Apartment Maintenance Technician

Responsibilities

• Perform routine inspections and preventative maintenance on apartment units and common areas to ensure optimal operation of electrical, plumbing, HVAC, and mechanical systems.
• Troubleshoot and repair issues related to electrical systems, including the use of schematics and schematics interpretation, as well as programming logic controllers (PLCs) when applicable.
• Conduct welding, residential painting, and other handyman tasks to maintain property aesthetics and safety standards.
• Utilize CMMS (Computerized Maintenance Management System) software to document work orders, track maintenance activities, and manage inventory.
• Assist with facilities maintenance projects, including supervising or collaborating with vendors for specialized repairs such as welding or electrical upgrades.
• Maintain detailed knowledge of schematics and technical manuals to diagnose issues efficiently.
• Ensure all work complies with safety regulations and building codes while providing excellent customer service to residents by addressing their maintenance requests promptly and professionally.

Skills

• Strong mechanical knowledge with experience in facilities maintenance and residential painting.
• Proficiency in electrical systems troubleshooting, including reading schematics and using tools like ohmmeters.
• Hands-on experience with programmable logic controllers (PLCs), welding techniques, and electrical wiring.
• Ability to interpret technical manuals, schematics, and diagrams accurately.
• Excellent communication skills in English for clear documentation and resident interactions.
• Supervising or leadership experience is a plus for coordinating maintenance teams or vendors effectively.
• Familiarity with CMMS software for work order management and record keeping.
