Apartment Maintenance Technician

Apartment complex (about 100 units) needs one maintenance technician. Need to OWN all your own tools, a truck, HVAC gauges, power washer etc. etc.

Must be ready to do everything we need done. Fix ACs, Plumbing, LED lights, Light sensors, sometimes that involves moving furniture and putting in new plants, make-readies in a pinch, picking weeds at times, be very versed on how to work on a swimming pool, knowing how to tape and float, matching texture. Flush water heaters, fix appliances. The list goes on. If you have been doing this job, then you already know what needs to be done

Need to be in good shape, we do more than just work inside apartments, we are developers with numerous types of assets that require that you are in good physical condition

Overview
We are seeking a proactive and skilled Apartment Maintenance Technician to join our dynamic team. In this vital role, you will be responsible for maintaining the safety, functionality, and aesthetic appeal of residential apartment communities. Your expertise will ensure residents enjoy a comfortable living environment by addressing maintenance needs promptly and efficiently. Duties

  • Perform routine inspections and preventative maintenance on apartment units, common areas, and building systems to ensure optimal operation.
  • Troubleshoot and repair electrical systems, plumbing, HVAC units, appliances, and mechanical equipment using schematics, wiring diagrams, and technical manuals.
  • Conduct welding, residential painting, and other carpentry tasks to maintain property standards.
  • Use tools such as ohmmeters and Programmable Logic Controllers (PLCs) to diagnose issues with electrical and mechanical systems.
  • Maintain accurate records of work orders, repairs, and inspections using Computerized Maintenance Management Systems (CMMS).
  • Supervise or assist with facilities maintenance projects, ensuring safety protocols are followed.
  • Provide excellent customer service by responding promptly to resident repair requests and communicating effectively about work progress.

Requirements

  • Proven experience in facilities or residential maintenance, with a strong background in electrical work, plumbing, carpentry, or HVAC systems.
  • Knowledge of schematics, wiring diagrams, and technical manuals for troubleshooting complex systems.
  • Ability to operate tools such as ohmmeters, welders, and other mechanical equipment safely and effectively.
  • Familiarity with Programmable Logic Controllers (PLCs) and their application in building systems is preferred.
  • Strong mechanical knowledge combined with hands-on experience in welding and residential painting.
  • Supervising or leadership experience in maintenance or facilities management is a plus.
  • Excellent communication skills in English for clear documentation and resident interactions.
  • Ability to interpret schematics and technical drawings accurately.

Pay: $15.00 - $25.00 per hour

Expected hours: 38.0 – 45.0 per week
