Axletree Apartments, a 110 unit mid-rise apartment community is looking to hire a skilled Maintenance Technician.11125 SE 21st Ave. Milwaukie, Oregon 97222Hourly Wages starting at $23/hour + Rent discount (if living on site); eligible for quarterly bonusesTasks include but are not limited to: 1. Maintenance Planning:&middot; Work with Community Manager and/or Maintenance Supervisor or VP, Maintenance to coordinate and perform unit turnover and maintenance activities of vacant and occupied units and common areas of the property.&middot; Receives, evaluates and appropriately assigns Work Orders to staff members based on the situation at hand.&middot; Independently handles complex or complicated repair orders in units, or coordinates with Maintenance Supervisor and/or VP, Maintenance and/or 3rd party vendors, as needed.2. Equipment Maintenance &amp; Use:&middot; Maintenance of property equipment (golf cart, blower, vacuum, etc.).&middot; Have own set of basic maintenance tools.&middot; Use of hand tools, power tools and equipment.3. Troubleshooting &amp; Repairs:&middot; Proactively schedule maintenance activities to stay ahead of potential failures or issue that may negatively affect the property&rsquo;s livability and/or revenue.&middot; Repairs to plumbing, light and electrical fixtures, sheetrock, flooring, doors, locks, windows, screens, appliances, carpentry, minor landscape fixtures.4. Inventory Management, Budgeting &amp; Cost Control:&middot; Determine material needs for unit turnover and place orders with Community Manager and/or Maintenance Supervisor approval.&middot; Manage inventory of parts and supplies5. Safety Compliance:&middot; Properly store chemicals.&middot; Reinforces safety practices with Supervisors and regularly reviews safety requirements with staff members.&middot; Follow procedures for workplace injuries and mitigates safety risks through continuous evaluation of potential risks or concerns on property.&middot; Reporting of health and safety violations to Community Manager.&middot; Manages and responds to safety concerns on property such as cracked concrete, loose railings, uneven pathways, etc. with timely action to remedy the problem(s).6. Documenting and Reporting:&middot; Keep turnover Status Board up to date.&middot; Reporting of tenant lease violations to Community Manager.7. Communication:&middot; Communicate with Staff, Residents, Vendors and other Corporate Staff, as needed.&middot; Promote and facilitate positive interactions and relationships among staff members, residents and vendors.8. Supervision of Vendors:&middot; Supervise activity of maintenance vendors on-site to ensure quality and scope of work.9. Upkeep of Facilities:&middot; Maintain tidy and organized maintenance shop and/or garage.&middot; Pressure washing sidewalks, buildings and decks, as needed.&middot; Painting, cleaning, pool cleaning &amp; maintenance, gutter &amp; downspout cleaning.&middot; Replacement of HVAC filters, as needed.10. Training and Development:&middot; Participate in ongoing education and training.11. Emergency Response:&middot; On-call duty and response to after-hours emergencies.&middot; Proper record keeping of on-call hours.This list is not exhaustive, and the specific tasks may vary based on the size and type of properties managed.
