APARTMENT MAINTENANCE TECHNICIAN MULTISITE 2
Job Overview
We are seeking a skilled and proactive Apartment Maintenance Technician to support multiple residential communities primarily within a 12 mile radius of office. This role involves performing a wide range of maintenance tasks to ensure the safety, functionality, and aesthetic appeal of our properties. The ideal candidate will possess strong technical skills, excellent customer service abilities, and experience in facilities maintenance. Responsibilities
- Conduct routine and preventive maintenance on apartment units and common areas, including plumbing, electrical, HVAC and carpentry
- Diagnose and troubleshoot issues using schematics, electrical testing tools such as ohmmeters, and mechanical knowledge
- Perform refurbishing & renovation of apartments per company standards, drywall repair/replacement and other general repair tasks
- Repair apartment plumbing and electrical work
- Fix various kitchen and bathroom appliances / Install new appliances when indicated
- Perform out inspections to determine scope of make ready status and make a plan
- Maintain all tools and equipment in good/clean working condition
- Ensure compliance with safety protocols and building codes during all maintenance activities, notifying manager of safety concerns
- Maintain accurate records of repairs performed and parts used; manage inventory of supplies and tools
- Provide excellent customer service by responding promptly to resident requests and inquiries related to maintenance issues
- Order supplies/ appliances/ equipment
Skills
- Strong mechanical knowledge and experience in HVAC and Carpentry
- Proficiency in property turnovers, inspections and in both routine and emergency maintenance
- Basic computer and handheld device capability, ability to research products online
- Competence in plumbing repairs and electrical
- Effectiveness in Appliance repairs and replacement when indicated
- Excellent ability to read technical manuals and interpret written communication
- Good working knowledge of building codes & regulations and ability to apply to decision making
Physical Demands
- Routine lifting/carrying of 55 pounds without assistance
- Kneeling, carrying, grasping, repetitive motions of elbows, wrists, hands and fingers
- Occasional exposure to outside weather conditions
- Continual walking, climbing stairs, bending and twisting of body, long periods of standing
- Crawling, squatting, kneeling
- Constant use of vision and mental alertness is required
- Pushing, pulling, lifting and shifting of equipment routinely
- Must be able to work from ladder elevation on occasion and without supervision
Requirements
- Must be able to be bonded and insured and ability to pass background check
- Valid PA drivers license and good driving record
- Provide own reliable work vehicle for entire duration of employment status
- Ability to lift/carry 55 pounds
- Good attendance and time management/organizational skills a must
- Positive mental attitude and punctuality
- Must be able to work overtime On Rotation/ on call for emergency maintenance situations which will include weekends on rotation
- High School Diploma, G.E.D. or Equivalent, Trade school is a Plus
- HVAC and 608 Universal, certification and other licensure to perform expected requirements of job
- Must have ability to read, write, communicate effectively with all staff and residents without assistance
- 3 to 4 years of clearly documented work experience in relevant employment
- Ability to provide work references if requested
