Distinguishing Features of Work

The Airport Building and Utilities Supervisor plays a critical leadership role in maintaining safe, reliable, and efficient airport operations across complex commercial aviation facilities. This position oversees skilled maintenance staff and leads the maintenance, repair, troubleshooting, and operation of HVAC systems, plumbing, mechanical equipment, facility infrastructure, and building improvement projects. Responsibilities include coordinating preventive maintenance programs, responding to operational and emergency maintenance needs, supporting snow and ice control operations, and ensuring uninterrupted facility performance for passengers, tenants, airlines, FAA operations, and airport staff. This role combines hands-on technical expertise with operational leadership in a fast-paced environment where safety, responsiveness, and infrastructure reliability are essential to daily airport operations.

Examples of Work Performed

• Plans, organizes, and supervises skilled and semi-skilled workers in a variety of facility maintenance tasks. Utilizes a work order management system to track and schedule facility maintenance.
• Utilizes facility energy management system to regulate and troubleshoot HVAC systems.
• Communicates with tenants, operators, airlines, the Federal Aviation Administration (FAA) Air Traffic Control Tower (ATCT), and other airport divisions regarding routine scheduled, non-routine, or emergency systems maintenance.
• Conducts building inspections to determine maintenance requirements for airport facilities. Investigates customer complaints and initiates solutions.
• Prepares written and electronic reports and correspondence.
• Develops equipment and work project specifications for airport facilities. Plans and oversees facility remodel and upgrade projects.
• Directs the development, training, and administration of safety activities for maintenance staff. Develops, directs and oversees preventive maintenance procedures and programs.
• Assists division head in supervising ramp and landside snow and ice control operations. The examples of work performed are not intended to be all-inclusive.

Requirements of Work

• Knowledge of modern methods, techniques, and equipment used in facilities maintenance. Knowledge of building systems, roofs and structures.
• Knowledge of the use and care of tools and equipment needed to perform building maintenance tasks. Knowledge of the skills required in carpentry, plumbing, painting and electrical.
• Knowledge of interior and exterior building finishes.
• Knowledge of Commercial HVAC systems, including chillers and boilers.
• Knowledge of preventative and predictive maintenance and ability to implement systematic maintenance schedules. Knowledge of occupational hazards and safety requirements and provide safety training to subordinate staff.
• Use a computer and maintenance software programs to access, interpret, and record information. Communicate clearly and effectively, both orally and in writing.
• Effectively plan, organize and supervise the work of others.
• Communicate clearly and effectively using company radio and VHF aeronautical radio. Distinguish colors and brightness accurately during day and night conditions.
• Tolerate airborne environmental nuisances associated with the systems common to commercial facilities.
• Tolerate a work environment that may include jet engine exhaust fumes, inclement weather and windy conditions. Traverse uneven terrain, climb steps or ladders, and tolerate airborne environmental nuisances associated with the maintenance and repair of systems common to commercial facilities.
• Walk on improved or unimproved surfaces up to one mile with ability to bend and kneel.
• Lift and carry up to 40 lbs. frequently and 100 lbs. with assistance occasionally. Work outdoors when inclement weather conditions are present.
• Work under sound conditions of up to 100 decibels with ear protection.
• Ability and willingness to develop and maintain effective working relationships with associates, representatives of other organizations and the public.
• Ability and willingness to work extended hours and holidays during times of critical need.
• Pass required federal security background investigation required by the DHS/Transportation Security Administration (TSA) to acquire and maintain airport security identification and access control media.
• Pass required Air Operations Area, and Airport Security Access training.
• Acquire and maintain a valid Kansas driver's license.
• An employee shall not pose a direct threat to the health or safety of other individuals in the workplace.

Experience and Training

• Four (4) years of commercial facility maintenance experience performing maintenance, troubleshooting, repair, and operation of HVAC systems, plumbing systems, mechanical equipment, building systems, and facility infrastructure.
• Two (2) years of supervisory experience directing maintenance personnel, assigning work, monitoring performance, enforcing safety procedures, and/or coordinating maintenance operations.
• A valid Driver’s License
• Must be legally authorized to work in the United States without the need of a sponsorship.

• Graduation from an accredited trade/technical school with an emphasis in commercial facility mechanical systems or HVAC systems.
• A City of Wichita approved and registered journeyman license in a building trade.
• Four (4) years of supervising maintenance operations within an airport, airline, transportation, hospital, manufacturing, or large commercial campus environment operating 24 hours per day.
• Three years of experience maintaining, troubleshooting, repairing, and operating commercial HVAC systems, including chillers, boilers, air handling units, rooftop units, pumps, and building automation systems.

Offers of employment are contingent upon passing mandatory ten-year background investigation that includes employment, driver's license, security threat assessment (STA), and criminal history records check (CHRC), and pre-employment physical which includes drug screening.
