Seeking an experienced Property Manager to oversee a 104-unit, 100% tax credit multifamily community located in Gilroy. This full-time onsite position includes a two-bedroom apartment unit. The ideal candidate will have prior tax credit (LIHTC) and leasing experience, with strong skills in controlling delinquencies, managing budgets, and supervising site staff. The Property Manager will be responsible for the overall performance of the property within set goals, ensuring compliance with all program requirements while fostering a positive, resident-focused community environment.<h3 class="jobSectionHeader">

Pay: $28.00&ndash;$31.00 per hour</li><li>
Schedule: Full-time (40 hours per week), Monday&ndash;Friday, 8:00 AM&ndash;5:00 PM</li><li>

Key Responsibilities</h3><h4 class="jobSectionHeader">
Financial</h4><ul><li>
Demonstrate ability to understand financial goals; operate asset in owner&rsquo;s best interest in accordance with the Policies &amp; Procedures Manual.</li><li>
Maintain accurate records of all community transactions and submit timely reports (e.g., rent rolls, delinquency reports, move-ins/move-outs).</li><li>
Daily review of the property Yardi dashboard.</li><li>
Review all vacant and available units to ensure timely move-ins.</li><li>
Prepare annual budgets and income projections accurately and on time.</li><li>
Ensure all rents and late fees/check charges are collected, posted, and deposited promptly.</li><li>
Generate necessary legal actions/documents in accordance with Landlord/Tenant Law, Fair Housing Laws, and company guidelines.</li><li>
Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations, and certificates of insurance.</li><li>
Ensure invoices are accurately processed for approval and payment by Corporate office; manage petty cash and all funds.</li><li>
Performs other related duties as assigned.</li><li>
Carries out additional responsibilities as needed to support department and company objectives.</li></ul><h4 class="jobSectionHeader">
Leasing</h4><ul><li>
Ensure the property is rented to fullest capacity and lost rent is minimized.</li><li>
Utilize the Yardi leasing workflow from initial contact through approval/denial of tenancy and move-in.</li><li>
Utilize marketing strategies to secure prospective residents.</li><li>
Confirm leasing staff techniques are effective in qualifying and securing future residents.</li><li>
Confirm that leasing staff gather and file information about market competition.</li><li>
Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to provide up-to-date and accurate information.</li><li>
Represent the company professionally at all times.</li></ul><h4 class="jobSectionHeader">
Administrative</h4><ul><li>
Prepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow.</li><li>
Maintain working knowledge of California landlord/tenant law and common procedures and notices.</li><li>
Confirm all leases and corresponding paperwork are completed and input into the software system accurately and timely.</li><li>
Ensure current resident files are properly maintained and in required order.</li><li>
Ensure all administrative paperwork is accurate, complete, and submitted timely.</li><li>
Ensure compliance with all applicable affordable housing programs.</li><li>
Lead emergency team for the community; ensure proper response and handling of all emergencies with staff, residents, and buildings within company guidelines to minimize liabilities (e.g., criminal activity, injuries, fires, floods, freezes).</li><li>
Resident Retention:<ul><li>
Conduct quarterly Resident Meetings</li><li>
Handle resident concerns/requests timely to ensure satisfaction</li><li>
Participate in resident social service programs and/or coordinate resident activities</li><li>
Develop/implement retention programs (resident functions, special promotions, monthly newsletters)</li><li>
Ensure distribution of all company/community notices (bad weather, emergency, etc.)</li></ul></li><li>
Consistently implement policies of the community.</li><li>
Daily review of all emails and respond within 24 hours.</li></ul><h4 class="jobSectionHeader">
Personnel Management</h4><ul><li>
Consistently use successful techniques and company directives to screen, hire, orient, and train new personnel.</li><li>
Ensure staff efficiency through ongoing training, instruction, counseling, and leadership.</li><li>
Plan weekly/daily brief meetings with staff to review schedules, work order status, and assignments.</li><li>
Coordinate maintenance schedule and assignments with the Maintenance Supervisor.</li><li>
Administer action plans consistently and timely for performance problems; document appropriately, communicate with supervisor and HR Director, and terminate properly when necessary.</li><li>
Provide support to staff to encourage teamwork; lead by example to create a harmonious environment.</li><li>
Ensure all administrative processes involving personnel are handled timely (e.g., performance evaluations, salary reviews, online timekeeping, change of status).</li></ul><h4 class="jobSectionHeader">
Maintenance</h4><ul><li>
Maintain community appearance and ensure repairs are noted and completed on a timely basis through regular inspections and tours.</li><li>
Assure quality and quantity of market-ready apartments.</li><li>
Ensure models and market-ready apartments are walked daily; communicate any service-related needs to maintenance.</li><li>
Ensure service request procedures are followed, recorded in property management software, communicated to maintenance, status updates to residents, notes entered, and satisfaction follow-up.</li></ul><h4 class="jobSectionHeader">
Safety</h4><ul><li>
Learn and ensure compliance with all company, local, state, and federal safety rules.</li><li>
Ensure unsafe conditions are corrected promptly.</li><li>
Direct staff to follow a &ldquo;safety first&rdquo; principle.</li></ul><h3 class="jobSectionHeader">

College degree preferred.</li><li>
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.</li><li>
Minimum 2-3 years as Community Manager of a stabilized Tax Credit property</li><li>
Minimum 2-3 years working in programs permanent supportive housing serving homeless or other special needs populations.</li><li>
Affordable housing experience required.</li><li>
Achieve Fair Housing certification prior to interaction with prospects or residents.</li><li>
Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite/Office 365including Word, Excel, Outlook as well as property management software applications.</li><li>
Knowledge of OSHA laws and regulations.</li><li>
Must possess a valid Driver&rsquo;s License, reliable transportation and current auto insurance coverage as thisposition may require some driving for company business.</li><li>
Participate in training to comply with new projects, programs or existing laws.</li><li>
Be able to work evenings and weekends on call as needed.</li><li>
Present self in a neat, clean and professional manner at all times throughout the workday and/or wheneverpresent at the community or representing the community.</li><li>
Comply with expectations as demonstrated in the Employee Handbook.</li></ul>
