Job Overview
We are seeking a dedicated and experienced Apartment Property Manager to oversee daily operations of our residential communities. The ideal candidate will possess strong property management skills, legal knowledge, and exceptional customer service abilities. This role involves managing leasing activities, ensuring compliance with housing regulations, maintaining property standards, and fostering positive relationships with residents and vendors. The Property Manager will play a key role in maintaining high occupancy rates and ensuring resident satisfaction while adhering to all applicable laws and regulations, including LIHTC, Section 8, and Fair Housing regulations.
Responsibilities
- Manage leasing processes including property tours, application processing, and lease signing using Buildium or AppOne software.
- Oversee property maintenance coordination and facilities management to ensure units and common areas are well-maintained.
- Enforce lease agreements, handle conflict management, and resolve tenant issues professionally.
- Ensure compliance with legal administrative requirements, landlord-tenant law, Fair Housing regulations, and Section 8 guidelines.
- Conduct regular inspections of properties to identify maintenance needs and coordinate repairs efficiently.
- Maintain accurate data entry, filing systems, and documentation related to leasing, rent collection, and legal contracts.
- Develop positive relationships with tenants through excellent customer service and effective communication via phone etiquette and CRM tools.
- Upsell available services or upgrades to residents to enhance occupancy rates and resident satisfaction.
- Coordinate with vendors for property repairs and maintenance using CMMS or other facilities management systems.
- Prepare reports on occupancy status, lease renewals, and maintenance issues for senior management.
Experience
- Proven experience in property management or real estate administrative roles with familiarity in LIHTC programs and Section 8 housing.
- Strong knowledge of landlord-tenant law, Fair Housing regulations, contracts, and legal administrative procedures.
- Experience using property management software such as Yardi or OneSite is highly preferred.
- Background in sales or leasing combined with excellent negotiation skills to maximize occupancy rates.
- Demonstrated ability in conflict management, customer service excellence, and office administration including data entry, filing, and phone etiquette.
- Prior experience in facilities management or property maintenance coordination is advantageous.

Pay: $24.60 - $26.00 per hour
