We are seeking an energetic and detail-oriented Leasing Agent to join our dynamic property management team. In this pivotal role, you will be the first point of contact for prospective residents, guiding them through the leasing process with enthusiasm and professionalism. Responsibilities
- Greet prospective tenants warmly and provide comprehensive tours of available properties, highlighting features and amenities to foster interest.
- Manage the entire leasing process from initial inquiry through application approval, including data entry into property management systems such as ResMan and BlueMoon.
- Verify applicant information by conducting background checks, income verification, and reviewing legal documentation in accordance with Fair Housing laws and Section 8 requirements.
- Negotiate lease terms, prepare contracts, and ensure all legal documentation complies with landlord-tenant law and company policies.
- Monitor rent payments, manage delinquent accounts, and conduct collection efforts including notices, payment plans, and follow-ups.
- Initiate and process eviction filings when necessary, coordinate with legal counsel, attend court hearings if required, and ensure compliance with all landlord-tenant laws.
- Maintain accurate records of leasing activities, delinquency reports, applicant files, contracts, and correspondence through organized filing systems and data entry protocols.
- Collaborate with property maintenance teams to coordinate move-ins, address resident concerns promptly, and uphold high standards of customer service.
- Upsell available amenities or lease options to maximize occupancy rates while ensuring compliance with Fair Housing regulations.
- Handle conflict management situations professionally by mediating disputes or concerns from residents or applicants with tact and clarity.
- Assist in marketing efforts by promoting available units via phone calls, emails, or online platforms to attract new tenants.
- Support administrative tasks such as filing, answering phones with excellent etiquette, and managing office correspondence efficiently.
Qualifications
- Proven experience in property leasing, collections, delinquency management, eviction processing, real estate administration, or related customer service roles within property management environments.
- Strong knowledge of LIHTC (Low-Income Housing Tax Credit), Section 8 housing programs, landlord-tenant law, Fair Housing regulations, and legal administrative procedures.
- Experience handling late rent notices, payment arrangements, three-day notices, and coordinating eviction filings and court documentation.
- Familiarity with property management software such as Yardi, OneSite, ResMan, or other industry-related platforms.
- Excellent negotiation skills with the ability to manage sensitive financial conversations professionally.
- Demonstrated conflict resolution abilities to handle delinquency discussions and legal matters while maintaining positive resident relationships.
- Exceptional organizational skills for data entry, filing systems, delinquency tracking, and maintaining detailed records.
- Outstanding phone etiquette and customer relationship management skills.
- Office experience handling contracts, legal documentation, and administrative support.
- Ability to adapt quickly in a fast-paced environment while managing multiple priorities efficiently.
