Apartment Maintenance Technician

Job Summary
We are seeking a proactive and skilled Apartment Maintenance Technician to ensure the optimal operation and upkeep of residential apartment communities. In this dynamic role, you will be responsible for performing a wide range of maintenance tasks to maintain a safe, comfortable, and attractive living environment for residents. Responsibilities

• Conduct routine inspections and preventative maintenance on apartment units and common areas to identify and resolve issues promptly.
• Perform repairs and installations involving plumbing, electrical systems, HVAC units, appliances, and fixtures.
• Utilize schematics, technical manuals, and facility diagrams to troubleshoot complex mechanical and electrical problems efficiently.
• Operate tools such as welders, ohmmeters, and programmable logic controllers (PLCs) to complete maintenance tasks accurately.
• Complete residential painting projects and perform general facilities maintenance to uphold property aesthetics.
• Maintain detailed records of work orders using Computerized Maintenance Management Systems (CMMS) for tracking repairs and scheduled maintenance.
• Supervise or assist with vendor or contractor work when specialized skills like welding or electrical upgrades are required.

Skills

• Strong mechanical knowledge with experience in facilities maintenance within residential or manufacturing environments.
• Proficiency in reading schematics, technical diagrams, and electrical wiring plans.
• Hands-on experience with programmable logic controllers (PLCs), welding techniques, electrical troubleshooting, and use of ohmmeters.
• Knowledge of residential painting techniques and general maintenance procedures.
• Excellent customer service skills with the ability to communicate clearly in English with residents and team members.
• Supervising experience is preferred to coordinate maintenance activities effectively.
• Familiarity with CMMS software for work order management and documentation.
• Ability to interpret schematics, technical manuals, and mechanical drawings accurately.
