Summary:

Appraisal Quality Control Analysts are responsible for performing pre‑ and post‑delivery quality control checks on non‑complex residential appraisal assignments to support overall appraisal quality, data integrity, and regulatory compliance. This role focuses on ensuring completeness, consistency, and guideline adherence and does not constitute an appraisal review as defined by USPAP.

The Appraisal Quality Control Analyst does not perform quality control reviews on complex appraisal assignments, including but not limited to atypical properties or new construction, and is not involved in Reconsideration of Value (ROV) requests.

ESSENTIAL FUNCTIONS:

The following is a list of essential functions, which is subject to change at any time and without advance notice. Management may assign new duties, reassign existing duties, or eliminate a function based on business needs or at its sole discretion.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Perform quality control reviews of non-complex residential (1–4 unit) appraisal reports for completeness, internal consistency, and adherence to applicable client, investor, and internal guidelines.
  • Identify missing, inconsistent, or unclear data points and communicate findings to appropriate internal stakeholders for resolution.
  • Verify that required appraisal components, exhibits, certifications, and addenda are present and properly completed.
  • Perform basic validation of property data, legal descriptions, and MLS information for accuracy and consistency.
  • Confirm alignment between report data, scope of work, and assignment parameters.
  • Document QC findings and outcomes in internal systems in a clear, professional, and objective manner.
  • Escalate complex issues, atypical properties, new construction assignments, or policy questions to licensed Review Appraisers or management.
  • Maintain effective communication with Appraisal Desk staff to help minimize delays or processing issues.
  • Adhere to all applicable internal policies, regulatory requirements, and information security standards.
  • Collaborate with team members to support continuous process improvement and quality initiatives.

EXCLUSIONS / SCOPE LIMITATIONS

The Appraisal Quality Control Analyst does not:

  • Perform appraisal reviews requiring a state appraisal license or certification
  • Analyze or render opinions of value
  • Perform QC on complex assignments, including but not limited to atypical properties or new construction
  • Participate in, evaluate, or manage Reconsideration of Value (ROV) requests
  • Communicate appraisal conclusions directly to lenders, borrowers, or appraisers regarding value disputes

QUALIFICATIONS:

EDUCATION AND/OR EXPERIENCE:

  • No appraisal license or certification required
  • No college degree required
  • Prior experience in appraisal administration, valuation QC, mortgage operations, or collateral review functions preferred
  • Familiarity with residential appraisal report formats and terminology strongly preferred.

SKILLS AND COMPETENTCIES:

  • Strong attention to detail and accuracy
  • Analytical mindset with the ability to identify inconsistencies and missing information
  • Excellent written and verbal communication skills
  • Ability to follow defined guidelines, workflows, and escalation protocols
  • Time management skills with the ability to handle volume‑based workloads
  • Professional judgment to recognize issues requiring escalation

WORKING CONDITIONS:

  • This is a work from home position.
  • May require flexibility in hours.
