<div>WC Smith is seeking a strategic, hands-on Senior Marketing Director to lead our dynamic marketing department within our well-established, DC/Maryland Property Management company. Our portfolio includes a primary focus on multifamily residential properties. The portfolio is comprised of highly amenitized Class A Luxury developments, historic rent control sites, affordable communities and some retail.
This highly autonomous leadership position oversees the marketing team and plays a critical role in digital advertising, SEO, lead generation, branding, and property leasing. The key focus is to drive occupancy and revenue by building and executing data-informed marketing programs.
This position offices from our Corporate Headquarters in the Capital Riverfront area. 
<ul><li>Leadership &amp; Strategy</li>
<li><ul><li>Responsible for the execution of the company&rsquo;s marketing strategy for multifamily and retail properties.</li>
<li>Set priorities and goals for the marketing team.</li>
<li>Collaborate with executive leadership to align marketing goals with business objectives and growth plans.</li>
<li>Build marketing roadmaps and timelines
</li>Translate vacancy/traffic data into weekly &ldquo;focus lists&rdquo; of units or properties; recommend specials, price adjustments.

</li></ul></li><li>Digital Marketing &amp; SEO</li>
<li><ul><li>Plan, launch, and optimize Google Ads budgets and bids based on real-time availability or partner with third party for Google Ads.</li>
<li>Oversee geofencing creative and placements for large Class A sites.</li>
<li>Manage and execute SEO strategies to improve organic rankings, site traffic, and lead conversion across all properties.</li>
Monitor and analyze performance metrics using tools like Google Analytics, Search Console, and advertising dashboards.

</li></ul></li><li>Brand &amp; Content Management</li>
<li><ul><li>Oversee brand consistency across all assets and campaigns for both residential and retail property marketing.</li>
<li>Direct the creation of property marketing collateral, websites, signage, social media content, and event marketing.</li>
Ensure all content supports leasing goals and communicates brand identity clearly and effectively.

</li></ul></li><li>Campaigns &amp; Advertising</li>
<li><ul><li>Manage the planning and execution of digital and offline campaigns including display advertising, email marketing, social media, and direct mail.</li>
<li>Coordinate with external vendors and agencies
</li><li>Plan and deploy weekly highlight emails to ~12k prospects. Manage recurring eblasts for specific assets.</li>
<li>Manage graphic design oversight with a focus on the User Experience and Interface for property websites.</li>
</ul></li></ul><ul><li>Reporting &amp; Budgeting</li>
<li><ul><li>Prepare marketing budgets, ensuring effective allocation of spend across campaigns and channels.</li>
<li>Deliver monthly analytics &amp; advertising reports to leadership and owners when requested.
</li><li>Provide insights and strategic recommendations.</li>

REQUIREMENTS: 
<ul>
<li>At least five years of experience in marketing, with at least three years in a leadership role.</li>
<li>At least three years of experience in property management marketing, especially in multifamily housing.
</li><li>Experience managing other team members and owning outcomes for yourself and others.</li>
<li>Demonstrated hands-on experience with Google Ads (PPC) and SEO best practices preferred. Proficiency in Google Analytics, Google Search Console, GA4, marketing automation (e.g., Mailchimp/CRMIQ/Active Campaign), ILS portals, and geofencing platforms.</li>
<li>Ability to prioritize and oversee multiple property campaigns simultaneously.</li>
<li>Understanding of current technologies in the industry used for operational efficiency.</li>
<li>Strong Excel/Sheets skills; comfort with dashboards and data storytelling.</li>
<li>Excellent leadership, communication, and cross-functional collaboration skills.</li>
<li>Experience with property management software (e.g., Yardi, RealPage) and marketing platforms (e.g., RentCafe, CRM IQ) is a strong plus.</li>
<li>Knowledge of local market dynamics in real estate and competitive positioning. 
</li><li>A Bachelor&rsquo;s degree in Marketing or Advertising would be helpful.
 
</li><li>Must have a valid driver's license and ability to travel throughout the DC and Maryland area.</li></ul>
