Apartment Community Manager

About the Role

Elevated Asset Management is seeking a motivated, honest, and high-energy Community Manager to lead our property operations in Texas City. In this role, you are the face of the property—balancing independent business management with a hands-on, people-first approach.

We are looking for a leader who balances excellent customer service with sharp business acumen. You will ensure full compliance with Fair Housing, ADA, FCRA, and local statutes, all while creating an exceptional living experience for our residents.

Key Responsibilities

Independent Operations & Asset Management

  • Own the Office: Independently manage the daily administrative, financial, and operational activities of the property with minimal supervision.
  • Maintenance Partnership: Work hand-in-hand with your Maintenance Technician to monitor a robust preventative maintenance program, ensure swift service request turnaround, and guarantee that vacant units are beautifully market-ready.
  • Vendor Coordination: Receive, review, and accurately post vendor and contractor invoices into our property management software, managing local vendor relationships directly.

Financial Performance & Strategy

  • Drive Revenue: Achieve optimal Net Operating Income (NOI) by implementing smart cost-control measures and revenue-improvement programs.
  • Budgeting & Strategy: Analyze financial statements, market trends, and historical performance to provide strategic input for the property's annual budget.
  • Financial Oversight: Monitor all property income, manage delinquencies, ensure timely rent collection, and handle the accurate receipt and reconciliation of financial records within our property management software.

End-to-End Leasing & Marketing

  • Be the Closer: Handle the entire leasing lifecycle—from greeting prospects and effectively showing units, to screening applicants, negotiating leases, and managing the move-in process.
  • Maximize Occupancy: Attract new residents through creative marketing, local advertising, and resident referral initiatives. Implement effective lease renewal programs to drive retention.
  • Market Alignment: Continually evaluate pricing strategies and ensure all digital listings, websites, and printed marketing materials are accurate and compelling.

Resident Relations & Communication

  • Elevate Service: Build a close-knit community by ensuring prompt, professional, and friendly communication.
  • Problem Solving: Act as the primary point of contact for the community, ensuring all resident concerns and customer complaints are handled promptly, fairly, and appropriately.

  • Strong organizational, time-management, and prioritization abilities.

  • Strong intermediate math skills.

Experience & Education

  • Industry Experience: Minimum of 5 years of experience in multifamily property management or a closely related field.
