Key Responsibilities
- Legal Documentation & Drafting: Prepare, review, and negotiate agreements for sale, lease deeds, power of attorney, joint venture agreements, and MOU's.
- Due Diligence & Title Verification: Conduct thorough investigations into property titles, ensure land records are clear, and identify any encumbrances.
- Regulatory Compliance: Ensure all projects comply with RERA (Real Estate Regulatory Authority), local municipal laws, and environmental regulations.
- Litigation & Dispute Resolution: Represent the company in court, consumer forums, or arbitration regarding property disputes.
- Liaison with Authorities: Coordinate with government bodies (Sub-Registrar, BDA, BBMP, revenue departments) for property registration and approvals.
- Risk Mitigation: Advise management on potential legal risks involved in acquisitions, redevelopment, or leasing.
Required Qualifications & Skills
- Education: Bachelor of Laws (LLB) or Master of Laws (LLM) from a recognized university.
- Experience: 2–7 years of experience in property law, real estate transactions, or with a reputed developer.
- Knowledge: In-depth knowledge of the Transfer of Property Act, RERA, local state land laws, and stamp duty acts.
- Skills: Exceptional drafting, negotiation, analytical, and communication skills.
- License: Must be a licensed advocate/attorney.
- Natural leader who displays sound judgment and attention to detail.
- Ability to work under pressure and meet deadlines.
- Capable networker with excellent interpersonal, communication, and public speaking skills.
- Proficient with Microsoft Office programs.
