Overview
We are seeking a dynamic and versatile 1099 Quick Turns/Rehab Contractor to join our team and lead fast-paced property rehabilitation projects. This role is perfect for experienced contractors who thrive on transforming properties efficiently and with high quality. As a key player in our rehab initiatives, you will be responsible for executing quick turnaround repairs, renovations, and maintenance tasks to prepare properties for occupancy or sale. Your expertise in various trades, attention to detail, and proactive approach will drive the success of each project, ensuring timely completion and customer satisfaction.
Duties
- Perform comprehensive rehab and repair work on residential properties, including painting, carpentry, electrical, plumbing, and mechanical tasks.
- Utilize schematics and technical drawings to accurately diagnose issues and implement solutions.
- Conduct facilities maintenance activities to ensure properties meet safety standards and quality expectations.
- Operate tools such as welders, ohmmeters, and programmable logic controllers (PLCs) to troubleshoot and repair electrical systems.
- Supervise subcontractors or other team members when necessary, providing leadership to ensure work is completed efficiently and correctly.
- Maintain detailed records of work performed using CMMS (Computerized Maintenance Management System) or similar tracking tools.
- Communicate effectively with clients and project managers to provide updates on progress, challenges, and completion timelines.
Requirements
- Proven experience in residential rehab projects with a strong background in maintenance, facilities upkeep, or manufacturing environments.
- Skilled in welding, electrical work, mechanical repairs, and reading schematics.
- Ability to operate testing equipment such as ohmmeters and troubleshoot programmable logic controllers (PLCs).
- Knowledge of residential painting techniques and general facilities maintenance procedures.
- Supervising experience or leadership skills to manage small teams or subcontractors effectively.
- Excellent communication skills in English for clear documentation and client interactions.
- Familiarity with CMMS platforms for tracking work orders and maintenance history.
- Strong mechanical knowledge combined with customer service orientation to ensure client satisfaction during project execution.
