Trail Village and El Jardin Apartments in Brownsville, TX (92 units) operated by Brownstone Residential is hiring a Maintenance Technician. This is a great opportunity for a go getter interested in growing with a company that has many new properties and positions slated to open in the near future. The Maintenance Technician position assists with repairs, turnovers, renovations, work orders, projects and on call emergencies. They will be directly responsible for carrying out all duties as assigned by the property manager

Hours: 8:30am - 5:30pm & on call after hours emergency's

Essential Functions - Duties & Responsibilities:

1. Completion of all maintenance requests taken from residents within 24 hours, if possible. Share's on-call 24 hours a day in accordance with scheduling. Handles resident and property emergencies such as fires and floods, following all safety rules.

2. Diagnose and perform major, minor and routine maintenance/repair in a timely and professional manner. Ensure all service requests are completed daily. Accurately document work performed on service request, including parts and return to supervisor by end of day. Complete renewal service requests in the same timely fashion. Follow-up on completed service requests to ensure satisfaction. Follow-up on incomplete service requests.

3. Performs routine scheduled inspections of the premises to include items such as A/C compressors, roofs, stairs, parking areas, laundry facilities, trash enclosures, walkways, and exterior lighting. Assures that all exterior walks and stairs surrounding the buildings are free of hazards. Ensures proper storage of all chemicals according to manufacturing and company guidelines. Maintains the upkeep of all tools, hardware, equipment, and cleaning supplies. Maintains and updates proper equipment, and equipment inventory to ensure warranty compliance.

4. Performs cleaning and maintenance of office and grounds, including dog park areas. Maintains cleaning of all pools and pool areas daily. Maintains playground and other recreational areas in proper order. Ensures the exterior of the property’s appearance and amenities are clean and always inviting.

5. Inspects vacant apartments and completes make-ready checklist. Routinely perform duties to restore apartments to “makeready” status. Provides at a minimum of 2 make ready units per week to the office. Assures that every unit is ready when unit is marked as complete

6. Assists the management staff with resident social activities, posting of notices and marketing materials.

7. Promote good public relations with residents, co-workers, and company staff through great “people” attitude and resident trust. Always display a friendly and courteous attitude towards residents and other employees. Never confront supervisor or other employees in front of residents.

8. May be required to travel to and assist other communities, providing your own means of transportation.

9. Maintains liability insurance, a means of transportation, and holds a valid, state issued driver’s license.

10. Report to work on time with a neat and professional appearance or, if provided by the company, a uniform with safety accessories. Is always courteous and pleasant to residents and co-workers. Maintains a professional and courteous relationship with vendors.

11. Complete special projects as may be assigned and prioritized by the property manager.

12. Complete monthly required training courses assigned to you by Grace Hill Vision our Learning Management System.

13. Inform the property manager of any concerns related to personal safety, resident safety, emergency situations and matters that need immediate attention.

14. Must have personal tools of the trade; the property will not provide common hand tools. Personal tools that become damaged, misplaced, or stolen will not be replaced by Management at any time.

15. Performs other duties as assigned.

Qualifications:

1. A minimum of two years in a related maintenance position.

2. EPA or HVAC certified preferred.

3. Computer literate to the extent of working with a computer on a daily basis

4. Ability to interpret a variety of instructions furnished in writing, oral, diagrammatic or schedule form

Physical Demands:

1. The ability to frequently lift, carry, push or pull 25 to 50 lbs. in a correct and safe manner.

2. Physically able to climb numerous flights of stairs on a daily basis.

3. Stooping: Frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles.

4. Kneeling: Frequently bending legs at knees to come to rest on knee or knees.

5. Crouching: Frequently bending body downward and forward by bending legs and spine.

6. Reaching: Frequently extending hand(s) and arm(s) in any direction.

7. Handling: Frequently seizing, holding, grasping, turning or otherwise working with hands.
