Overview
We are seeking a proactive and skilled Apartment Maintenance Technician and HVAC EXPERT to join our dynamic team. (AC CONDENSER UNITS ARE LOCATED ON THE ROOF AND THE ROOF IS A PITCH ROOF. In this vital role, you will be responsible for ensuring the safety, functionality, and aesthetic appeal of residential communities by performing a wide range of maintenance tasks. Your expertise will help create a comfortable and well-maintained environment for residents, fostering a positive living experience. Responsibilities
- Conduct routine inspections and preventative maintenance on apartment units and common areas to identify and resolve issues promptly.
- Perform repairs involving plumbing, electrical systems, HVAC units, appliances, and mechanical equipment using schematics and technical manuals.
- Utilize tools such as ohmmeters and programmable logic controllers (PLCs) to diagnose electrical problems accurately.
- Carry out residential painting, drywall repairs, carpentry work, and welding to maintain property aesthetics and structural integrity.
- Maintain detailed records of work performed using Computerized Maintenance Management Systems (CMMS) for tracking maintenance activities and inventory.
- Supervise or assist with facilities maintenance projects, ensuring safety standards are met and work is completed efficiently.
- Collaborate with property management teams to coordinate repairs, respond to resident service requests, and ensure high levels of customer service.
Skills
- Strong mechanical knowledge with experience in facilities maintenance within residential or manufacturing environments.
- Proficiency in reading schematics, technical diagrams, and electrical wiring diagrams.
- Hands-on experience with welding techniques and residential painting is highly desirable.
- Knowledge of programmable logic controllers (PLCs), electrical systems, and schematics for troubleshooting complex issues.
- Ability to operate testing equipment such as ohmmeters and other diagnostic tools effectively.
- Excellent communication skills in English for clear documentation and resident interactions.
- Supervising experience or leadership capabilities to guide team members during maintenance projects.
