Experienced Apartment Maintenance Supervisor
The Maintenance Supervisor position is responsible for supervising all on-site maintenance operations and achieving property maintenance objectives as defined by the property owner and the management company. The position is primarily responsible for ensuring that the apartment units, common areas, and grounds are properly maintained, managing turn-key operations, and scheduling and supervising repair/renovation work of outside contractors. The position also works with the property manager and the remaining on-site staff to ensure that all activities are conducted in compliance with all local, state, and federal employment, housing, safety, landlord/tenant, OSHA, and real estate laws.

The position requires you must be a self-starter, an excellent organizer, and have quality customer service skills. Must have the ability to successfully handle multiple priorities and prioritize in a busy environment, and schedule according to forecasting workloads. Must be able to successfully and effectively communicate with a variety of site personnel. Must have good diagnostic skills and be able to perform maintenance repair work on the following:

SUPERVISORY RESPONSIBILITIES
Supervises the on-site maintenance team. Carries out supervisory responsibilities in accordance with policies and procedures and applicable laws. Responsibilities include recruiting, interviewing, hiring, and training team; planning, safety standards, assigning and directing work; appraising performance; rewarding and disciplining team.

While performing the duties of this position, the employee is regularly required to stand; walk; sit; use hands to finger, handle, or feel; talk and hear, and taste and smell. Specific vision abilities include close vision, distance vision, and the ability to adjust vision focus.
WORK ENVIRONMENT
While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The employee is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate. The employee is frequently exposed to high-pressure demands from the property owner to maintain high occupancy (95%) while promoting positive resident relations. Employees may be subject to frequent complaints and concerns from residents. The employee will be required to work overtime to complete reporting assignments.
