YOUR ROLE (SIMPLE)
Your job is to:
- Find leads
- Talk to sellers
- Confirm they’re open to creative terms
- Submit qualified leads
That’s it.

DAILY WORKFLOW (WHAT YOU WILL DO)
Every day, you will:
1. Check our lead tracker (leads provided by team)
2. Call or message 10–15 prospects
3. Find 3+ new leads on your own
4. Ask sellers:
“Would you be open to flexible or creative terms instead of a traditional sale?”
5. Submit qualified leads
You will be working BOTH:
- Company-provided leads
- Your own sourced leads

PERFORMANCE EXPECTATIONS
- Submit at least 1 qualified lead every 5 days
- Stay active and responsive
- Follow the daily workflow

ACCOUNTABILITY
- Inactive for 2–3 days → Coaching
- No improvement → Removed
This is a performance-based team.

- Asking price
- Loan info (PITI, rate, balance)
- Seller motivation
- Confirmation of creative openness

COMPENSATION
- Paid per deal at closing
- Typical fees: $800 – $6,000
No close = no pay
Better leads = more closings
