Lead Maintenance Tech

You will be a sole maintenance tech on our 121 unit apartment community.

**Position Overview:**
The Maintenance Supervisor is responsible for overseeing the maintenance and repair of the apartment complex, ensuring the property is well-maintained, safe, and functional. This role involves completing maintenance work orders and managing the overall maintenance operations of the property.

Requirements:

- Strong work ethic. You need to be a worker and a go-getter

- Pool maintenance ability. You will be managing the pool each morning.

- HVAC cert required, Proficient in HVAC Cert, plumbing, electrical, and general maintenance.

- High school diploma or GED (vocational or technical training preferred).
- 3-5 years+ of maintenance experience in multifamily housing.
- Ability to prioritize tasks, handle multiple requests, and work in a fast-paced environment.
- Proficient with maintenance management software or willing to learn.

**Key Responsibilities:**

- **Property Maintenance & Repair Work Orders**
- Inspect and maintain the physical condition of the property, including units, common areas, and amenities.
- Perform regular preventative maintenance and timely repairs to ensure safety and compliance.
- Respond promptly to service requests and manage a work order system to prioritize repairs

- **Vendor & Contractor Coordination**
- Coordinate with external vendors and contractors for specialized services, ensuring quality work.
- Oversee vendor performance and inspect completed work for compliance with company standards.
- Obtain competitive bids for services and make recommendations to management.

- **Safety & Compliance**
- Ensure all safety protocols are followed, including OSHA regulations and company policies.
- Conduct safety inspections, implement corrective actions, and promote a safe working environment.
- Maintain compliance with local, state, and federal regulations, including fire and safety codes.

Pay: $30.00 - $32.00 per hour
