Essential Duties and Job Responsibilities:

Responsibilities:

  • Research and analyze targeted submarkets to gain additional knowledge of opportunities which may fit our investment criteria.
  • Research rents, transactions, and other data in each of the submarkets.
  • Analyze and underwrite property Net Operating Income (NOI) and market risk identifying the strengths, weaknesses, risks and mitigants on potential acquisition prospects.
  • Reviewing broker submissions.
  • Complete performance analysis to determine viability of acquisition.
  • Liaise with Escrow and Title Representatives.
  • Coordinate presentations to company’s principals.
  • Manage database of brokerage contacts and deals evaluated.
  • Prepare sophisticated cash flow models for underwriting opportunities and reporting to management.
  • Supporting management in all aspects of an acquisition, including but not limited to due diligence, market research, and closing.
  • Transition deals from potential deals to closing pipeline.
  • Other relevant duties as assigned.

Qualifications:

  • Bachelor’s degree in Economics, Business, Finance, or related emphasis.
  • 2-3 years work experience in real estate acquisitions, preferably with low-income housing tax credit projects.
  • Highly skilled in the use of MS Word , Excel, PowerPoint, and Outlook.
  • Strong skill set in financial modeling.
  • Strong fundamentals in real estate finance and accounting, passionate in deal structuring.
  • Ability to read a GAAP financial audit and interpret balance sheets, income statements and statements of cash of flows
  • Understand the financial and nonfinancial performance drivers.
  • Strong organizational and analytical skills and ability to handle multiple priorities in a fast-paced environment.
  • Excellent judgment and decision-making, interpersonal and time management skills with the ability to work under pressure and successfully meet deadlines.
  • Strong verbal/written communication skills with demonstrated ability to exercise tact and diplomacy with internal team and outside parties.

Preferred qualifications but not requirements:

  • Familiarity with affordable housing development, asset management or property management in the public or nonprofit sector.
  • Ability to read/interpret limited partnership agreements, loan documents and regulatory agreements.
  • Previous experience running an acquisition pipeline.
