Linville Team Partners Investment Services acquires and manages retail, industrial, and other real estate assets across targeted eastern U.S. markets. Our team combines institutional level analysis with entrepreneurial speed. We value accountability, responsiveness, and relationship capital.

As an Acquisition Associate, you will drive deal flow through building and owning the pipeline, owner and broker relationships, underwriting opportunities, and driving execution from first call through closing.

Core Responsibility: Build and Own the Pipeline

  • Research property owners contact information through industry best software
  • Make 350–400 outbound calls per week to owners, operators, and brokers
  • Systematically follow up leveraging best in class CRM
  • Build market coverage across targeted MSAs aligned with platform strategy

Relationship Capital

  • Develop deep relationships with investment sales brokers across priority markets
  • Position LTP Investment Services as a credible, capable, and repeat buyer
  • Travel for tours, broker meetings, and conferences
  • Build direct-to-owner and off-market sourcing channels
  • Become known for responsiveness, transparency, and execution certainty

Underwriting & Financial Analysis

  • Build and refine underwriting models
  • Screen opportunities quickly and decisively
  • Present concise investment summaries to leadership

Due Diligence & Execution

  • Support LOI drafting and negotiation
  • Coordinate third-party reports and diligence workflows
  • Review leases, rent rolls, operating statements, and capital needs
  • Assist in closing execution
  • Support transition into asset management and operations

Skill Set

  • 3–5+ years in acquisitions, brokerage, or principal-related work
  • Strong Argus and Excel modeling and analytical ability

  • Experience with retail, industrial, and office commercial real estate required
