Responsibilities:
<div>
The responsibilities of the Maintenance Technician are as follows:</div><ul><li>
Troubleshoot and perform all necessary repairs to the apartment community, including plumbing, HVAC, carpentry and electrical. Installation of new appliances as needed.</li><li>
Ensure resident requested service orders are completed on a timely basis.</li><li>
Assist in maintaining the exterior of the property to provide clean and acceptable curb appeal at all times.</li><li>
Comply with all OSHA regulations and health, safety and environmental laws.</li><li>
Additional duties as assigned.</li></ul>
Qualifications:
<div>
The qualifications of the Maintenance Technician are as follows:</div><ul><li>
A minimum of 1 year of related experience.</li><li>
High school diploma or equivalent is required.</li><li>
Strong knowledge in troubleshooting and repairing HVAC systems. HVAC certification is strongly preferred.</li><li>
EPA Type I &amp; II certification(s) preferred.</li><li>
Excellent verbal and written communication skills.</li><li>
Ability to multitask, stay organized and meet deadlines.</li><li>
Able to be on-call for responding to after-hours emergencies.</li><li>
Must be able to lift up to 50 lbs.</li><li>
This role <b>MAY</b> require a valid driver's license</li></ul><div><b>

Responsibilities:
<ul><li>Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including: maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.
</li><li>Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied.</li><li>
Conduct regular safety inspections of the property, correct any unsafe practice or situation and train all maintenance staff in the correct handling of chemicals, supplies and equipment.</li><li>
Participates in various department or regional meetings and community events, leads safety and department meetings with staff members.</li><li>
Coordinate with vendors and contractors installation, maintenance and repair work.</li><li>
Maintain budget for department; ensure all projects and scheduling falls within budgetary guidelines.
</li><li>Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors. Inspect the work of vendors for quality and conformance to specifications and cost requirements.</li><li>
Purchase / order maintenance supplies, materials and appliances in an efficient and cost effective manner. Ensure inventory is appropriately stocked and maintained.</li><li>
Ensure Service Requests are appropriately assigned and completed by team within required time frame.
</li><li>Esure Make-readies and other maintenance projects are completed accurately and timely according to WBPC&rsquo;s quality standards.</li><li>
Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed.</li><li>
Ability to troubleshoot and train maintenance staff on various items related to specific trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) for the purpose of assessing item functioning and recommending repair or replacement.</li><li>
Conduct regular safety inspections of the property, correct any unsafe practices or situations and ensure all maintenance staff is trained on safety practices including correct handling of chemicals, supplies and equipment.</li><li>
Must adhere to all company safety policies and ensure that all employees work in a safe and secure environment.</li><li>
Must comply with all OSHA safety regulations, federal, state and local applicable laws regarding health, safety or environment, including WBPC &rsquo;s standard operating procedures and policies.</li><li>
Ensure service requests, make-readies and other maintenance projects are completed accurately and timely according to WBPC&rsquo;s quality standards.</li><li>

Qualifications:
<ul><li>Position requires a minimum of 5 years&rsquo; related maintenance experience, property management experience preferred.</li><li>
Proven ability to supervise and lead a large team.</li><li>
Advanced level of understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.</li><li>
Certifications preferred HVAC and EPA.</li><li>
Effective communication and interaction with management team, partners, subordinates, vendors or residents, sufficient to exchange or convey information and to give and receive work direction.</li><li>
Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.</li><li>
Basic computer skills (able to operate mobile device, PC).</li><li>
A valid license <b>MAY</b><b> </b>be required for this role.</li><li>
Must be available for regular on-call work assignments/ emergency calls and work scheduled off-hours and emergency overtime as required.</li><li>
Must be able to lift up to 50 lbs.</li></ul><div><b><br>
