Architect

Role Purpose

The Architect will act as the design guardian for architectural quality, functionality, and compliance, ensuring that architectural concepts are translated into buildable, coordinated, and cost-efficient construction documentation.

The role focuses on design management from the developer side, ensuring architectural solutions align with project vision, authority requirements, cost targets, and construction practicality throughout the entire project lifecycle — from concept design through construction and handover.

Key Responsibilities

1. PRE-CONTRACT PHASE (Design Development & Tender)

1.1 Architectural Design Management

Review and coordinate architectural designs prepared by consultants across all stages:

● Concept Design (CD)

● Schematic Design (SD)

● Detailed Design (DD)

● Issued for Construction (IFC)

Ensure designs align with:

● Project vision and branding

● Functional requirements and layouts

● Sales and marketing strategy

● Cost targets and development feasibility

Validate:

● Unit layouts and space efficiency

● Circulation and core planning

● Building massing and façade concepts

● Vertical transportation and service integration

Ensure architectural design solutions are practical, efficient, and buildable.

1.2 Design Coordination & Multidisciplinary Integration

Ensure proper coordination between:

● Architecture

● Structural engineering

● MEP engineering

● Landscape design

● Interior design

● Façade consultants

Identify and resolve:

● Design clashes and spatial conflicts

● Coordination issues between disciplines

● Buildability and constructability risks

Participate in and lead design coordination workshops.

1.3 Compliance & Authority Approvals

Ensure architectural design complies with:

Dubai Municipality regulations

Dubai Building Code

UAE Fire Code

Green Building Regulations (Decree 66)

● Community and master developer guidelines

Coordinate and validate submissions to:

● Dubai Municipality

● Civil Defense

● Master Developer / Community authorities

Review authority comments and ensure timely closure.

1.4 Value Engineering & Design Optimization

Support cost and commercial teams by:

● Identifying architectural cost optimization opportunities

● Supporting value engineering workshops

● Proposing alternative design solutions that improve:

○ Efficiency

○ Constructability

○ Lifecycle cost

○ Sustainability

Ensure architectural design remains aligned with project budget constraints.

1.5 Tender Documentation

Review and validate architectural tender documentation:

● Architectural drawings

● Specifications

● Finishing schedules

● Material selections

● BOQ coordination with commercial team

Identify:

● Design inconsistencies

● Scope gaps

● Specification conflicts

Support technical evaluation of contractor bids.

2. POST-CONTRACT PHASE (Construction & Delivery)

2.1 Architectural Design Supervision

Ensure construction works comply with approved architectural design.

Conduct regular site inspections to verify:

● Finishes quality

● Architectural detailing

● Façade implementation

● Interior execution

Prevent unauthorized design changes on site.

2.2 Shop Drawings & Technical Submittals

Review and approve:

● Architectural shop drawings

● Material submittals

● Method statements

● Mock-ups and samples

Ensure alignment with:

● Approved design intent

● Specifications

● Authority requirements

2.3 RFIs & Technical Clarifications

Review architectural RFIs and provide technical clarifications.

Coordinate with consultants and contractors to resolve:

● Design queries

● Site technical challenges

● Coordination issues between disciplines

Provide clear architectural direction during construction.

2.4 Quality Control & Design Integrity

Ensure architectural quality standards are maintained throughout construction.

Monitor:

● Architectural detailing

● Finishing standards

● Façade installation

● Public space quality

Ensure the design intent is preserved through project delivery.

2.5 Snagging & Handover

Conduct architectural inspections during:

● Pre-handover stage

● Snagging stage

● Final completion inspections

Verify completion of:

● Architectural finishes

● Façade works

● Public areas

● Landscape integration

Review and approve:

● As-built drawings

● Material warranties

● Completion documentation

2.6 Defects Liability Period (DLP)

Monitor architectural performance during DLP.

Track:

● Finishing defects

● Façade issues

● Water ingress or sealing problems

Coordinate corrective actions with contractors.

KPIs & Performance Measures

● Architectural authority approvals achieved without rejection

● Zero major architectural redesign after IFC approval

● Architectural design fully coordinated with structural and MEP systems

● Architectural cost maintained within project budget targets

● Zero major architectural defects at final handover

● High architectural quality standard achieved at project completion

Requirements

Education & Qualifications

Essential

Bachelor’s Degree in Architecture from a recognized university.

Preferred

Master’s Degree in Architecture or Urban Design.

Professional accreditation preferred:

● RIBA

● ARB

● AIA

● LEED AP / sustainability certification

Experience

Essential

● Minimum 5–8 years UAE experience in architectural design or design management

● Experience working on residential or mixed-use developments

● Strong exposure to Dubai authority approval processes

● Experience coordinating with structural and MEP disciplines

● Experience supporting projects through design and construction phases

Preferred

● Experience working developer-side or consultancy-side

● High-rise residential tower experience

● Experience on projects valued AED 100M+

● Façade coordination experience

Technical Knowledge

Strong knowledge of:

● Dubai Municipality regulations

● Dubai Building Code

● UAE Fire Code

● Green Building Regulations (Decree 66)

● International building standards

Software proficiency:

● AutoCAD

● Revit / BIM platforms

● SketchUp or Rhino

● Adobe Creative Suite

● MS Office

Pay: From AED10,000.00 per month

Experience:

  • high-rise: 4 years (Required)
  • hands-on concept Architect UAE: 3 years (Required)
