Compensation: </b>Our company considers a range of factors including education and experience when determining base compensation.</div><div>

Hourly: Starting at $32.82 - $41.03 per hour, depending on years of experience, tenure, and location. Annual Starting Comp: $68,265 - $85,342.</div><div></div><div>
Bonus: Average bonus potential of 10% annual bonus.</div><div>

Total Annual Starting Compensation Potential:</div><div><ul><li>
$75,091 ($68,265 base + 10% bonus)</li><li>

 <b>Key Responsibilities:</b></div><div><ul><li><b>
General Maintenance</b>: Perform routine maintenance tasks including plumbing, electrical, HVAC, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains.</li><li><b>
Work Orders</b>: Complete work orders efficiently and ensure they are closed out within 24 hours. Assign work orders as necessary to team members. The system currently utilized is Yardi.</li><li><b>
Unit Turnover:</b> Prepare vacant units for new residents, including painting, cleaning, and necessary repairs. Work with vendors/contractors to manage the make ready process.</li><li><b>
Emergency On-Call Repairs:</b> Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is a requirement.</li><li><b>
Preventive Maintenance:</b> Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire &amp; Life Safety) to ensure proper functioning and to prevent potential issues.</li><li><b>
Safety and Compliance:</b> Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE (Personal Protective Equipment).</li><li><b>
Inventory Management:</b> Manage and track inventory of maintenance supplies and equipment. Order supplies, create purchase orders and process invoices.</li><li><b>
Record Keeping: </b>Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet.</li><li><b>
Customer Service:</b> Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company&rsquo;s values and culture. Interact professionally with contractors, vendors, and suppliers.</li><li><b>
Team Collaboration: </b>Work closely with the property management team to identify and resolve maintenance issues.</li></ul></div><div><p><b>
Supervisory Responsibilities:</b></p><ul><li>
Strong leadership, create a positive team environment, and maintain a strong sense of morale while being a positive role model</li><li>
Familiarity with budget monitoring and contract management</li><li>
Experience ordering supplies, creating purchase orders, and processing invoices</li><li>
Experience managing employees, scheduling and overseeing vendors, contractors and suppliers</li></ul></div><div><p><b>

Your Skills &amp; Experience:</b></p><ul><li><b>
Education</b>: High school diploma or GED. Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.</li><li><b>
Experience</b>:<br>
<ul><li>
Minimum of 5 years of experience in apartment maintenance or a related field.</li><li>
Minimum of 2 years in a supervisory/leadership role.</li><li>
Familiarity with budget monitoring and contract management</li><li>
Experience ordering supplies, creating purchase orders, and processing invoices</li><li>
Experience managing, scheduling and overseeing vendors, contractors and suppliers</li><li>
Proficient in using hand and power tools.</li><li>
Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.</li><li>
Excellent problem-solving skills and attention to detail.</li><li>
Ability to work independently and as part of a team.</li><li>
Excellent communication and interpersonal skills.</li><li>
Experience and ability using smart devices and property management software.</li><li>
EPA Type II preferred or ability to become certified within 90 days of start date.</li><li>
CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date.</li></ul></li></ul><p><b>
Physical Requirements</b>:</p><ul><li><div><ul><li>
Ability to lift and carry up to 50 pounds.</li><li>
Ability to stand, walk, bend, and climb stairs/ladders for extended periods.</li><li>
