Apartment Maintenance Supervisor

Job Summary
We are seeking a dynamic and experienced Apartment Maintenance Supervisor to deliver an exceptional living environments for residents. This energetic role involves overseeing daily maintenance operations, supervising a housekeeper, and ensuring all facilities are functioning optimally. The ideal candidate will possess strong mechanical, electrical, and facilities management skills. Your expertise will help maintain high standards of safety, efficiency, and resident satisfaction across our property.

Duties

• Supervise and coordinate the daily activities of the maintenance team, ensuring timely completion of repairs and preventative maintenance tasks
• Oversee the operation and troubleshooting of HVAC systems, electrical systems (including high and low voltage), plumbing, and mechanical equipment
• Utilize the Entrata Facilities App to schedule work orders, track maintenance activities, and manage inventory
• Conduct inspections of apartment units and common areas to identify repair needs and ensure compliance with safety standards
• Manage projects related to property upgrades or repairs, including planning, resource allocation, and timeline management
• Maintain detailed records of maintenance activities, safety inspections, and equipment servicing for accountability and reporting purposes
• Lead emergency response efforts for property issues such as electrical failures or HVAC malfunctions to minimize downtime
• Ensure adherence to safety protocols related to high voltage, low voltage systems, and industrial maintenance procedures

Skills

• Strong management skills with experience supervising maintenance teams in a residential setting
• Solid understanding of HVAC systems, mechanical troubleshooting, and facilities management principles
• Mechanical knowledge combined with residential maintenance experience to handle complex equipment repairs
• Ability to read technical schematics accurately and use tools such as ohmmeters for electrical diagnostics
• Project management skills to oversee multiple repair or upgrade initiatives simultaneously
• Excellent communication skills in English for clear documentation and team coordination
• HVAC License
