Area Manager

Job Title: Area Manager (Projects)

Location: Dubai, UAE

Employment Type: Full-Time

Key Responsibilities:

• Leading execution of multiple projects within the assigned area, coordinating resources, schedules, and technical deliverables
• Reviewing and validating project execution plans, construction programs, and sequencing proposed by project managers to ensure feasibility and efficiency
• Monitoring site progress, verifying milestone achievements, and ensuring alignment with approved programs and budgets
• Coordinating the deployment and reallocation of manpower, equipment, and specialist subcontractors between projects as required
• Reviewing cost reports, variation claims, and cash flow forecasts from project managers, highlighting deviations to the operations manager
• Ensuring compliance with UAE authority requirements and statutory approvals for all projects within the area
• Overseeing critical technical submissions, shop drawings, and material approvals to avoid design discrepancies and delays
• Providing direct technical guidance to project teams on construction methodologies, problem-solving, and design coordination issues
• Monitoring and enforcing QA/QC systems, site inspections, and documentation in line with company procedures and client requirements
• Ensuring HSE standards are implemented, with active involvement in safety walk-throughs and audits
• Participating in contractual and commercial negotiations with clients and subcontractors as required by the operations manager
• Reviewing and approving subcontractor and supplier selection proposals from project teams for major work packages
• Consolidating project reports and presenting area-level performance summaries to the operations manager
• Leading risk assessments for the area and implementing mitigation strategies for schedule, cost, and quality risks
• Mentoring and developing project managers to improve technical and leadership capabilities

Requirements:

• Bachelor’s degree in Civil Engineering or Construction Management.
• 17 or more years of experience in building construction, including a minimum of 10 years in Dubai with at least 4 years in a leadership role overseeing multiple projects simultaneously.
• Proven track record of delivering high-rise residential, commercial, hospitality, and mixed-use developments
• Strong familiarity with UAE authority approval processes (Trakhees, DDA, Dubai Municipality etc.)
