Job Summary
We are seeking a motivated and detail-oriented 1099 Turns/Rehab Contractor to join our dynamic construction team. In this role, you will be responsible for executing residential and commercial renovation projects, including turnarounds and rehab jobs, with a focus on quality craftsmanship and efficiency. As a 1099 independent contractor, you will manage your own schedule while delivering exceptional results on each project. Your expertise in various construction trades and ability to interpret blueprints will be essential to successfully transforming properties and ensuring client satisfaction. Responsibilities
- Perform comprehensive turnarounds and rehab projects, including framing, drywall installation, painting, flooring, tile laying, and finishing work.
- Conduct construction inspections to ensure adherence to plans, schematics, safety standards, and quality benchmarks.
- Utilize hand tools and power tools safely and efficiently for tasks such as carpentry, concrete forming, masonry, roofing, glass installation, cabinet installation, and welding.
- Read and interpret blueprints, schematics, and detailed construction drawings to execute precise work.
- Manage demolition activities and restoration efforts while maintaining a clean and organized job site.
- Operate heavy equipment as needed for site preparation or material handling.
- Collaborate with project managers or clients to assess scope of work and provide accurate construction estimating.
- Ensure all work complies with local building codes, safety regulations, and industry best practices.
- Fabricate custom components or structures as required for specific rehab projects using appropriate tools and techniques.
- Complete detailed documentation of work progress, materials used, and any issues encountered during each project.
Experience
- Proven experience in residential or commercial construction with a strong background in remodeling or rehab projects.
- Skilled in multiple trades including carpentry (frame carpentry, trim carpentry), masonry (concrete finishing, stucco), roofing, flooring installation (tile laying), plastering, caulking, drywall finishing, and painting.
- Familiarity with blueprint reading and schematics interpretation for accurate project execution.
- Hands-on experience operating power tools such as saws, drills, grinders along with hand tools required for detailed craftsmanship.
- Knowledge of construction management principles including estimating costs and managing project timelines independently.
- Ability to perform construction inspection duties ensuring quality control throughout each phase of work.
- Experience working with bluebeam software or similar digital tools for project documentation is a plus.
