease abstracts.
 4. Review and assist with preparation of month end close workpaper package inclusive of bank reconciliations, accruals, prepaid rents, fixed asset schedules including GAAP adjustments.
 5. Analyze daily cash balance and submission of escrow/reserve reimbursement.
 6. Review/approve monthly closing journal entries, invoices, PO and cash receipts postings.
 7. Review leases, maintain schedule of leases as well as prepare year-end lease obligation.
 8. Review and account for construction activity and capital improvements.
 9. Review monthly funding draw submission to lenders, investors and governing agencies
 10. Maintain compliance with partnership agreements, loan agreements for the related entities and Low-Income Housing Tax Credit (LIHTC) standards.
 11. Under supervision of the Controller, prepare schedules required by VOA-GNY’s Related Entities’ debt covenants.

Real Estate Finance Supervisor

Position: Case Manager
 
The Case Manager is a key provider of services within Volunteers of America’s Case Management Model. The Case Manager works with the client to assess their strengths and needs, plan a course of action, link the client to services, counsel the client and monitor progress. S/he must assure that clients receive appropriate, competent and professional information and advice, referrals and advocacy services to achieve successful outcomes. May include supervision of direct care staff.

Minimum Qualifications: 
<ul>
<li>Associate's degree or 60 college credits courses in Human Services field, or High School Diploma or GED with 2 years of relevant shelter experience.</li>
<li>The position also requires a demonstrated ability in verbal and written communication, including basic computer skills.</li>
</ul>
Case Manager Principal Responsibilities: 
1. Manage the client intake and assessment process to orient the client to the program and produce a comprehensive assessment of client service needs.
 2. Develop with the client a mutually agreed-upon individual service plan reflecting assessment findings goals. Update the plan with the client as required.
 3. Meet regularly with the client to assist him/her in obtaining needed services/benefits to achieve their individual service plan goals. Provide supportive counseling to strengthen his/her ability to make appropriate life decisions.
 4. Document case management activities in accordance with agency and funder guidelines and procedures. Collect service data and participate in evaluation and quality assurance activities.

Benefits Specialist Principal Responsibilities: 
1. Conduct benefits assessments and provide individualized education, assistance, referrals and advocacy to help clients obtain and retain any and all benefits to which they are entitled, including accompanying clients to appointments as needed.
 2. Work with clients and their medical and behavioral health providers to document disability to support SSI/SSD applications and appeals.
 3. Provide individualized money management and budgeting coaching and as needed connect clients to services to adult guardianship or representative payee services.
 4. Develop and deliver workshops on topics related to benefits, budgets and money management.
 5. Utilize best practice approaches and evidence-based interventions to maximize client outcomes.
 6. Maintain service documentation to include client progress notes, observations and interactions about clients and incident reporting when necessary.
 7. Participate in internal and external case conferencing activities.
