We are currently on a rapid growth trajectory, scaling our core portfolio while simultaneously preparing for a historic shift in the local landscape: the Sundance Film Festival's relocation to Boulder in January 2027. This prestigious event introduces an incredible layer of energy and excitement to our market, creating high-profile opportunities across our portfolio. To meet this moment, we are seeking an experienced, polished, and solutions-oriented Property Manager to provide vital executional support for both our established day-to-day operations and our upcoming expansion. Moving beyond traditional long-term management, this role is explicitly designed for a nimble, critical thinker who thrives on the fast-paced coordination of short-to-mid-term guest rotations and high-turnover hospitality. This is a critical role for someone who wants to be on the front lines of a business that is already a leader in the field during its most significant period of scaling to date.

  • Hospitality-Driven Attitude: You operate somewhere between a hotel and traditional property management, focusing on top-tier customer service, relationship building, and proactive conflict resolution.
  • Work Ethic & Urgency: You possess an internal clock set to a "sense of urgency" and a drive to do things right the first time, confidently handling a constant task list and challenging situations with poise.
  • Schedule Flexibility & Balance: You are comfortable communicating with guests on nights and weekends, as you never know when someone might have a quick question needed answered. While simultaneously using your strong organizational skills to maintain an effective calendar and personal work-life balance.

Key ResponsibilitiesRelationship & Operational Management

  • Portfolio Oversight: Take direct ownership of a dedicated portfolio of residential, Short-term (Airbnb/VRBO), and mid-term properties across Longmont to South Denver, most of our properties are in Boulder county..
  • Stakeholder Relations: Nurture excellent relationships with Owners, Tenants, and Vendors, serving as the primary point of contact and driving a culture of partnership and value.
  • Conflict Resolution & Mediation: Utilize strong customer service skills to mediate conflicts, resolve tenant complaints, and handle challenging situations proactively before they escalate.
  • Professional & Thoughtful Communication: Execute concise, accurate, and professional written and verbal communication. Ensure Owners, Tenants, and Vendors rely on your strong communication skills to manage situations as they arise.
  • Industry & Goal Alignment: Update job knowledge by participating in educational opportunities, reading professional publications, and maintaining personal networks. Accomplish organizational goals by exploring new opportunities to add value.

Field & Maintenance Operations

  • Property Transitions & Inspections: Perform comprehensive transition walk-throughs, inspect vacant units, and establish initial on-site relationships with Tenants to ensure properties are meticulously cared for.
  • Maintenance & Repair Supervision: Supervise day-to-day property maintenance, investigate issues, complete necessary repairs, plan renovations, and work directly with Owners to coordinate property improvements.
  • Vendor & Contractor Management: Vet, establish, and maintain an elite network of vendors. Contract for and oversee building systems maintenance, landscaping, and snow removal services.
  • Property Security & On-Call Response: Secure properties by establishing and enforcing precautionary policies and procedures, ensuring safety rules and rules of occupancy are followed, and responding swiftly to property emergencies during and outside of normal business hours.

Property Management Support

  • Onboarding & Logistics: Assist in the seamless transition of new properties into the portfolio, coordinating the "little things" that ensure a property is guest-ready from day one.
  • Linens, Bedding & Towel Program: Lead the program by proactively managing stock levels, pricing, auditing inventory for quality control, and prepping/pulling necessary inventory for properties
  • Field Support: Provide supplemental assistance for move-ins, move-outs, and on-site inspections on an as-needed basis to support Property Managers.

About You

  • Highly Organized: You possess elite multi-tasking and efficient time-management skills, keeping a complex, fast-moving property portfolio organized and under control.
  • Strong Communicator: Thoughtful, professional, and accurate communication is core to who you are. You understand that clear communication is key to sustaining critical business relationships.
  • Teachable & Adaptive: You maintain a spirit of flexibility, absorb new workflows quickly, and pivot comfortably when the fast-paced furnished rental market presents unique problems.
  • Tech Savvy: Proficient in Microsoft Office (specifically Excel and Word), internet research, and email communication. You must have various platform apps on your smartphone to monitor and manage property dynamics in real time.
  • Mobile & Reliable: You hold a valid driver’s license, have consistent access to a car for field operations, and understand that "showing up" means being mentally present and ready to solve problems on the ground.

Position Details

  • Type: Full-Time
  • Salary Range: $55,000 base + % mgmt fees from your portfolio
  • Benefits: Comprehensive benefits package included.

Pay: Up to $65,000.00 per year
