The ideal candidate will be based in/near Burnsville, MN, have reliable transportation, a minimum two (2) years of prior experience in general maintenance or a combination of education and experience, and either hold current certifications or have the ability to obtain (company paid) training to obtain Boilers License, Pool Operator&rsquo;s License, and/or EPA Certification.

As a Maintenance Technician II, you will be responsible for providing unparalleled service to our residents by maintaining and improving the overall appearance of the property. Essential Job Functions, Duties, and Responsibilities
<ul>
<li>Ensure the physical aspects of the apartment meets company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments and performing necessary follow-up</li>
<li>Ability to troubleshoot and repair appliances, HVAC systems, plumbing and electrical</li>
<li>Ensure unoccupied apartments are ready for occupancy by performing various and as-needed electrical, HVAC, EPA, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs, painting, and overall apartment cleaning and other miscellaneous activities as necessary or as directed</li>
<li>Assist the Property Manager or other team members when requested with special projects or requests</li>
<li>Contribute to the achievement of occupancy goals by effectively performing maintenance duties, which promote a quality living experience for residents</li>
<li>Complete maintenance service requests, document the status of each request and ensure that appropriate follow-through occurs</li>
<li>Perform electrical repairs on items such as appliances, fixtures, switches, outlets, etc. and install ceiling fans as well as indoor and outdoor light fixtures</li>
<li>Perform repairs on air conditioner, heating units, and refrigeration units (use of refrigerant recovery equipment requires proper certification)</li>
<li>Perform plumbing work such as clearing stoppages, replace/repair fittings, faucets, and toilets. Complete minor re-piping including the soldering of copper pipes</li>
<li>Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks</li>
<li>Perform carpentry work, such as repairing/replacing doors, windows, closet bi-fold or sliding doors and building shelves</li>
<li>Repair concrete steps, stoops, patios, fencing, and signage when required</li>
<li>Paint and decorate apartments, hallways, etc., as directed by management</li>
<li>Complete appropriate apartment make ready procedures for move-ins within establish turnover timeframes</li>
<li>Oversee work of sub-contractors hired by the company to work perform work at the community</li>
<li>Complete daily maintenance of grounds and common areas including but not limited to all lighting, snow removal, trash removal, vehicle maintenance, etc.</li>
<li>Perform snow and ice removal including snow blowing, shoveling, putting down salt, and using a pick to remove ice build-up on sidewalks and walkways, parking lots, and common spaces</li>
<li>Replace apartment locks on rental apartments as necessary and on all recently unoccupied units, outside doors, and outbuildings to ensure security of the community</li>
<li>Ability to troubleshoot and repair or perform correct maintenance procedures on indoor or outdoor pools or spa equipment, if applicable (pool equipment maintenance requires proper certification)</li>
<li> Contribute to the achievement of financial goals through high productivity and cost awareness, without compromising quality</li>
<li>Responsible for material control and efficient utilization of maintenance equipment</li>
<li>Perform scheduled maintenance on all equipment based on the manufacturer&rsquo;s recommendations and operation manuals, including boilers, hot water heaters, lawn equipment and other vehicles</li>
<li>Keep accurate records regarding preventive maintenance, service requests, and inventories (invoices, service requests, etc.)</li>
<li>Periodically inspect all resident occupied or unoccupied apartments, buildings, and common areas; performing repairs and other duties as necessary or requested</li>
<li>Attend and participates in training seminars as required or requested</li>
<li>Maintain all shop and storage areas in neat, orderly, and working condition</li>
<li>Remain informed on changing building codes and discuss the possible impact to the community with the Property Manager</li>
<li>Interact positively with residents to maintain high levels of resident satisfaction</li>
<li>Demonstrate strong professionalism and integrity as a representative of the community</li>
<li>Contribute to cleanliness and curb appeal of the community</li>
<li>Comply with all industry Fair Housing rules and regulations</li>
<li>Operate within OSHA (Occupational Safety and Health Act) standards and company safety policies at all times</li>

Skills and Qualifications
<ul>

<li>Ability to read and follow instructions on safety information for cleaning supplies</li>
<li>Regular attendance, reliability and punctuality is necessary to meet the needs of applicants, new and current residents, guests and outside vendors during regularly scheduled hours</li>
<li>Ability to work nights and weekends, upon request, at the beginning and end of the month</li>
<li>Must be able to work overtime as needed</li>
<li>Required to work on an on-call basis</li>
<li>Must be available on the last and first day of the month for turns</li>
<li>Outstanding customer services skills</li>
<li>Well organized with excellent attention to detail</li>
<li>Aptitude to work independently with excellent time management skills</li>
</ul>
Education and Experience
<ul>
<li>High School Diploma or GED Equivalent</li>
<li>Two (2) years of prior experience in general maintenance or a combination of education and experience</li>
<li>Boilers License, Pool Operator&rsquo;s License, and/or EPA Certification required</li>
<li>Reliable transportation required</li>
<li>Ability to attend and pass company paid certification courses (e.g.: pool operators, boilers license, EPA certification)</li></ul></div>
