Accounting Manager

Sun Residential is a local family-owned and operated Louisville-based property management company committed to a healthy work-life balance for our employees and quality service and housing for our residents. Our portfolio consists of over 1500 housing units in south and east Louisville. We have been serving our Louisville community for over 30 years.

We are currently seeking one full-time Accounting Manager for our main office located at 710 Barret Ave. This is a hands-on role for someone who is detail-oriented, deadline-driven, and comfortable managing the full accounting cycle for a growing real estate operations.

Responsibilities:

• Perform monthly bank reconciliations across multiple property and operating accounts
• Monitor and balance bank accounts to ensure accuracy and catch discrepancies early
• Track recurring property-level expenses, including mortgage payments, insurance premiums, and utility bills, to ensure timely, accurate payment
• Manage full-cycle accounts payable (AP), including vendor invoices, coding, and payment processing
• Manage accounts receivable (AR), including depositing of rent and other property payments, administration of fees, and aging reports
• Maintain and prepare organized, audit-ready financial records for each property
• Flag irregularities, budget variances, or upcoming cash flow issues to leadership
• Assist with month-end close and financial reporting as needed

Qualifications:

• 3+ years of accounting experience; property management or real estate accounting strongly preferred
• Familiarity with property management software (e.g., Rent Manager, Yardi, or similar) a plus
• Strong Excel skills and comfort working with detailed financial data
• High level of accuracy and organization; comfortable managing multiple accounts and deadlines simultaneously
• Ability to work independently and communicate clearly with leadership on financial status

Hours will be Monday - Friday 8:30am - 5:30pm (no weekend hours). Pay is between $23-$26/hour depending on experience, plus up to ~$1000/month in commissions ($75 per renewal commission, split move in commissions).

Experience with leasing/property management or residential real estate sales is absolutely required, customer service experience preferred. Experience with management software Rent Manager highly preferred.
