<div>WC Smith has an exciting new opportunity for a Community Manager to lead our Fairway Park / JETU Apartments team. The successful candidate will oversee all aspects of property management for a community of over 800 units, including resident relations, team leadership, compliance and overall property operations. 
THE COMMUNITY MANAGER WILL:<ul><li>
Take full ownership of day-to-day operations for a large-scale residential community, ensuring the property runs efficiently, compliantly, and at a high standard</li><li>
Serve as the second in command to the Property Manager, supporting strategic initiatives while independently managing on-site execution</li><li>
Lead, coach, and hold accountable both office and maintenance teams, driving performance, responsiveness, and team cohesion</li><li>
Deliver an exceptional resident experience by proactively addressing concerns, resolving escalations, and maintaining a strong on-site presence</li><li>
Oversee leasing, occupancy, and resident retention efforts, identifying opportunities to improve satisfaction and minimize turnover</li><li>
Partner closely with maintenance to ensure timely completion of service requests and overall property upkeep</li><li>
Take full ownership of unit turn operations, managing timelines, vendors, and contractors to ensure units are delivered on schedule</li><li>
Monitor property performance through reporting, including move-ins/outs, rent collections, and operational trends</li><li>
Ensure accuracy and compliance in rent postings, resident ledgers, and financial-related tasks</li><li>
Manage LIHTC compliance, including income certifications and annual recertifications, ensuring adherence to all program requirements</li><li>
Maintain full compliance with Fair Housing laws, DC regulations, and company policies</li><li>
Support additional operational and business initiatives as needed</li></ul> 
A LEADING APPLICANT HAS:<ul><li> 
4+ years of experience as a Community Manager, with a proven track record of successfully operating a large residential community</li><li>
Demonstrated experience overseeing 500+ units and managing the full scope of property operations</li><li>
Strong leadership experience managing teams of 3+ employees across both office and maintenance functions</li><li>
In-depth knowledge of LIHTC compliance, including certifications and recertifications</li><li>
Working knowledge of DC Rent Control, Fair Housing, and local regulatory requirements</li><li>
A hands-on, solutions-oriented approach with the ability to manage competing priorities in a fast-paced environment</li><li>
Strong financial and operational skill, including experience with rent collections, reporting, and performance tracking</li><li>
Proficiency in property management software (Yardi strongly preferred) and Microsoft Office Suite</li><li>
Excellent communication skills with the ability to effectively interact with residents, team members, and leadership</li><li>
A polished, professional presence with strong attention to detail</li></ul>
